Cedar Creek Lake elevation is up 3.5 feet from the first of December. For folks in the north who are used to consistent water levels this may not seem like much. Here in Texas, where we've experienced the worst drought in Tecas history, this is big.

Cedar Creek Lake is now down 4.5 feet from the full pool elevation (322 feet). This means that most boat house now have water under them and a couple more good rains could fill Cedar Creek Lake.

All of this is big news for the Cedar Creek Lake Real Estate Market and Cedar Creek Lake homes for sale.

We began 2011 with hope for a brighter economy and dreams of a lake full of water and giggling kids. While our wishes didn’t fully come to be, there were many families enjoying the water and sales of homes around Cedar Creek Lake held up well this summer considering the adversity.

A number of positive-thinking families have allowed us to help them purchase homes this year, and we have appreciated their joyful attitudes. Fortunately, our buyers recognize that Texas is experiencing the worst drought since the 1800s and can see past the low water level.

On September 3rd, two homes are marked sold for the month and there are 38 homes around the lake with contracts pending. We are delighted that 4 of our selling client’s homes have contracts pending and are expected to close this month—a respectable share of the coming sales!

13 waterfront homes sold at Cedar Creek Lake last month out of 390 that were on the market, about 1/2 of 2010 sales.

11 off-water homes sold, approximately 1/3 the 2010 volume for the month of July. Our Cedar Creek Lake home sales could use a lift in the economy and the water level!

As Cedar Creek Lake's water level continues to drop during the worst drought in Texas since the 1800s, many of the boat ramps are becoming difficult to use. We've received phone calls from home owners asking where they can still launch or take their boats out of the lake.

Don's Port / Tiki Hut, in Tool, TX, is in good shape. The water along the east side of the docks is about 7-8 feet deep today. While you're at Don's Port, buy some gas without ethanol. Your boat will thank you, and it's good to support the marina in this tough year for business.

We've taken a look at the data in the Henderson County Board of Realtors MLS and found the following for the 401 homes that sold in the past 18 months around Cedar Creek Lake:

· 70 of the homes (17.4%) sold at list price or more

· The median sales price was 94% of the list price

· The average days on market for the homes that sold at list price or more was 106 days (3 months)

· The average days on market for those sold between the median 96% and 99.9% was 150 (5 months)

· Homes sold at less than the median 96% of the Cedar Creek Lake, TX market averaged 179 days on market. (6 months)

The data above shows that while a seller can ask what they'd like, they'll receive the results the market is willing to pay (both in money and time). If they ask more than the market value, buyers will come more slowly, and they'll still only receive the market price. Buyers and real estate agents understand the market and will more quickly view and buy a home that is well priced.
