      <title>Conversation with a Well Fargo Loan Offer! Update on Citi Mortgage Short Sales!</title>
      <description>&lt;p&gt;I had a call this past week from a Well Farge Loan Officer regarding a past post I had written about short sales. He called on a reference about a company we had worked with and we had a good conversation about the mortgage industry, short sales and the process the banks go through in processing short sales.&lt;/p&gt;
&lt;p&gt;We shared horror stories and I enjoyed the conversation and felt that it was beneficial in helping me see the world from the bank's perspective. He shared that when they first began a little over a year ago they were completely inundated with not enough personnel to handle the load. Since then they have staffed up. I forget the number he used but it was impressive. I don't want to mis-quote him and so we will use "impressive" to quantify the number. He also said they are working hard to help consumers and to approved short sales in a timely manner.&lt;/p&gt;
&lt;p&gt;I've beeen wanting to write a post about Citi Mortgage. I believe that they may have gone through the same type of "gearing up" and are now cooperating and approving short sales. I am about to close a short sale with them and they were wonderful to work with and approved a 6% commission. I have written other posts about Citi Mortage and how hard and impossible they were to work with. It's important to keep the record going and to acknowledge the changes that are occuring.&lt;/p&gt;
&lt;p&gt;I just got a short sale with Wells Fargo....strange how things evolve and I look forward to working with Citi Mortgage going forward. I have mentioned that it will be these banks that we as consumers choose to work with and do business in the future. It's helping the real estate industry recover and it makes sound business sense.&lt;/p&gt;

      <title>Lassen Volcanic National Park ~ The Event and the Mountain Reawakens!</title>
      <description>&lt;p&gt;Lassen Peaks' May 1914 eruption launched three years of sporadic volcanic outburst. In the largest eruption on May 22, 1915, the peak blew a huge, mushroom-shaped clous of ask over 30,000 feet into the air. The eruption changed the landscape of the surrounding area. The Park was made a National Park in 1916 because of the eruption and the active volcanic landscape. The park is a valuable and natural hydrothermal study of the earth's volcanic landscapes.&lt;/p&gt;
&lt;p&gt;Lassen hydrothermal areas--Sulphur Works, Bumpass Hell, Little Hot Springs Valley, Boiling Springs Lake, Devils Kitchen and Therminal Geyser offer bubbling mud pots, steaming fumaroles and boiling water. There is constant change within the landscape with some getting hotter and more acidicand others less so.&lt;/p&gt;
&lt;p&gt;Lassen Peak is one of many active, dormant, or extinct volcanoes found around the Pacific Ocean in a Ring of Fire. On this seismic zone, edges of plates that form Earth's crust grind against each other and one plate subducts or sinks down. Subduction creates molten rock--magma--at the plate margins. As the magma rises into the continental crust, it becomes the feeding chamber of volcanoes.&lt;/p&gt;

&lt;p style="text-align: center;"&gt;On the morning of June 14: 1914, B.F. Loomis aimd his camera at Lassen Peak and exposed a series of glass plate negatives that captured an eruption as it unfolded. The eruption occurred at 9:43 a.m. ad was the most powerful event to that dat.&lt;/p&gt;

      <description>&lt;p&gt;The Lassen Loomis Museum Association is a non-profit, cooperating association with Lassen Volcanic National Park. The association is dedicated to enhancing the Park's visitor's experience by providing reference and informational history books of the Park.&lt;/p&gt;
&lt;p&gt;The Museum also provides displays of photography and topopgraphy of the park's interior. The exhibits display cutural and the physical dynamics of the parks many attributes and physical layouts.&lt;/p&gt;
&lt;p&gt;The museum is a must see and a great place to look for books on the history and the dynamic and living nature of the Park.&amp;nbsp;&lt;/p&gt;

      <title>Ode to My Daughter </title>
      <description>&lt;p&gt;&lt;img title="love" src="http://activerain.com/image_store/uploads/6/4/5/5/9/ar122021758195546.jpg" height="265" alt="love" width="400" style="border: 1px solid black; margin: 5px; float: left;" /&gt;My daughter was born two weeks late and I was frantic with anticipation. I wanted that baby to come. She came when she was ready, however and she's been in control ever since. When they handed her to me she had very alert eyes and she seemed to be looking all around the room . She seemed to be of a knowing nature. They say babies can't see well when they are born. She never cried. She was peaceful and quiet. She was the perfectly formed little baby all pink and cute. No screaming and no crying....just perfect silence and wide-eyed interest.&lt;/p&gt;
&lt;p&gt;How would one know that in that moment we would set a bond that would hold throughout our lives and relationship. Things have pretty much stayed the same with my daughter. She's always the one in control and she never cries. She is very strong.&lt;/p&gt;
&lt;p&gt;I've lost my daughter to those things in life that just happen from that first moment of life together. She was lost to me when she was born and she remains lost to me. Karmic bonds that long ago set things in motion for this life move silently through to final result.&lt;/p&gt;
&lt;p&gt;She never wanted to be at home. I became a single mom when she was 10. She assumed responsibility for her brother, who was 7. I was so relieved to be out from under the rock of my marriage that even though it was harder, I celebrated my independence. I become a "Super Mom". Career and being a MOM was all there was for me.&lt;/p&gt;
&lt;p&gt;We were all casualties to a dysfunctional lifestyle and the damage of a broken home. Somehow I made the mortgage payment and bought the school clothes....when she graduated, we did not have the money for her graduation ring. There were many things like that. She never thought she would attend college.&lt;/p&gt;
&lt;p&gt;Seven years later, I met someone and married him. We managed to put her through her first year at Cal Poly and pay off her car. She finished on grants and loans. She is a successful professional in her field, is married and has two beautiful boys.&lt;/p&gt;
&lt;p&gt;I felt somewhat relieved that she seemed to be the one that made it through it all and I rejoiced that I had a child that was complete and full of life. Her brother was diagnosed while she was in college with Bi-Polar Disorder and Severe Depression. She was so self-sufficient and accomplished. I leaned on her for support.&lt;/p&gt;
&lt;p&gt;We moved through our lives....we moved to Salinas and bought a house big enough to hold a two generation family. Our son needed to live with us. My daughter maintained a closed relationship with us.&lt;/p&gt;
&lt;p&gt;She came to me one day and told me that she was in crisis and that she had been in counseling for help. After several years, she had finally recalled that her father had sexually molested her and that her inability to connect or to trust was a direct result from this abuse.&lt;/p&gt;
&lt;p&gt;It turned my world upside down. Let it suffice to say that it rocked my very self. The one thing in life that was at the core of who I was as a person was that of being a "good MOM". It would take me long months to come to terms with the truth of that day. My daughter shared with me that she could not remember her childhood and that she felt robbed of the love she was sure I had showered on her. Locked in her world of torment and torture she could not allow that love in or even recognize it. I felt it. I knew it on some level but not on the cognitive level. I just thought my daughter to be a self-reliant person and I gave her the permission to be who she was.&lt;/p&gt;
&lt;p&gt;How could I have been so wrong. My son's condition worsened over the next several years and my daughter finally did not want to see him or have him near her children. It broke his heart and mine. I needed her and she needed me. We were separated by these unfathomable things that keeps us apart. I didn't know how to help her and I wanted to deny it all. I had my hands full with a child trying to commit suicide every other month and getting mentally unstable.&lt;/p&gt;
&lt;p&gt;I've lost my daughter on so many levels and yet I really never had my daughter. She has been lost to me from that time of her birth. She knows not of all the kisses and hugs she got. She knows not of the swimming lessons, or the bows that were glued on her head because she had no hair. She knows not of my tears when she went away to kindergarden. She knows not of how proud of her I have always been and how much I have always needed her. She is so strong and she has withstood this all alone. Alone is the only safe place she has. She has conquered so much and she has done it in the state of alone. I have waves of love for my daughter and I miss her so. I pray that some day we can be together and know each other in love and friendship. I would really like to know her and I would wish that she not be alone.&lt;/p&gt;
&lt;p&gt;Abuse is a terrible thing. If you know someone who has suffered abuse. Learn everything you can about recovery and be there for them. She's aready made a lifetime of recovery and progress. God bless and keep her and all those who are abused.&lt;/p&gt;

      <title>Wildflowers of Lassen Volcanic National Park and Wildlands!</title>
      <description>&lt;p&gt;AS we took a day trip to Lassen Volcanic National Park this past week, I was amazed at the beauty and richness of this tall forested wildland. Because of the volcanic nature of the park, I expected to only see dry and barren volcanic land. I was a misconception on my part. The park has amazing diversity in areas and topography.&lt;/p&gt;
&lt;p&gt;There are four different areas of the park each with a specific ecosytem and climate. The park abounds with nature and diversity of trees, wildlife and wildflowers. We used to live 45 minutes from Yosemite National Park and the valley and 1.5 hours from the high country of Yosemite. We grew to love identifying the trees and wildflowers.&lt;/p&gt;
&lt;p&gt;Here are just a few of the wildflowers that grow within the Lassen Volcanic National Park.&lt;/p&gt;

      <title>Anderson, CA ~ Shasta County's Fasting Growing Community!</title>
      <description>&lt;p&gt;I always call Anderson and the Eastern part "Big Sky". It rises in elevation and provides access the the big blue sky of Anderson, CA! I don't know why the sky seems so "blue" out there....but it does. Anderson is like stepping back in time. Horse country with a vengence, mini-ranches and working ranches make up this small town feel. With some space and room to roam, Anderson is many people's first choice in lifestyle and the place they want to be.&lt;/p&gt;
&lt;p&gt;The 440 acre Anderson River Park is the center and the City's premier park with it's walking trails along the Sacramento River. It also includes picnic, tennis courts, soccer and softball fields, boat launching facilities and fishing ponds.&lt;/p&gt;
&lt;p&gt;The park's amphitheater provides the gathering place for the Mosquito Serenade and features live concerts Wednesday evenings from June to late August. The park also features "Paisano Days" and "Return of the Salmon Festival".&lt;/p&gt;
&lt;p&gt;The Shasta District Fairgrounds are also located in Andersona and hold many events. The County Fair is held in June and "Forth of July Fireworks" along with races at Shasta Speedway.&lt;/p&gt;

      <title>Traveling to Shingletown on the Way to Lassen Volcanic National Park!</title>
      <description>&lt;p&gt;Shingletown is located to the east of Redding on Highway 44 at about the 4,000 foot elevation. It is deep forested land predominately the Ponderosa Pine and the Yellow Pine. With much cooler tempatures and the tall trees many relocating retirees head for Shingletown and the charm and beauty it has to offer. It's a one-hourse town with a small story and gas station and a wonderful little resturant. It has a sweet little shopping area for videos and the bank is there. Across from the video store is the Shingltown Library. There is a variation of altitude. Shasta Forest Village which is at the lower end of Singletown has an elevation of around 3500 and while it get snow, it is of a milder nature. McCumber Lake, however is at the 4,500 elevation and get 2-3 feet of snow through the winter season. It beautiful up in Shingletown and you should come for a visit!&lt;/p&gt;

      <title>Lassen Volcanic National Park ~ Day Trip from Redding, CA</title>
      <description>&lt;p&gt;Lassen Volcanic National Park lies to the east of Redding, CA about 50 miles. It takes about an hour to get there by car. You have a vast wilderness and national park to explore on an endless adventure.&amp;nbsp; Rising from around 4,000 feet in elevation to 8,500 at the summit. Glorious mountain views are endless and the topography amazing. Only one third of the park is available by car. The other is willderness for hikers and accessible by trails. The trails system is extensive and can provide a lifetime of exploration including the Pacific Crest Trail coming through the Northwestern corner of the park.&lt;/p&gt;

An immense mudflow triggered by newly erupted lava on May 19, 1915 and searing gasses from a violent explosion on May 22, destroyed a swath of forest and wildlife on the valcano's northeast flank, creating the Devestation Area.&lt;/p&gt;

      <title>Is Opportunity Knocking At Your Door ~ Join the Revolution in Real Estate!</title>
      <description>&lt;p&gt;&lt;img title="marketing" src="http://activerain.com/image_store/uploads/9/5/1/5/8/ar12199521385159.jpg" height="321" alt="marketing" width="400" style="float: left; margin: 5px; border: black 1px solid;" /&gt;&lt;strong&gt;In our office, we recently launched a new blog website with the help of The Real Estate Tomato and Jim Cronin and staff.&lt;/strong&gt; They are a dynamic group to work with and we have a great looking site and people already up to speed and blogging their hearts out and doing a great job at it.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The cool thing about our new website is it has an intranet so that we can all post info to each other on the backend side for "our eyes only".&lt;/strong&gt; It's a great way for my boss to get articles and coaching tips out to the group.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;He recently brought up a topic about continuing print ads or NOT!&lt;/strong&gt; We got many diverse opinions and finally I had to comment on my belief that we still need the print ads for now.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Our seller expects it and while the nature of the print ad has changed, it still provides us an effective means to drive traffic to the internet, dedicated websites and to agent/company websites and blogs&lt;/strong&gt;. We no longer really get leads from the print ads, however it is very advantageous to drive traffic to dedicated listing websites and our own company and personal websites.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;It is also effective in driving traffic to our Opens&lt;/strong&gt;. When you've combined that dedicated website along with the ad for the Open, the "House Hunter" is able to preview the home and then make a decision on viewing the home at the Open. I've seen my business change over the last three years from getting leads from the paper to NOT getting leads. So...I changed how I was using the print ads. I started building dedicated websites for each of my listings and advertising every Open I am holding. What I do get, however are the Opens House Buyers coming to my Opens with paper in hand.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My point to my fellow agents was that we cut out a crucial piece of the marketing infrastructure when we delete our print advertising&lt;/strong&gt;. Just as if we decided to NOT use signs, we would be eliminating a crucial piece of our marketing and branding. So while we can argue it is not effective in getting the client to pick up the phone and call, we also have to realize that our goals have changed and that we as real estate marketing professionals should be using the print ad differently and that would be to drive traffic to web solutions.&lt;/p&gt;
&lt;p&gt;Going forward it will be critical to all of us in the industry to blog and to bring to the consumer the most creative solutions we can concieve of to help them reach and attain their goals. &lt;strong&gt;The smarter the consumer is the better job we've done in helping our industry thrive.&lt;/strong&gt;&lt;/p&gt;

      <title>Wacovia Business Decisions Make No Sense ~ Road to Extinction!</title>
      <description>&lt;p&gt;Lender on the Way Out of Business--I read a post this morning about an employee of Wacovia that was blogging in ActiveRain and was the number one blogger in her area. Wacovia required her to dismantle the blog or be fired.&lt;/p&gt;
&lt;p&gt;Are they from the stone age? Do they not realize what a powerful voice and forum they have to place that voice in? Maybe that would be the problem.&lt;/p&gt;
&lt;p&gt;Any employee that has worked hard to become the number one AR member in the area is made up of values and the very attributes that will become the way of the future. In stead of promoting her and supporting her they dismantled her digital footprint.&lt;/p&gt;
&lt;p&gt;Wacovia is not known for being proactive in consumer rights or in helping their consumer in the present and current market crisis. Why would this surprise us.&lt;/p&gt;
&lt;p&gt;Shame on you Wacovia and shame on any of us....the consumer for doing business with you. Everytime I see these Lenders making business decisions that are not in the best interest of the consumer and forward thinking in terms of having a business and service attitude, I intend to blog about it. Right up there on the national level.&lt;/p&gt;
&lt;p&gt;Wacovia decisions like this will be remembered at least by this consumer.&lt;/p&gt;</description>
