I wrote a post last week called The Best News a Realtor® could get in this market...... Seeing Survey Flags! it talked about the euphoric feeling I was getting when I saw survey flags in front of one of my listings that was under contract. I was so confident on this deal closing on time that I even was willing to praise the mortgage broker. What ever happen to the American dream of buying a home and planting some roots?
I keep hearing Realtors® say it is a buyers market and it is a great time to buy. But I am just wondering what the consumer is thinking. Are they buying because they intend on living in the property for at least a few years to build a family and some roots? Or are they "speculating" for the the market to go up in a short period of time just with the intentions of "flipping" the property and making a quick profit? Now in the past I know that a few of my friends in the mortgage business get on me because ..according to them ...I tend to rant about my "not so great experiences with lenders." Oh...I bet if you go back and read a few of my other posts you would probably feel the same. But this post isn't about a lender presenting us a commitment on time. Sellers are burying themselves...do they have a big enough shovel to dig themselves out? 
           
I have been selling Real Estate in South Florida for quite some time. I have seen a few changes in the market since I moved here in 1999.
Before that I was a Real Estate broker in N.Y. and at that time most properties were sold at a reasonable market price and there didn't seem to be many problems with appraisals and there wasn't a high volume of inventory.

Apparently...there are many homeowners looking to sell their properties...but the question is how many are actually serious and how many are not very motivated. I seem to always ask them this important question...."Do you want to own it or do you want to sell it?"

I just received a call from one of my market mailers. The gentleman lives in a neighborhood I actively farm. It is located in Pembroke Pines Florida. Just to let you know ....I lived there myself for 7 years and I know the area pretty well.

Last week my partner Steve received a call for a listing appointment. It happen to be in Century Village of Deerfield Beach Florida. Now he usually handles all of our buyers. As a matter of fact...we just sold 4 units in there in the last 3 months and they were all cash deals and they closed within 2 weeks to 1 month. Leigh Brown wrote a post a while back about Listing photos as seen by a Seller. It talks briefly about how sellers should consider asking the agent that they are interviewing what type of photographic marketing they are going to do. She brought up a good point about another listing she was inquiring about for a client and noticed how the first four days on the market that there were no photos on the MLS.

How can property management companies get away with charging bogus fees? - 08/01/07 05:53 PM

I was inspired by another Realtor® to write this about property management companies. 
Even though many states have different rules and different ways they conduct business I felt a need to write this post based on another issue we face when working with property management companies here in South Florida. Some neighborhoods do not have an association so it is open game as to how they maintain the neighborhood. That can be a good thing or a bad thing.
The good thing is if there is no association then there is no management and no dues to be paid. The bad part is … (17 comments)
