zillow: Should Sites Like Zillow and Trulia Have The Right To Sell Me Leads For My Listings? - 02/02/12 11:08 AM
There has been some noise (by noise I mean quite a few posts and stories) about whether the MLS is on a downward spiral and whether 10 years from now will there even be an MLS. I can tell you this, I don’t know how I’d do the things I do without an MLS. It’s the hub for all of the information associated with a listing. Other sites may have syndicated most of the information, or allowed the listing agent to put a few more pictures up, or any number of things. But the fact still remains...when I want to know

I saw a question on Zillow yesterday where a first time home buyer was asking whether it was a good idea to fire her real estate agent and find someone new. The short version is: the buyer is using financing, they are in a pretty low price range (60k-85k) where the competition is mostly cash buyers and they keep getting outbid, the buyer wants the realtor to show them homes as they come on the market immediately, as in: at 7pm with 10 minutes of advance notice. One thing that all Realtors can agree on is that this business is local. What works in Davenport, Florida may not work in Green Bay, Wisconsin. The real estate law in every state differs, sometimes greatly. Local MLS’s and Associations have different rules and regulations. State licensing laws are different in each state for real estate agents. The markets are definitely different as well. Different kinds of homes, different price ranges, different everything.So tell me why so many Realtors are giving advice on Zillow in states other than the one they are licensed in.
