This is something that has always bothered me. Have you ever noticed that no matter what news channel you turn on it’s always negative stuff? I can’t remember the last time I saw a news story about Habitat For Humanity helping a family in need. I sure haven’t seen any news stories about the Toys for Tots program that will give out thousands of toys this year. Why is that? You know those $50,000 homes that were selling in Poinciana in 2009 and 2010? Yeah, those are a thing of the past. The average sales price each month for the last 12 months has been $68,000. Inventory is extremely low! And when I say extremely low I mean EXTREMELY LOW! Today (9/14/2011) there are currently 146 homes on the market in Poinciana, Florida. There are currently only 141 single family homes for sale in Poinciana Florida for an average listed price of $89,569. 43 of these are regular equity sales, 17 are REO/Bank Owned foreclosures, and 81 are short sales. Just think about it! What if you could present your house in 3-D? Talk about curb appeal! The house would just jump right out at home buyers as soon as they pulled up. Short sale flipping in Poinciana...is it ethical? Sometimes I wonder how far out of touch NAR is with the reality of selling real estate in this market. I read in one of their email newsletters a couple weeks ago that they think flipping a short sale is unethical. What they referred to was a cosmetic flip. Where you buy the home, paint, put new carpet in, and sell it for a profit. Final concept plans for a new 3.5 million dollar youth park in Poinciana, FL will be presented to the Polk County Commission on February 15th. This new park will be located in Village 7 of Poinciana. Anyone who lives in Village 7 knows that it is very much in the country. The closest convenience store is a 20 minute drive away. The youth of our community are quite isolated and don't have much to do in the way of activities, sports or parks. There are just houses and more houses. This would be a wonderful thing for the youth
