This has nothing to do with commercial real estate but this clip is very enjoyable.  I thought I would share it with those who like the boogie woogie. Brandon Giles in an up and coming recording artist in Nashville Tennessee.  If you are ever in Nashville on a weekend you can see him at Layla's Bluegrass Inn on Broadway.  Here is a clip from a documentary that was filmed in Nashville in 2006  Brandon Giles on the Piano

ccim: I Have A Real Estate License, I Am A Real Estate Investment Expert! - 03/09/09 04:20 PM
I have a real estate license, I am a real estate investment expert!  If this statement is true so must this one:  I have a drivers license I am an automobile Expert!.  When I first entered real estate, the market was very hot.  Many buyers where making purchases faster than I could write the contracts.  Being new in the business and with a background as a business and property owner I was prepared to "advise" my clients.  I soon found out that the clients did not have time for an analysis nor did they want one.  They just wanted to buy the property before someone else did.  Since many … (0 comments)

ccim: The Commercial Market - Pricing the Property Correctly - 03/07/09 05:10 PM
There are many good strategies available in marketing commercial properties.  As a member of the Sperry Van Ness International Organization we follow the guidelines set down by the corporate offices.  In the current market conditions the most successful effort we can do as commercial brokers is to make sure our property listings are priced correctly.   Neil Victor, Senior Advisor with the Sperry Van Ness Huntsville Alabama office is a member of CCIM. The invaluable CCIM training and Sperry Van Ness product type specialized teams gives us the tools to properly price a property.  In todays market in not necessarily value but price that will get the property into escrow.

ccim: HUNTSVILLE, AL MULTIFAMILY MARKET - 03/03/09 02:00 PM

TAKING UP SPACE IN HUNTSVILLE
By  Neil Victor, CCIM, Senior Advisor, Sperry Van Ness Huntsville, Alabama Office
From the largest state in 1800s Alabama Territory to a cotton trading center by the turn of the next century, Huntsville has been a success story since its inception. But what stands out in this city's history may be its transformation since the 1950s, when the community shifted dramatically from agricultural leader to high-tech aerospace hub. Today, Huntsville is not only a Mecca for space technology but also one of the hottest commercial growth markets in the Southeast, and on the shortlist for … (0 comments)

ccim: CCIM Mail Bridge One Important Tool to Expose Listings - 02/26/09 01:00 AM
An important part of exposing property to the market place involves targeting the correct audience.  Sperry Van Ness utilities the INTERNET to its fullest advantage.  Once a property is ready for market, I create a unique website for the property such as this one http://sale.svn.com/mapletree  on this 40 unit owner financed apartment offering.  The next step is to utilize  the marketing exposure through email to the interested target audience who has opted in for property notifications.  I do this through CCIM, Catalyst, Loopnet, Sperry Van Ness Marketing, my own personal database and others.  I estimate as high as 100,000 brokers and … (2 comments)

ccim: The Rent-Price Index in U.S Housing Markets - 02/25/09 01:46 AM
 Stand and Poors Report
The Rent-Price Index in U.S Housing Markets
􀂉 In this paper, the relationship between house prices and rents across eight major metropolitan areas in the U.S. is examined, and a rentprice index to provide the framework of our analysis is developed.
􀂉 Adjustments in the rent-price ratio can theoretically occur through the numerator, the denominator, or both. Intuitively, rents are stickier than prices, and therefore, prices are expected to do most of the adjusting when the ratio significantly deviates from historical norms. Our results support this intuition.
􀂉 Our analysis shows that low rent-price ratios are associated … (0 comments)

ccim: When in Doubt, Use a "Ten Cap" - 02/24/09 02:20 AM

When in Doubt, Use a "Ten Cap"
From Capital Trends Monthly January '09 For decades-before "cap-rate compression" became a catch phrase- yields on commercial property largely averaged between 9% and 10%. In 2009, it is quite possible if not probable that the market will "revert to the mean"-go back to the long term average for the asset class: basically, a ten cap. A 10% cap rate on current income has always been a broad rule of thumb in valuing property for investment, and not only because it simplifies calculations. The logic behind it is that a buyer is assured … (0 comments)

MISSION
 www.svnlf.org
In 2005, Sperry Van Ness launched the Sperry Van Ness Legacy Foundation, a non-profit philanthropic fund that applies investment principles to charitable organizations to help transform them from dependency to self-sufficiency. To accomplish this, the Sperry Van Ness Legacy Foundation makes loans to charitable organizations for their social enterprises. Social enterprises are earned-income businesses undertaken by non-profit organizations to generate revenue in support of their social missions. "Earned-income" consists of payments received in direct exchange for a product, service or privilege. Examples of widely known organizations with social enterprises are the National Geographic Society and the YMCA.
