Get Your Mind and Body right. - 04/26/07 09:08 AM
I am health nut who does not always eat right (sucker for Wendy's - that spicy chicken sandwich) or do I always get to the gym. But I still believe that we can only be our best when our physical as well as mental health is on point.
I like working out because it energizes me. I found that a 30 minutes jog in the morning, gets my blood pumping and gives me that giant kick I need to get out and about.
Okay so you may not like jogging, but you can probably walk, yoga is great as well... maybe even a … (1 comments)

Do you want the business or not, chic!! - 04/24/07 07:53 AM
I have yet another struggle. I am getting leads, but I can't seem to close the deal- ask for the business. I am not a shy person, but I would say one of my biggest issues in communication is I fear being pushy, because I hate when it happens to me. With my fear of not wanting to drive away a potential client, I tend to let them have the control ( I know the err of my ways) because most of them won't do a thing or maybe choose someone else to represent them
. Perfect example, I have a client … (6 comments)

Part time agent or full time agent? Which is the answer. - 04/18/07 08:13 AM

I made the decision to become a part time agent, because I needed the stable income; I don't have a hubby or reach dad and the bills have to get paid. That being said, my intention is to transition into a full time agent soon as I financially stable to do so.
Coming into the business I said "In one year I should have enough money in my saving account and should have built a name for myself to be able to tell corporate America, so long, farewell.
I am not in love with my 9-5 to say the least. But it's … (7 comments)

Deciding if you should sell or rent out your home? - 04/17/07 02:52 PM

I am working with a client who wants to sell his home in Lawrenceville GA. He recently refinanced and has no equity in the property. He asked me the question. Should I sell or rent out the property. Being a newbie, I started doing the research. It's my first experience with this situation.
I wanted to know what major factors should be considered when deciding between renting and selling a property.
I used the capitalization calculator and the capitalization rate for the property was 4.6 which falls below the yield of long-term treasury bills; indicating that it would be better if he … (4 comments)

Before you buy. - 04/16/07 08:18 AM
•1.                  Get your finances in order. Get your credit scores from all three bureaus, address any discrepancies, pay down credits cards and catch up with all your late payment. You should be working with a debt consultant or financial or loan consultant to ensure that there would be no issues getting a  mortgage loan
•2.                  Narrow down what type of property you'd want. Decide between style, location, and other variables, most people don't have to think much about this, because their perfect home has always been in the back of their minds.
•3.                  Address all the issues surrounding you purchase, would you … (0 comments)

. Do I need a real estate agent ? - 04/13/07 09:49 AM

I am an experienced local real estate agent here in Georgia; I service the Cobb, Fulton, Gwinnett and Dekalb Counties. I can assist you in finding a home that meets your particular needs. I will also have information about the home and area that you the buyer would never find just by looking at the particular home. I am your agent, because I am the agent who helps you find the home. Usually you will not … (0 comments)

Buying a home in Georgia? - 04/13/07 09:42 AM
Be an informed consumer; buying a house is one of the most complicated and expensive purchases you will ever make. As with most other things, you get what you pay for. Look at and compare many houses in different areas. Once you have seen something you like, assess its location. How far will you have to commute? What is the traffic like? How does the neighborhood look? What services are available? How good are the local schools? Will you be able to get your children into them? What is the crime rate in the area, and what types of crimes have … (0 comments)

Gwinnett county a Wonderful place to call home! - 04/12/07 10:43 PM
I live in Gwinnett and I love it, Lawrenceville is a great community. There is a large Latino presence in some parts of Gwinnett but personally it never bothered me. I have never seen a "gang" so to speak. Alpharetta is a very good area, and it's pretty upscale. There are some really nice upscale areas in suwanee as well. I am a Real Estate agent and I service, Gwinnett, Cobb, Dekalb and Fulton counties. If you have any questions feel free to contact me. I would be more than happy to assist.Best wishes to you all.

Investment in Real Estate - 04/12/07 01:32 PM
I have recently been talking with one of my prospective clients who have expressed interest in purchasing section 8 properties as a means of Investment for short term cash flow.
I have been researching and gathering information to assist him in his decision making as well as for my general knowledge base.
One of the main motivator for investing in section 8 is because of the guaranteed income coupled with the high demand for these properties. Subsidized housing is a good investment option, however I also heard that the tenants, because they are usually unemployed, don't usually take good care of the property and … (5 comments)

Itching to make a Happy Client. - 04/12/07 10:08 AM
I didn't know how passionate I was about Real Estate until I got into the business.
It's even weird that I am saying this at this stage in my career, seeing I have no listing or am I working with any clients. Real Estate is all I think about; it's such an exciting career, one filled with endless possibilities.
I always had a sense for business and an entrepreneurial spirit. Real estate allows you to be creative, to be as financially secure, and to be a position to help others. And to be honest, I like the prospect of making money, but … (12 comments)

Thanks Lizzette and Margaret!! - 04/12/07 09:49 AM

Thanks Lizzette and Margaret for checking in on me.
I have been going south for the last couple days. After my first post and the response I received from AR. I took a bit from all the suggestions and comments and went, networking, I sent out announcement cards, I previewed properties, I spoke to everyone about Real Estate, and sure enough I got 4 prospective "buyer" - clients. Imagine how excited I was. The first two clients couldn't get pre-approved and one disappeared after I suggested that he get pre-approved. My last client doesn't seem eager at all to even start viewing … (1 comments)
