Sometimes a person asks you a question and you just know the answer will be a good idea for a blog post. A buyer sent me an email over the weekend with the following question: Suppose we found a Short Sale that we decided to offer on.  Could you create a realistic example showing the timing, paperwork, inspections, bank activity, money requirements and all that so that we know what to expect?

When Davenport, FL foreclosures are selling so fast, I understand how an investor would feel like they need to get their offer in first. Especially if you are offering low on a foreclosure (not advisable by the way). But to be frank, it doesn’t matter if you get the offer in the first day the home is on the market.

I had an offer come in on one of my listings today which was pretty low when compared to the recent comps sold. Along with the offer, the buyer’s agent spelled out the buyer’s thoughts on why his offer was so low. Firstly, the property needs some work so he had discounted his price based on the cost of the required repairs (about $6,000). Ok, I get that and it’s probably fair to do so. I just received an email from a buyer’s agent on one of my Davenport Short Sale Listings with an offer attached. Good news right? Not so much this time. The buyer’s agent had actually printed out the forms, filled them out and taken pictures of them, as in with a handheld camera, for the buyer to sign. I had a buyer’s agent call me today and tell me he was upset because we have multiple offers on my short sale listing in Davenport, FL. He called on a Friday and asked if we had any offers (at the time we didn’t) and I told him no. However, the price was just reduced that morning and we would likely have offers come in over the weekend because the new listed price was very competitive.   Talk about a market update you can sink your teeth into! About a week ago I was looking for homes to show to a few different buyers in Poinciana, FL. OK, five buyers to be exact. Broker Bryant recently wrote a blog entitled Things you Can Do To Increase The Odds Of Having Your Buyer's Offer Accepted. In it he spells out the common sense approach to making sure your offer is taken seriously. Go and take a look for yourself, it's good advice. But it got me thinking. There are a few other things you can specifically do to ensure you have better success in making sure sellers take your buyer's offers seriously. These things have worked for me so hopefully you'll find them helpful.
