This is something that has always bothered me. Have you ever noticed that no matter what news channel you turn on it’s always negative stuff? I can’t remember the last time I saw a news story about Habitat For Humanity helping a family in need. I sure haven’t seen any news stories about the Toys for Tots program that will give out thousands of toys this year. Why is that?

You know those $50,000 homes that were selling in Poinciana in 2009 and 2010? Yeah, those are a thing of the past. The average sales price each month for the last 12 months has been $68,000. Inventory is extremely low! And when I say extremely low I mean EXTREMELY LOW! Today (9/14/2011) there are currently 146 homes on the market in Poinciana, Florida. With an average sales price of $68,200 in the month of August 2011, Poinciana Florida is home to some of the most affordable housing in the country. I can’t think of anywhere else where you can buy a 5 year old home for less than $70,000. But does that mean it’s a buyer’s market? Or is it a seller’s market? There are currently only 141 single family homes for sale in Poinciana Florida for an average listed price of $89,569. 43 of these are regular equity sales, 17 are REO/Bank Owned foreclosures, and 81 are short sales. It’s no secret that getting a mortgage is tough right now. I can’t really blame the lenders when I take into account the risk vs reward involved right now. They don’t want another bubble that could cost them millions of dollars again. So things have tightened up and the guidelines they are operating under have become more stringent.

Just think about it! What if you could present your house in 3-D? Talk about curb appeal! The house would just jump right out at home buyers as soon as they pulled up. Maybe you could have some popcorn and soda waiting on them and really make a great impression. God knows the popcorn and soda is where the theaters make their money so why not you?

If you've ever bought a house you've probably had a conversation with your neighbors about how much they bought theirs for. Hopefully that conversation didn't end with you yelling "you bought it for how much?!!". But either way, there is a reason you're talking to your neighbor about home values and not some stranger half way across the state.

Short sale flipping in Poinciana...is it ethical? Sometimes I wonder how far out of touch NAR is with the reality of selling real estate in this market. I read in one of their email newsletters a couple weeks ago that they think flipping a short sale is unethical. What they referred to was a cosmetic flip. Where you buy the home, paint, put new carpet in, and sell it for a profit.

Final concept plans for a new 3.5 million dollar youth park in Poinciana, FL will be presented to the Polk County Commission on February 15th. This new park will be located in Village 7 of Poinciana. The Mustached American of the Year award has been presented to 39-year-old Brian Sheets, a firefighter from the Poinciana Fire Station, for his horseshoe mustache. I had a couple get approved yesterday for a $112,000 FHA loan. Within 30 minutes of the lender sending the approval letter they were in the car driving straight through from Illinois to view homes in Poinciana, Florida today.
