I was just looking at my website statistics and it I had over 4500 hits on Friday and averaging about 1350 a day... is that good.... I think it's great.

But maybe someone can help me understand what's the difference between a hit and a session graph and page view?.... What should I be excited about?

Being a full time agent for the last 5 months-The Nattalie Cornwall Story

I have been doing real estate full time for about 5 months now...those of you who follow my blog knows me as the new agent who hated my boss and corporate America and was struggling with making the big leap of faith to do real estate full-time.

Why did I decide to quite my 9-5 and become a full time agent?- especially in this market... to be honest - dude I didn't have a choice... well maybe I did..

I went to work one day, it was month end and if anyone is in Accounting.. you know how dreadful those stupid days considered by me as "THE EVIL CLOSING DAYS"

I was ticking away on my journals trying to get them all completed when I got the news that the only person I really like in my department was quitting... mind you she was the controller, what I call a pleasant spirit and was the person responsible to hiring me....

With the coming of this news also came a so familiar dread, my life at this job was going to become even more horrific-if at all possible... I was saddened by the news off course and when the big dog came and asked my for a report I knew wasn't due for another week - she always did stuff like she didn't know that close is a black hole for time and energies... I inhaled and said that this day would be my last... it was the straw that broke the camels back so to speak....

I felt a strange feeling, something like freedom as I left work that day

Two weeks later that feeling was replace with fear... I started frantically looking for another job, and got some offers, but I always had a reason not to take them... then somehow it dawned on me, this is exactly what I wanted... I had some Popeye's and olive garden money saved up and I should do what I really enjoy...tad a tad a !! REAL ESTATE, and while it's not been easy, I am happy to say- I have not really regretted it.. I somehow got bounced into the whole rental market business because of the state of the market, but I am making more money now than when I was working in C-America and I am happy with my growth so far.....

Yeah - goes to show....LET GO and let JAH

Calling all website nerds - help this do it yourselfer!!

It's been a while since I have blogged, but being the innate blogger than I am, I can't help but gravitate back to the world of blogging...

I am revamping my website and while I love point2NLS I need to make my template based website more appealing.

I was thinking about the entire project for almost six month's now, I like to believe I am computer savvy but undertaking the project just seemed a tad bigger than I....

But I have decided to just do it tonight...well atleast start

I had to ask myself who am I making this website for - Well I said self, you're target markets are Investors, first time homebuyers, property owners and renters....

Good place to start right?... from doing this basic list I know that at least I need to have four pages on my website if nothing else... Good job Nat...

Let's keep going... Then I had to decide what format/layout would be the least confusing if I was each of these target groups who would visit the website... maybe the four pages should be label boldly...

The road less traveled

As I have done too many times before I question why I am in real estate?

Why do I endure and work though the sea of crazy people I met on a daily basis?

Why do I work way into the night and seven days a week?

Why do I extend exceptional service and have to force people to do what they have to do to secure part of the American dream?

Why do I care, when so many of my clients prove to me that they don't?

I am in real estate because I want to help.

I genuinely want to share in the moment when a single mom can purchase her first home with her kids.

I want to help a starting family find they home they dreamed about.

I want to assist in helping you work on the issues that stand between a prospective buyer and someone who is a homeowner.

I won't sit here and say that my checks don't make me smile...

But my soul sings when I can help, participate.....

I am walking on this very difficult path of independent contractor, small business owner and I am traveling on the path less traveled.... But to me it's worth it...even now when I am in the office at 10.17 working on a contract....

I am here sitting and trying to come up with something clever to write about, it's been so long since I last blog, I guess I am forgetting how it's done.

I am convince it will come back to me.

I want to say a sincere thank you AR, for accepting this new uncertain agent, I want to thank those of you who took the time to encourage me to hang in there when the road became rough as it often had during my first year of being an agent.

Special thanks to Margaret Rome. Who was the first member to welcome me to AR, I can't believed she called me about two weeks back to make sure I was ok... Thanks guys, this year has been a roller coaster. I closed two deals and 2008 is looking a lot better.....

Good luck to you all, new agents - brace yourself, be ready it's not going to be easy, but if it's what you like doing, you'll be fine...

Ok, I am here biting out my entire finger nail, I am so excited that I finally sent in my first offer, but it's taking forever to hear something back.

It was an offer on a foreclosed property and I sent it in last Friday and it expired on Monday, I was hoping to get a counter offer at least by the end of the week.

How long does a bank typically take to counter on an offer or reject it?

Ugggg I can't wait much longer!!

I got another lead from AR. This young lady called me over the weekend, and wanted me to be her agent, she is moving to GA from N. Carolina.

This lead came in a perfect time, as I was really frustrated with my inactivity when it came to real estate... I have been concentrating on other areas in my life, with good reason, but I needed a reminder that I am in the real estate thing to make a difference in mine and other life's.

So with the lead came a new surge of real estate energy... and hopeful all goes well with the client and my activity level will change and things will start happening

Got laid off, maybe faith is telling me something.

I have been struggling with the decision concerning becoming a full-time agent, the decision was particularly hard for me because I had a full time job and I was scared that the market will make it hard for a new agent to put bread on the table.

It so happens that I was laid off, effective Friday.

I am relieved in some ways, because I really wasn't happy working there, I got an ok severance package, but I need to decide what my next move should be, should I just become a full-time agent? Or find a part-time job...

I have a couple of friends that has been full time agents for years and who are not looking for part time jobs.... Would that a good decision now...

Do I even have a say in the matter? are the Gods telling me something?

My first Offer - I have a headache

I have been sitting here for the last 2 hours trying to write my first offer.

I know it probably shouldn't take this long, but I am so afraid I mess this up.

I got all my notes and books from school and am literally going line by line.

I am forgetting this is good new, possibly my first sale!! Yeah...

My buyer is a perfectionist, ex-military seasoned investor... and I know if I make an ooppsy.. I will not hear the end of it. He was all this special stips and allowances.. urgggg!!

I am off course going to call my broker tomorrow and go over the details of the offer....

But this is mind rattling... I think after my first three deals I will feel a whole lot better about doing this.

I hated it until I tasted it... Well I guess you can say I hated the thought of putting any raw fish in my month. Like so many others when I tasted it, I was hooked

I don't usually eat meat; I would have it about 5-6 times a year...I am not a vegetarian. I just think fish and other seafood is healthier for me and to me they taste better...

Anywho, I found this awesome sushi spot close to where I work, Happy Sumo.

What I like about this restaurant...

The ambiance, it's really nice and has an authentic and personal feel to it
The price, won't damage your wallet too bad
The food... The sushi is to die for.

Fr those of us who like meat... they also have a hibachi grill, you can enjoy nice company while you watch your meal being prepared in front of you!!...

My Expired listing Update....So I did some Expireds today

Thanks to those of you who gave me some suggestions today for my expired listing endeavors. Thanks TLW.... Great suggestion about using the search!!

This is a brief report... I pulled my listing off the MLS and picked 5 of the homes that were closest to me...(baby steps)

Got the stats; current listing properties close to the subject property, did a CMA for each of the expired and printed a copy of Lu's Five easy questions to get expired listings

In choosing my properties, I eliminated any property that was vacant because I wanted to find an occupied house...

The first two properties were bummers, the owners were home. Yeah!!

But both claimed that they re-listed with another agent already, neither had signs in the yard from any broker and one even had a FSBO sign up. I am thinking they wanted to get rid of me and they thought that by saying they've already listed was a sure way of doing that.

That leaves three, no one answered the door for two of the listing...

!! I should have brought a letter with me.....

And I was about to say forget this, and head home - something said... "just one more". Just do it!... and so I did... at this property the owner was home and he actually didn't tell me he re-listed with someone.... YEAH!!!

But... he couldn't speak any English... My Spanish is really rusty, but I was able to introduce myself and asked him if he wanted to sell his house... he invited me in and called his daughter, who said they weren't interested, but if they were what would they have to do? I wanted to set a listing appointment up and she said well we are not interested... I left my card with Miguel anyways and he said he will call me. It seems like he wanted to sell, but the daughter was against it... I got his number so if he doesn't call I'll call him on Tuesday.

Is there still hope?

I am going to try getting an appointment and take another agent with me, one who is fluent in Spanish....

Located on the top right of the AR blog home page is a search blog option, there you can seach keywords and pull up related post.

TLW reminded me today about the search option on AR after I posted a blog asking for suggestions about expired listings.

So after she did I went and keyword search expired….Wow!!!

All my questions were answered and then some. I am aware of the search option but I hardly used it before… but now you can get instant information rather than posting and waiting for comments…

I think it can be one of the better resources here for newbies as a new agent I have tons of questions and being able to search any real estate related topic and get related info instantaneously is awesome..

so thanks TLW for the reminder. Newbies do you have questions about open houses, expired , marketing, ect…. Try searching you would be amazed at the materials you would pull up, I was….

These were only a small sample of the posts I pulled up when I search keyword expired listing. In the meantime can anyone tell me how to paste an print screen on here...? I have been trying for minutes..... Pics to be update shortly....

Bethesda Park Norcross GA

My newest gem - I am a jogging fool and I always enjoy a good trail. I was introduced last week to this awesome park. I absolutely love the 1.5 trail most of this multi purpose trail is enclosed with lust vegetation and is really scenic and nice for jogging, biking or simply walking.

The park itself is a 160-acre community park and is located between Lawrenceville and Lilburn.

With three adult softball fields, seven baseball/softball fields with a football field overlay, six soccer fields and concession/restroom areas. All your recreation needs should be met in addition it boosts a nice Playground, the Gwinnett Senior Center, a short walking trail around a lake, and a picnic pavilion.

The weather has been gorgeous lately; visit Bethesda Park, just for a jog, a walk or just to relax... I love you might love it too..

anyone who has ever heard of Atlanta .

Atlanta is composed mostly of one-way streets. The only way to
get out of downtown Atlanta is to turn around and start over when you
reach Greenville , South Carolina .

All directions start with, "Go down Peachtree" and include the phrase,
"When you see the Waffle House." Except that in Cobb County , where all
directions begin with, "Go to the Big Chicken."

Ok - Stupid me...

I have a client a friend of a friend that I have been working with for over 2 month now...

I was silly and brought him out before he got pre-approved. He wanted to go look at some additional properties and I asked him how soon he was thinking of buying (all this before I created by buyer evaluation Form) anyhoo he says before school begins... now that's like a month away right??...

We need to get moving NOW....

Ok Mr. Client you need to get pre-approved...

Do you already have a loan officer lined up, if no may I suggest three for you... Give them a call and let's get this thing going... it's been almost a week now, he has not called any of the loan officers. I spoke to him today and he said he was really busy this week...

And he wants to go out this weekend... should I say I am not going to bring you out unless you get pre-approved.. For all I know he could be wasting my time...

Get your mind right

We have all heard "The mind is a powerful thing"

Withall the talk about the secret, about mind over matter, positive energy about faith, isn't it all saying the same thing?

I think it's time for us to get our mind right... I am talking to my fellow agents who think it's time to quit, agents who think that this may have not been a wise decision after all; agents who can't see anyway to survive in this feast or farming industry. I am getting my mind right - so should you...

"How do I do that Nattalie"...Well I am going to prepare for the business I'll soon be getting, putting things in place to market the properties I will be listing . I am doing my research to assist my buyers: market research about the different mortgage programs, the types of homes on the market, previewing as much as I can. I am getting ready.

So you might call it the secret, or living by faith, or maybe the laws of positive energy.. Today I am getting my mind and business right...today I am building the foundation, so my successful business will have something solid to stand on...what are you doing today?

I love blogging and I am still so very young at doing it, and for the short time I have been on AR I have been hearing amazing things about blogging as a means of marketing. I have been an active member on AR for about 7 months now and I have had about 5 leads from this site, which is great, considering the fact that my website only brought it about 3 leads all year!!!
