short sales: The Short Sale Process From The Buyer's Perspective - 03/05/12 06:14 AM
Sometimes a person asks you a question and you just know the answer will be a good idea for a blog post. A buyer sent me an email over the weekend with the following question: Suppose we found a Short Sale that we decided to offer on.  Could you create a realistic example showing the timing, paperwork, inspections, bank activity, money requirements and all that so that we know what to expect?
What a great idea for a blog. Everybody talks about the short sale process from the seller’s perspective, but what about the buyer? Well without further ado...When the … (7 comments)

short sales: The One That Got Away ~ A Lesson Learned - 12/13/11 01:50 PM
A few months ago I had a buyer looking at homes in a 55+ community named Solivita in Kissimmee, FL. Solivita is a top notch community and there is some pretty stiff competition when trying to get an offer accepted. We saw quite a few homes and made a few offers that were not accepted. Well, we finally found “the one” and made an offer that was pretty generous. The buyers needed financing so their offer was not as competitive as it could have been and they knew that going in. The home was being sold as a short sale and … (8 comments)

short sales: This Ain’t No Popularity Contest...Um, Yes...It Is - 10/29/11 11:17 AM
I read somewhere recently that real estate shouldn’t be a popularity contest. It’s a business and people need to make sound business decisions when they decide who to hire to sell their home. And same thing goes for agents when deciding who to refer a listing to. I think that’s probably sound advice...But I also think that’s only half right. People should make sound decisions based on fact when they decide who to list their home with. People gravitate toward people they like and get along with. If those people (the consumer or other agents) don’t feel like they can get … (43 comments)

short sales: Should Sellers Accept Back-Up Offers On Short Sales? - 10/11/11 01:11 PM
I had a short sale listing in Davenport, FL get under contract and go pending recently. We have had multiple buyers express interest in putting in back-up offers since it went pending. I also had a buyer making an offer on a Lake Nona short sale who maybe didn’t want to allow the sellers to take back-up offers. Both of these situations got me thinking about back-up offers and whether sellers should take them. The short answer is a definite yes. There is no risk to the current buyer if there is a back-up offer and it alleviates a lot of … (12 comments)

short sales: The Bare Minimum Should NOT Be Your Goal - 10/03/11 04:46 PM
I just received an email from a buyer’s agent on one of my Davenport Short Sale Listings with an offer attached. Good news right? Not so much this time. The buyer’s agent had actually printed out the forms, filled them out and taken pictures of them, as in with a handheld camera, for the buyer to sign. Then the buyer faxed them back to the buyer’s agent as is. Every page was unreadable so I called to ask if she could put together a readable offer for the sellers to review. “Really? I didn’t know they weren’t readable. I just forwarded … (27 comments)

short sales: No Really, An Offer Is Not Binding...Hello!!! - 09/21/11 11:56 AM
I had a buyer’s agent call me today and tell me he was upset because we have multiple offers on my short sale listing in Davenport, FL. He called on a Friday and asked if we had any offers (at the time we didn’t) and I told him no. However, the price was just reduced that morning and we would likely have offers come in over the weekend because the new listed price was very competitive. That evening I received his buyer’s offer and called him to let him know I had it and would be forwarding it to the seller.Over … (81 comments)

short sales: Even A Well Priced Davenport Short Sale Won’t Sell If You Don’t Show It - 08/24/11 04:42 PM
Buyers want to see the house. They don't want to spend a large some of money on a home they haven't been inside of. If you are trying to sell your Davenport Short Sale and you aren’t having luck first look at the little things. Is the property priced correctly? Is it show ready when buyers are looking? Are you allowing agents to show it? Short sales take months to close and buyers know that. Some buyers are willing to be patient and wait out the process so they can get a good deal on a short sale. But even those … (3 comments)

short sales: 3 Reasons Why It Matters How You Price A Short Sale - 08/16/11 12:41 PM
There are three main reasons why I think it’s very important to price a short sale correctly. 1. Your duty to the seller and looking after their best interests. 2. You are building a listing history for the lender. 3. Fairness to the consumer (buyers). When I list a short sale, I list it at fair market value and leave it there for at least 3 weeks. If it gets plenty of showings and offers coming in...then great. But if not, then we have to find the right price to attract buyers to the home. So every couple of weeks we … (2 comments)

short sales: Why Would You List Your Davenport Short Sale With An Agent Who Doesn’t Know What A Short Sale Is? - 08/14/11 10:28 AM
I received an email from a nice gentleman yesterday who had just listed his home in Lake Davenport Estates Davenport for sale as a Short Sale last week. He and his wife got along well with the agent and they signed the listing agreement right then and there at the listing appointment.
Apparently a couple days later the seller sent over his financial documents (bank statements, pay stubs, tax returns, etc) for the lender. The agent called them the next morning and asked why they had sent those documents over and the seller explained that he thought his lender (Wells … (11 comments)

short sales: Is It A Law Or A Lender Policy? - 08/09/11 08:10 AM
I’m working on a Short Sale in the Sandy Ridge Community in Davenport Florida right now. We have been negotiating with the lender as well as the Home Owner’s Association trying to make the deal come together. After a couple of months of negotiating, the buyer raised their price and we have a short sale approval from the lender which gives them their required net payoff.
All is well in Short Sale Land right? Wait a minute, not so fast. We also just found out that the lender (Seterus) just scheduled a foreclosure sale date. Really Seterus? Really??? The first … (74 comments)

short sales: I Thought All Davenport Short Sales Were In Pre-Forclosure... - 08/08/11 04:54 PM
I Thought All Davenport Short Sales Were In Pre-Forclosure...
No Sir, that’s not the case at all. It can be, but certainly not always. Short sales are a symptom of property values in Davenport being lower than what they were when the home was mortgaged, nothing more.
Let’s say your employer transfers you to a different state. You move your family and all your possessions to your new home and now you are covering two mortgages, or one mortgage and one rent payment. There may not have been a hardship before you moved, but there certainly may be now. If … (3 comments)

short sales: Whistle While You Work...Or Pump Up The Jam!!! - 08/01/11 03:03 PM
I don’t know what you do when things don’t seem to be going your way, but I know what I do. I PUMP UP THE JAM!!! It’s Monday morning, and my day started out with some not great news about one of my short sales. Just the kind of thing to bring your spirits down on a Monday morning. Well I refused to be held hostage by my emotions and decided to have a little fun. Along came this little gem of a video. Working in real estate is a tough game and lenders and banks being invovled don’t make it … (4 comments)

short sales: 22 Offers On One Listing; A Snap Shot Of The Davenport Florida Real Estate Market - 07/25/11 06:08 PM
I am working with a buyer who is looking for a vacation villa in Davenport with a private pool. He has been doing a lot of the searching himself on websites such as Zillow, Trulia, Movoto, etc. Normally I love when a buyer takes the bull by the horns and does some searching and research on their own. You can never have too much information, which is why I write this blog. But in this case it has backfired on us and I’ll tell you how.
Today I received an email from said buyer asking for some more details/info on … (11 comments)
