vacation rentals: Booking Fees for Vacation Rentals - 07/01/08 01:37 PM
The current revenue model for National Event Rental, a vacation rental listing service dedicated to short term events, consists of listing fees paid by the landlords. Since we are not currently partnered with a licensed broker, we are careful not to compromise any Realtor licensing laws, including taking a commission of the rent or handling any of the money transacted. However, we've noticed that some similar sites are charging booking fees, and they appear to have no Realtor licenses. Is anybody familiar enough in this area to offer any comments? A lot of condo and townhouse communities state in their HOA rules that if a property is leased, it must be for a minimum time period (usually 12 months) and approved by the HOA board. The most common reason given for disallowing short term rentals is that they will lower property values through a neglect of maintenance of the property. They also believe that anyone staying only a short time is there only to party and will create a huge, loud, late night nuisance to all of the neighbors.
