"Where can I launch my boat at Cedar Creek Lake?"  is a question we are being asked this year.
Don's Port Marina at Cedar Creek Lake is still open for boat launching.
The following picture was taken yesterday - 11/18/2011.  The boat was just launched with no trouble.
While Cedar Creek Lake level is down 7.75 feet, Don's Port Marina is still allowing people to fish.

Don't believe what you think!  Here's some data for Cedar Creek Lake, TX waterfront home buyers and sellers to chew on.
Higher priced homes ($600,000 to $2 million) are seeing their values drop while $400-600,000 are on the rise.
The run up that waterfront homes in the $200-300,000s were experiencing is retracting.  It's time to buy a lakehouse!!!

Cedar Creek Lake, Texas waterfront home sales for September, 2011 were comparable to 2010 sales.   Off-water homes sales, generally led by Gun Barrel City, were about 1/3 lower than 2010.
While we are experiencing a bit softer market this year, our team is pleased to report that we had 6 closings of the 19 waterfront sales last month!

Cedar Creek Lake, TX home sales for the month of July were quite disappointing, according to the Henderson County Board of Realtors MLS.
13 waterfront homes sold at Cedar Creek Lake last month out of 390 that were on the market, about 1/2 of 2010 sales.
11 off-water homes sold, approximately 1/3 the 2010 volume for the month of July. Our Cedar Creek Lake home sales could use a lift in the economy and the water level!

Cedar Creek Lake, TX home sales for April, 2011 are not showing the improvement we'd hoped for.  Perhaps the blue skies we're seeing now will bring more buyers to the lake!

March 2011 brought a welcomed increase in sales for higher priced waterfront homes at Cedar Creek Lake.
As we talk with our colleagues and economists in Dallas, we've been hearing that people with money are ready to spend it.  Consumer spending is back to pre-2008 levels.  The stock market it is up, while the Fed continues to keep interest rates low to stimulate the economy. It appears to be working! 
With all that we see, we are hopeful real estate sales at Cedar Creek Lake will be the best in several years.

Cedar Creek Lake area communities had 22 waterfront homes sell in August and 24 off-water home sales.  The first 10 days of September we've seen 5 waterfront homes and 5 off-water homes sold.
September of 2009 we had 17 waterfront sales and 26 off-water sales.  Sales don't appear to be exceeding last year's rates as we had hoped coming out of August with slightly better than last year's sales.
Real estate sells all year at Cedar Creek Lake!

Unlike the rest of the country, we are fortunate to see homes sales around the lake show improvement.
 
For the summer months of May to August, 93 homes sold in 2010 compared to 109 in 2008 when our economy appeared to be significantly stronger.  There were 97 off-water home sales during the summer of 2008, down to 70 in 2009 and they rebounded to 90 this summer.

Our home sales at Cedar Creek Lake saw a reduction in the waterfront homes sold this summer compared to 2009 and an increase in the off-water home sales. 
On a year to date basis, more of our waterfront homes have sold this year and considerably more off-water homes were purchased.
The numbers below show that only about half our sales occur in the summer.  Homes sell all year at Cedar Creek Lake, just like the fish eat - a little slower in the winter, but still worth going for!

We've all heard complaints about the economy and the effect on the second home market.  Purchasing lake homes is certainly an item that people can defer if they'd like.
We're finding people who are anxious to take advantage of the current low interest rates and favorable pricing.  Actually, we're having the best year ever selling real estate at Cedar Creek Lake.  While home sales are not the best on record, and there is a 2 year supply, we're finding our listings are selling.  Marketing and a good bit of hustle seem to have a lot to do with selling lake homes … (0 comments)

With highs in the mid-90s, a few clouds and light breeze off the water, life couldn't be any better.
Soon, it will be time for a glass of wine on the back porch watching the sun set over the lake with my bride.  This ain't Dallas, and those of us lucky enough to be be here know we're blessed and love it!
Selling real estate in a setting like this is a real pleasure.

A number of people with homes in the Pinnacle Club came together this spring to establish a non-denominational church. The church meets at the Pinnacle Club pavilion overlooking Cedar Creek Lake.
