Do you like Sushi!! Happy Sumo - Japanese Restaurant. - 07/21/07 05:50 PM
I hated it until I tasted it... Well I guess you can say I hated the thought of putting any raw fish in my month. Like so many others when I tasted it, I was hooked
I don't usually eat meat; I would have it about 5-6 times a year...I am not a vegetarian. I just think fish and other seafood is healthier for me and to me they taste better...
Anywho, I found this awesome sushi spot close to where I work, Happy Sumo.
What I like about this restaurant...

My Expired listing Update....So I did some Expireds today - 07/21/07 05:33 PM
Thanks to those of you who gave me some suggestions today for my expired listing endeavors. Thanks TLW.... Great suggestion about using the search!!
This is a brief report... I pulled my listing off the MLS and picked 5 of the homes that were closest to me...(baby steps)
Got the stats; current listing properties close to the subject property, did a CMA for each of the expired and printed a copy of Lu's  Five easy questions to get expired listings
In choosing my properties, I eliminated any property that was vacant because I wanted to find an occupied house...
The first two properties were bummers, … (9 comments)

Do you use the search option on Active Rain? - 07/21/07 12:21 PM
Located on the top right of the AR blog home page is a search blog option, there you can seach keywords and pull up related post.
TLW reminded me today about the search option on AR after I posted a blog asking for suggestions about expired listings.
So after she did I went and keyword search expired….Wow!!!
All my questions were answered and then some. I am aware of the search option but I hardly used it before… but now you can get instant information rather than posting and waiting for comments…
I think it can be one of the better resources … (20 comments)

This is for anyone who lives in Atlanta , Georgia , has ever lived in Atlanta , has ever visited Atlanta , ever plans to visit Atlanta , knows anyone who already lives in Atlanta , or knows anyone who has ever heard of Atlanta .   Atlanta is composed mostly of one-way streets.  The only way to get out of downtown Atlanta is to turn around and start over when you reach Greenville , South Carolina .  All directions start with, "Go down Peachtree" and include the phrase, "When you see the Waffle House." Except that in Cobb County , where all directions begin with, "Go to the … (2 comments)

Get your mind right - 07/19/07 02:35 PM
We have all heard "The mind is a powerful thing"
Withall the talk about the secret, about mind over matter, positive energy about faith, isn't it all saying the same thing?
I think it's time for us to get our mind right... I am talking to my fellow agents who think it's time to quit, agents who think that this may have not been a wise decision after all; agents who can't see anyway to survive in this feast or farming industry. I am getting my mind right - so should you...

The ills of being non-confrontational - 07/14/07 11:19 PM

It's me again and my struggles with not being able to say no.
I have been doing a lot of self evaluation, putting myself on the couch if you may to figure this out... I have been told countless times that I let people walk all over me. This week I had another situation where I could have said something and choose not to, I finally came to the conclusion that I avoid confrontation more than I need to, so what is the fear I have with being confrontational?
I am not a rude person, and I don't typically swear or am … (2 comments)

You don't have to be mean to be effective - 07/14/07 11:06 PM
I was watching television earlier this week and that in itself is amazing, since I hardly get the time to do that these days.
In the mist of the gibbish finally something that grabbed my attention, it was a real estate reality show it was about an investor who was working with tenant. The investor was bending backwards to help the tenant get out of a bad situation. The investor rescued the home owner in a short sale transaction and allowed the owner to pay rent to live in the house for a short period of time, to make a long … (2 comments)

Condo's vs. Houses - 07/14/07 10:46 PM

Today me and a friend had a discussion about which was better a condo or a house. You see as we were in Vinings she stated if she was going to buy a 400k home it would definitely not be a condo. Of course I pointed out the benefits of a condo, no lawn to mow, building maintenance, gym, pool, safety, fully upgraded, and still a general feeling of home ownership . Basically like having an apt with benefits ( does that make sense?).
Well I think she is still stuck on her house, and I really cannot blame her. A … (3 comments)

Perimeter Atlanta ( Hot Spots) - 07/14/07 10:25 PM

Well if you enjoy shopping then a good place to consider is the perimeter.
On a recent trip to the area I was flabbergasted by all the local shopping there was for one to do.
First let's start with Perimeter mall. Built with the same idea as Lenox it has a Bloomingdales, Nordstroms, Macy's and Dullards. Along with smaller specialty shops like the fabulous luggage store. It sports a large food court and plenty of ambiance to walk around.
Once you leave the mall there is still so much shopping to do. With no less than 4 separate shopping centers in … (0 comments)

didn't say it was your fault. I said I am going to blame you - 07/07/07 01:02 AM
Do you feel like this sometimes, that clients just look for someone to blame and who better than real estate agent?
My house didn't sell, because my agent didn't market it well, or they priced it too high, or they simply didn't know what they were doing
My loan didn't go through because my LO didn't tell me I had to do that. And someone told me that I could have gotten approved under this program even with my 420 credit score.
Finally, my agent didn't know what she was doing, she didn't negotiate enough and made me pay too much at closing, "do … (13 comments)

You want to buy a home but you're wondering if you can get a loan? - 07/07/07 12:48 AM
Here are 10 things you might want to consider.
1. Credit report. The three major credit bureaus: Equifax, TransUnion and Experian provide your credit report. Please take time to review these report before applying for a mortgage loan. It's been said that about 40% of credit reports has errors on them.
2. Be careful with your credit cards, lender don't particularly like it when you close credit card accounts or open new accounts close to the time of applying for a mortgage loan
3. Outstanding Credit. Please bring your balance down as much as possible. A good guide is that lenders like your … (2 comments)

God don't like ugly. - 07/05/07 11:16 AM
I was raised in a Christian home and my mom would always say to us kids "God don't like ugly" She would usually say it after we did something like lying, say a "no no" word or when we were being greedy and selfish.
Now I am older and I don't need my mom to repeat those words to me, but I know and you know "God Don't like ugly". Being ugly would get you nowhere fast
Are you being ugly?

Love Gives, Lust Takes, What are you a giver or taker? - 07/05/07 10:56 AM
I got a profound word over the weekend; it was from Bishop TD Jakes. He said that love and lust though stimulated by different motives resulted in similar actions. He used the example of giving; he continued to say that with love the motive to give is to make the object of your affection feel happy, appreciated, and special. A good example is a mother's love, her sole motive when giving presents, cooking; cleaning is to make her child feel good / happy. He draws a parallel to lust and said that the motive behind giving (even if it's the same … (7 comments)
