&lt;p&gt;Pembroke Pines FL&amp;nbsp;was incorporated in 1960....the city has a population of 150,064 and took the name Pembroke from its location along Pembroke Road and the many pine trees in the area.&amp;nbsp;The name may have been from an early landowner from Britain known as the Earl of Pembroke.&lt;/p&gt;
&lt;p&gt;We have many pro athletes own homes here such as&amp;nbsp;Lawrence Taylor,Manny Ram&amp;iacute;rez and Hall of Fame&amp;nbsp;baseball Manager Earl Weaver&amp;nbsp;just to name a few.&lt;/p&gt;

" title="this post" target="_blank"&gt;&lt;strong&gt;this post&lt;/strong&gt;&lt;/a&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;regarding my opinions on how people who answer the phones in the loss mitigation departments are unqualified and just plain stupid.&lt;/strong&gt;&amp;nbsp; I now have to admit that I was wrong...they are not just unqualified and stupid...they're also liars and bunch of friken losers!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If you read the other post you'll see&amp;nbsp;my frustration and how it was even getting to an attorney who works so hard helping me get through this process.&lt;/strong&gt; I just spoke to her last night and we were discussing this file that doesn't seem to be getting any straight answers. We kept harping on the fact that not once...but twice were assigned a negotiator on this short sale.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;First...we were assigned one without even having the appraisal done.&lt;/strong&gt; Then we find out 3 weeks later that it was a mistake...even after we questioned them on it. So the outcome was this...&lt;strong&gt;LIARS!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;So back to the conversation we had last night...she told me the following &lt;em&gt;" Neal...you know me...I don't get upset easily but this was bothering me even more after we were assigned another negotiator almost a month ago after the property was appraised and we have been contacting this negotiator but never heard back. Finally I called again last night and after screaming at the telephone operator...I got another supervisor on the phone asking them why&amp;nbsp;it was so difficult to get a straight answer...well they finally admitted to me that they did assign us a new negotiator but the negotiator just quit their job and left all their files just sitting there. Apparently they just walked off the job and didn't tell anyone."&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So the outcome? LIARS! Can you believe this?&lt;/strong&gt; So now we have to wait the full 15 days before we get a person to contact us!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;These people should be barred from the industry and I hope someone goes to congress and gets the government to regulate or reform a special task force.&lt;/strong&gt; These lenders need to be put in their place and I hope they make it mandatory to have them hire special employees to handle these issue.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I'm still pinching myself from all the arrogance and these liars&lt;/strong&gt;...no wonder why these banks are stuck with their own pile of crap.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Now my clients have the most to lose. We all know the attorney and the Realtors working diligently on this have time and money to lose and the poor buyers sits and waits but could easily walk...but the biggest loss is the owners if they have to go into foreclosure. So now we have to be penalized for this too?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I wonder how many others there were.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Go figure.&lt;/strong&gt;&lt;/p&gt;

    <title>Loss Mitigation strikes again-How Dare They Say That! </title>

&lt;p&gt;&lt;strong&gt;I've got this listing that I've been negotiating a short sale on. We are going on about 60 days which is actually pretty good as far as the average time frame goes&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I'm working together with my trusted attorney who does these all day.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;She has become a super expert and usually can close the majority of them as we work as a team to make sure we keep those XXX...experts in loss mitigation on their toes. After today's conversation with one of those LOSERS..&amp;nbsp;loss mitigators...we might have to start using tactics similar to what the military&amp;nbsp;uses when they&amp;nbsp;interrogate prisoners.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Have you ever heard of &lt;a href="http://en.wikipedia.org/wiki/Sleep_deprivation" title="sleep deprivation" target="_blank"&gt;sleep deprivation&lt;img src="http://i.ixnp.com/images/v3.45/t.gif" id="snap_com_shot_link_icon" alt="" /&gt;&lt;/a&gt;?&lt;/strong&gt; How about putting bamboo shoots under their fingernails? I myself think a quick swift thrust is easier and less painful. what I'm trying to get at is on this particular deal we have done everything and we are just waiting for an answer. I won't mention the bank involved but I will tell you that besides making every effort to save time....we have been calling them at least once a week just to make sure they know we ain't going anywhere and if they think we'll just go away ...then their wrong. We did an appraisal 3 weeks ago and finally we&amp;nbsp;were told two weeks ago&amp;nbsp;that we had the name of an negotiator and would hear from them by the last week. We have constantly tried calling and emailing them as well as called and spoke to a few supervisors and were assured we would hear back anytime now.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;We've also asked 3 times for &lt;a href="http://www.thefreedictionary.com/expedite" title="escalation" target="_blank"&gt;escalation&lt;img src="http://i.ixnp.com/images/v3.45/t.gif" id="snap_com_shot_link_icon" alt="" /&gt;&lt;/a&gt; and still nothing.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Well yesterday my attorney told me they called them again yesterday and were told the same story...it almost sounded as if it was just a recording and not a live person. The attorney told them that "we've had&amp;nbsp;the buyer sign 3 extensions and they're about to back out and walk&amp;nbsp;if they didn't get an answer by the end of the month.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Here is their answer to that&lt;/strong&gt;.. &lt;em&gt;"Oh well then I guess you'll just have to find another buyer".&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Our response was this&lt;/strong&gt; &lt;em&gt;"Are you serious?&amp;nbsp;'Don't you realize that we've already gone to court and spent money&amp;nbsp;to stop the foreclosure?....we're running out of time!"&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I instructed to have the attorney call back and get a supervisor on the phone just to let them know the name of this person and see how they felt about that response.&lt;/strong&gt; I didn't want to do this myself because I was too wound up and might have said something that I would have regretted.&amp;nbsp;That person should be reprimanded and fired.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Maybe they'll get a raise or maybe they'll get promoted from serving fries at the drive through window&amp;nbsp;to moping floors in the executive lounge.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How dare they make such an arrogant remark.&lt;/strong&gt; I would love to see how they would feel if it was their property and someone said that to them!&lt;/p&gt;
&lt;p&gt;If you can't keep up with your files then they should hire more people.....Just Stop it already and give us any answer.....any answer!&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;For the last few years my partner and I are always looking for other ways of produce income for our&amp;nbsp;Real Estate business.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Along with our &lt;strong&gt;&lt;a href="http://www.neal-bloom.com" title="listings" target="_blank"&gt;listings&lt;/a&gt;&lt;/strong&gt;...we've also been showing properties to more buyers now then we ever had to in a long time. I usually handle the listings while he takes the buyers for the &lt;em&gt;"Grand Tour".&lt;/em&gt; He's even going the extra mile by providing cold drinks or coffee if it's a morning run.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I....on the other hand have been going back to the basics. &lt;/strong&gt;As much as I dread doing this but...I used to drive around once a week looking for FSBO signs. I'm usually looking for the sign that's been out there on a regular basis and for a long time. Recently I decided that I&amp;nbsp;needed to go back to this habit.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Sometimes I randomly drive a neighborhood I'm familiar with and look for my next hit.&lt;/strong&gt; I figured that I might as well do this and maybe I'll find someone who is just getting tired of the same calls from unqualified buyers just looking to see how much the price has been reduced.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Lately I've noticed something different&lt;/strong&gt;...I haven't seen many if any of those signs that I'm used to.&amp;nbsp;I know this has been going on for a while...I just haven't had time until recently to notice it.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Well now I do...and I think there are a few reasons why I'm not seeing as&amp;nbsp;many FSBO's.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If you don't see many FSBO's in your area it's probably because &lt;/strong&gt;&lt;a href="http://activerain.com/blogsview/73012/SELLERS-NEED-REALTORS-NOW" rel="bookmark"&gt;&lt;strong&gt;SELLERS NEED REALTORS&amp;reg; NOW MORE THAN EVER&lt;/strong&gt;&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;One reason is that there are many &lt;a href="http://en.wikipedia.org/wiki/Short_sale_(real_estate)" title="short sales" target="_blank"&gt;short sales&lt;/a&gt; out there&lt;/strong&gt;&amp;nbsp;and most consumers&amp;nbsp;don't understand how to do it themselves so they figure if they hire us to do it for them&amp;nbsp;then they don't have to worry about paying us and also know that they are just hoping we can sell it and have the bank relieve them of their debt.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What do they have to lose? If they're not able to modify their loan then either they go into foreclosure or they sell short and get the bank to pay us.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Then there are the reality sellers....they're the ones who know they can't sell on their own in this market so they need to hire us to make it happen.&lt;/p&gt;

&lt;p&gt;AP Entertainment reports that a blogger suspected of streaming songs from the unreleased&lt;strong&gt;&lt;a href="http://www.gunsnroses.com/" title="Guns N' Roses" target="_blank"&gt; Guns N' Roses&lt;/a&gt;&lt;/strong&gt; album &lt;em&gt;&lt;strong&gt;"&lt;a href="http://www.gunsnroses.us/" title="Chinese Democracy" target="_blank"&gt;Chinese Democracy&lt;/a&gt;"&lt;/strong&gt;&lt;/em&gt; on his Web site was arrested Wednesday and appeared in court, where his bail was set at $10,000.&lt;/p&gt;
&lt;p&gt;I'm sure the record company and the artists weren't happy with this.&lt;/p&gt;
&lt;p&gt;I guess it's true what they say.....be careful out there!&lt;/p&gt;

&lt;p&gt;Since the change over to the automated&amp;nbsp;service....Pembroke&amp;nbsp;Pines residents trash service dates will remain the same and the new trash carts are very sturdy and manageable. Easy movable containers also now have wheels.&lt;/p&gt;
&lt;p&gt;The cart's heavy duty material is strong enough to withstand animals knocking them over and include a moisture seal, which will help eliminate odor.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;-Trash Cart weight limits: 35 gallon- 125 lbs, 65 gallon- 220 lbs, 95 gallon- 340 lbs&lt;br /&gt;&lt;br /&gt;&amp;nbsp;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Additional&lt;/strong&gt; &lt;strong&gt;Service information&lt;/strong&gt;&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;-Service Dates: Stays the same: Pick-up twice a week, Recycling once a week and Bulk Pick up once a month.&lt;br /&gt;&lt;br /&gt;-Monthly Trash Fee: Pembroke Pines has one of the lowest fees in Broward County - $18.22 per month. Residents may opt for second trash cart for a fee of $3 per month.&lt;br /&gt;&lt;br /&gt;Residents were asked to choose which of the three different size trash cart containers they wished to use. Most people selected the largest cart available. Other cities that provide Automated Trash Pick Up are as follows:Cooper City, Davie, Hollywood, Ft. Lauderdale, Lauderhill, Lauderdale Lakes and Plantation Acres&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;I'd like to talk about a sensitive subject that I'm sure everyone knows about....it's called &amp;nbsp;&lt;a href="http://en.wikipedia.org/wiki/Mold" title="mold" target="_blank"&gt;mold&lt;/a&gt;.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;There are lots of different types of mold.&lt;/strong&gt;There's mold that can be easily removed with bleach and then there is deadly mold that requires a whole crew of people wearing masks and what resembles spacesuits right out of a sci-fi movie.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I'm sure you've heard of &lt;a href="http://en.wikipedia.org/wiki/Mold_growth,_assessment,_and_remediation" title="remediation" target="_blank"&gt;remediation&lt;/a&gt; right? ....yeah I thought so.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I'm not an inspector but when I show homes that are either in foreclosure or bank owned....most of the time the property is in sad condition and sometimes you get lucky and find one that isn't bad but when I walk into the room without even looking and&amp;nbsp;I can&amp;nbsp;smell a distinct&amp;nbsp;odor that usually tells me that there is some sort of mold problem.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Today wasn't any different.&lt;/strong&gt;I have these clients who actually found me from one of my blogs and they were in the process of selling their home out of state but were relocating to Weston FL. For this year they only wanted to rent a home while they waited for their home to sell. I found them a home right down the street from my own home and their kid go to the same elementary school that my daughter graduated from last year. They moved into their home about two months ago and they were very happy with the way the transaction went. I figured we would get together one day after they settled in but about a month ago they called me to let me know that their home in VA was sold and they wanted me to set them up with an automated search of homes located in the neighborhood because if they see anything that fits their needs they would buy it.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So I've been showing them a few homes here and there and today they asked me if I could show them this bank owned property.&lt;/strong&gt; I met the lady today at the home and because there wasn't any school today...&amp;nbsp;she had to bring her two children with her.&lt;/p&gt;
&lt;p&gt;&lt;img src="http://www.animationplayhouse.com/baracade.gif" height="110" alt="" width="110" style="float: left; margin-left: 5px; margin-right: 5px;" /&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I knew that the home was probably in bad shape so I made sure I was able to get into it before she arrived just to make sure it was safe.&lt;/strong&gt; Even though these homes are built well with CBS construction I just wanted to make double sure the ceiling was intact. It was but barely......there was a big hole in the kitchen and almost every wall looked like someone took a sledge hammer and whacked away at it.&amp;nbsp;I bet it was because of all this&amp;nbsp;black substance that was all over&amp;nbsp;every wall and I could see it&amp;nbsp;behind the sheet rock.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;When my client arrived with two children in tow.....&lt;/strong&gt;I recommended that we just look through the windows but we ended up opening the front door and going inside. We never made it past the kitchen and never went up stairs.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;You could tell that there must have been something there because one of her kids started to cough. Coinsidence? .....I think not.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I've got to tell you&lt;/strong&gt;.... that I just can't understand why the bank would try selling a 3BR 3BTH court yard&amp;nbsp;home with a pool in that condition&amp;nbsp;and expect to get in the $300's for it when it probably needed at least $100,000 in renovations. The only positive thing about the home was that the pool filter was actually&amp;nbsp;running but&amp;nbsp;the water was dirty but not totally green.&amp;nbsp;I usually say that a home in fair condition would justify calling it "tired" but this place was a &lt;em&gt;"real dump."&lt;/em&gt; I would be embarrassed to sell what I&amp;nbsp;think could be a real health hazard.&lt;/p&gt;
&lt;p&gt;
&lt;p&gt;&lt;strong&gt;Like I said...I'm not an inspector nor do I have any knowledge that this home was ever even&amp;nbsp;tested or not&amp;nbsp;for mold but it was really bad to see.&lt;/strong&gt;&lt;/p&gt;
&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So next time you see a home in this poor condition ...please make sure you bring a mask and protective clothing with you&amp;nbsp;and keep your children away from exposure to mold.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Another interesting article that I found on &lt;strong&gt;&lt;a href="http://www.reuters.com/article/gc03/idUSN2632819220080826" title="Reuters" target="_blank"&gt;Reuters&lt;/a&gt;&lt;/strong&gt;. As some of you know...many of my blogs have been syndicated there...&amp;nbsp;so I'm always receiving feeds from them on my Yahoo home page.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I find it interesting how they are using price declines as one of the major reasons why it will most certainly be a long time before we see any major rebound or market correction. I believe one factor is that back in 2003-04....the market we were seeing was just a mirage and never should have been. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Most homeowners were conditioned to believe this and now are looking down instead of up. I also think that instead of expecting a 25% return over a few months and then selling is what caused the fake market.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If you look at natural numbers....most will agree that if you were to gain anywhere from 3-8% a year in return.....we probably wouldn't be in this situation but of course there are other factors such as financing loans for people who never really could afford the payments.&lt;/p&gt;

    <title>Home Sales Rise.....but so does inventory</title>

&lt;p&gt;&lt;strong&gt;Sales of previously owned U.S. homes rose&amp;nbsp;in the month of&amp;nbsp;July&amp;nbsp;due to lower prices.....but because of higher&amp;nbsp;inventory the housing market is unlikely to recover anytime&amp;nbsp;soon according to a trade group report in today's yahoo&amp;nbsp;news.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;So when is the housing market going to pick up and when will we see a market&amp;nbsp;correction take place?&lt;/p&gt;
&lt;p&gt;That's the question I'm asked on a regular basis so I like to keep up on my current events when I see an interesting article featured on Yahoo news&lt;/p&gt;
