Sometimes, clients will ask me if I would buy the house they are considering. One of the best answers I can give is "I'm not the one who is going to be living here". Everyone, but especially first time home buyers, should consider how they will use the space. Buy a house that fits YOUR needs and YOUR lifestyle, not the people you see howking goods and services on TV. It sounds kind of silly, but with so many so-called "experts" endorsing stainless steel appliances, granite countertops, neutral colors, ceramic tile flooring, and huge homes with high ceilings, sometimes buyers loose track of their (2 comments)

You may have heard that the housing market has hit the bottom and is turning around. Inventories of homes under the $120K price point have fallen in the past year and sales have increased in that same catagory. So is it too late for first time home buyers to get a great deal on a new home? Some are saying the local real estate market has hit the bottom for the typical "starter" home and that we are now entering a new "Seller's" market, at least in that price range. Is that really true? This is a great post. I also have several "Talks" with my buyers (I try to break it up a bit to avoid "Information Overload"). Lately, in Minnesota, we've seen a large number of REO properties (foreclosures) that come on the market at dirt-cheap, below-market prices. They are being priced low to create a lot of interest and generate multiple offers. With one of my Buyers, we've written Purchase Agreements on 4 homes and were beat out by higher offers on all 4. One of the other agents in my office has had this happen 9 times. One home I tried to write (0 comments)
