Identity Theft: A Reality That Can Happen to Anyone. Yes, including YOU.

Last Friday evening as I was pulling over at the Office Depot parking lot here in San Diego I get a phone call on my personal cell phone from a Fraudulent Claim Representative from my bank. Let's call the representative "Justine." 

Justine tells me that unusual activity on my Mastercard Debit Card has come up on the computer software the bank runs to spot possible fraudulent activity.  She immediately asked me if I had just made a number of back to back purchases of electronics at two very well known stores that sell electronics such as Big Screen TV's, Computers, etc...

Of Course not! I answered.  I have not used my card at all that day.  I immediately reach in my pocket for my wallet.  I pull out my mastercard debit card.  I tell Justine how that could happen if I had possession of the card?!?!?  She suggests that my debit card could have been skimmed or someone just stole my identity some other way. I thought I was always careful with my sensitive information (shreding docs, covering pin keypad at ATM, not letting anyone else see or use my cards, etc). 

Anyway, Justine proceeds and tells me that she's going to cancel my debit card and issue me a new one.  She then gives me instructions on what to do to file the identity theft/fraudulant card usage claims the following Monday to dispute those fraudulent charges.

I immediately, after hanging up, log on to my bank account from my iPhone and what do I see??????  My account completely cleaned!  It had been left to a Negative Balance!!!  Thousands of dollars gone in two hours!

As I looked at the transactions on my iphone, it listed the Two stores the card was used, their location, times of transactions, and amounts charged.  Well, I drove to one of those stores and upon arrival requested to speak to security and loss prevention.  Told them what had happened.  They ran my credit card to find the transactions and from there, they were able to find good and clear evidence.  We called the local police department filed police report, and blah blah blah.  I then went to other store and same thing, they retrieved copies of the transaction receipts and from there got all the info as well for the police since they could not share that information with me.

Security and loss prevention at both stores told me that on all the receipts, they show my debit card number along with a different name.  The criminals had a fake credit card made with my mastercard number and a different name.  So that in case they're asked for an id, the name on the card matches that on their id.  My debit card was skimmed!!! After tracing my steps, I remember using an ATM that I normally dont use. Went back to look at it and saw a skimming device on it after the fact, of course! I notified local police immediately.

Be careful out there when using your credit/debit cards.  Beware of skimming devices on ATM's.  Educate yourself and tell your loved ones.

Here's an update: On Monday, I filed a claim. On Tuesday the fraudulent charges posted. On Wednesday, I received the form to fill out to dispute the charges and submitted it immediately that morning.  Same day in the afternoon, my bank credited all the charges back to my account! Thanks, Chase, that was fast!

La situación fue que el marido se había lastimado en el trabajo y por consiguiente se quedó sin trabajo por
haberse quedado desabilitado.  El cambio repentino afectó las finanzas de esta familia y ya no les alcanzaba hacer el pago mensual del préstamo hipotecario que tenían.  Ya estaban planeando la mudanza y empezaron a empacar sus cosas para dejar perder la casa para que sucesivamente fuera embargada por el banco cuando decidieron inmediatamente buscar el consejo del especialista en inmobiliaria de San Diego, Nelson Carrillo.

El Agente Nelson Carrillo, les mostró sus opciones.  El preparó el papeleo necesario para presentar el caso a los dos prestamistas existentes en la propiedad de esta familia.  Coordinación estrictamente puntual y al pie de la letra fue seguida con la empresa neutral de Escrow (Plica), Seguro de Titulo, como también las negociaciones agresivas con el banco de los dos prestamos, Washington Mutual (ahora conocido como "Chase").

Aparte de atrasarse en los pagos mensuales, la plusvalía de la propiedad también se habia evaporado.  La casa ya se había depreciado un 40%! Cabe mencionar que ya hacía un año que la asociacion de propietarios (HOA) en la comunidad no había visto ningún pago de estos propietarios por casi un año.

Después de negociaciones agresivas y persistentes con el banco y cooperación absoluto de los propietarios, el banco de Washington Mutual, que ahora es Chase, aceptó efectuar una transacción de "venta corta (short sale)" después que el especialista, Nelson Carrillo, les sugerió el nuevo valor de la casa, y de que les haya presentado una oferta con un precio respaldando el valor sugerido por Nelson Carrillo que también concordaba con una evaluacion independientemente efectuado durante las negociaciones.

Una vez completa la transacción, el banco perdonó la diferiencia depreciada a los ahora ex-propietarios.  Los
nuevos compradores quedaron contentos al comprar la propiedad a un precio más bajo. El banco quedó contento de que se haya vendido la propiedad sin tener gastos elevados para llevar acabo un embargo en la propiedad.  Los clientes del especialista inmobiliario en San Diego, Nelson Carrillo, también quedaron contentos de que se pudo vender la casa sin tener que perderla y afectar su crédito negativamente con un embargo de casa ("foreclosure"). 

Ahora, el marido tiene un nuevo y mejor trabajo.  La familia ahora está feliz y con las esperanzas de comprar

I always like to come up with different marketing ideas and throw them in the air and see what sticks. Well, I'm throwing this one in the air. What do you guys think.

I've noticed agents adding a fancy signature at the bottom of their email messages along with nice graphics. I always wanted to develop my own version but never came up with the right wording or graphics for that particular advertising opportunity through the email signature.

Here it goes,

As some of you already know from a previous blog I went skydiving for my birthday a month ago.  All of a sudden last week I realized that I missed my deadline to renew my drivers license.  Last Tuesday I took the time to go to the DMV office to renew my license.  I get the number "G320" and the last G-number they called was G289.  Keep in mind they call all the C-numbers, I-numbers, B-numbers, C-numbers again, B-Numbers Again per every one G-Number!!!

So it seemed that I was there about almost two hours just to be helped by a clerk to help me renew my license.  Okay, as I'm waiting inpatiently in the waiting area filling out the Driver's License renewal application I realized that it was going to take quite some time so I decided to look and study the people at the DMV office.  Anyway, back on track here...

Long story short, the "G320" number finally gets called.  As I walk to window number 24 two corners around from where I was sitting, I noticed the DMV was already closed not letting anyone else in.  They were just helping the ones that made in right before 5pm that day. It was about 5:40pm already.

Hello there, the lady greets me in a very good mood (wow!), Hi, I want to renew my license, I said.  "Let me take your application, it's going to be $24 dollars."  As I'm writing the check to DMV for $24 dollars, I tell the friendly clerk, I didnt realize my license expired until now! "Wait a minute"  -she said, "your license does not expire until next year in 2010!"  What!?!?!?

?!?!?!?!?

I look at my driver's license, and it said it expires in 2010!  I could've sworned I had read it expired in 2009.  I spent nearly 2 hours at the DMV for no reason!  arrrggghhh!!!!!

I shoud've had my Starbucks!!!

Wow! It's amazing!  Finally, the time came.  My wife and I are enjoying spending good quality time with our first baby daughter.  As a new dad, I'm the happiest man in the world.  My daughter, Keilah Alexis, is very strong and smart.  

It's a whole new world for me!  I enjoy having my baby around me as I work in my home office.  I think she already could pass the real estate exam just by listening and seeing me do my real estate work! he he he

Anyway, I wanted to share with you all that my new baby girl was born healthy, 20 inches long, and weighing 7.5lbs. You can see pictures in my Face book account. Okay, here's one photo

Local Realtor helps a Spring Valley Married Couple Avoid Foreclosure

Spring Valley, CA - Local Real Estate Agent and Short Sale expert, Nelson Carrillo, successfully helped a family avoid foreclosure.  As we see the number of people losing their homes growing, the demand of professional real estate experts in this area rises as well.  Luckily for this couple, they came to the right agent.  Mr. Nelson Carrillo was able to review their situation and showed the options.

It turned out the husband was injured on the job and was out of work on disability.  He was then laid off and was unable to continue his mortgage payments.  As they were getting ready to pack and let the house go into foreclosure, they decided to seek advice from local realtor Nelson Carrillo.

They were advised of the options.  The right paperwork was put together by Mr. Nelson Carrillo's team, timely coordination with a local escrow company and title as well as aggressive negotiation with their lender Washington Mutual who held the 1st and 2nd mortgages.  They were already upside down on their mortgage loans and almost a year behind on HOA dues.

After persistent negotiations with bank and full cooperation of the homeowners, Washington Mutual agreed to approve the short sale transaction at the agent's suggested price. 

The buyers were so happy to have bought a home a lower price, the bank was happy to have sold the property and avoid possible higher fees, and Mr. Nelson Carrillo's clients were happy to have sold the property without owing anything to the bank.  They now feel relieved that they did not go through Foreclosure and ruin their credit for 7 years. The husband got a new and better job and happy with the hopes of buying a home again in the near future.

I Don't' Understand the "Home For Sale Ad" Abbreviations and Acronyms!

Real estate ads are usually full of acronyms and terms that are unfamiliar to first-time buyers. Here's a cheat sheet to let you in on the lingo. Let me know if you have any questions! 

4BR/2BA: four bedrooms and two bathrooms 

assum fin: assumable financing  

bedroom: usually a sleeping area with a window and a closet, but the definition varies in different places

bathroom: There are three types of bathrooms: a full bathroom is a room with a toilet, a sink and a bathtub; a three-quarter bathroom has a toilet, a sink and a shower; a half bathroom or powder room has only a toilet and a sink.

closing costs: the entire package of miscellaneous expenses paid by the buyer and the seller when the real estate deal closes.  These costs include the brokerage commission; mortgage-related fees; escrow or attorney's settlement charges; transfer taxes; recording fees; title insurance and so on. Closing costs are generally paid through escrow.

CMA: comparative market analysis or competitive market analysis. A CMA is a report that shows prices of homes that are comparable to a subject home and that were recently sold, are currently on the market or were on the market but did not sell within the listing period.

contingency: a provision of an agreement that keeps the agreement from being fully legally binding until a certain condition is met. One example is a buyer's contractual right to obtain a professional home inspection before purchasing the home.

dk: deck

expansion pot'l: expansion potential means that there's extra space on the lot or the possibility of adding a room or even an upper level, subject to local zoning restrictions.

fab pentrm: fabulous pentroom, a room on top (but under the roof) that has great views

FDR: formal dining room

fixture: anything of value that is permanently attached to or a part of real property. Fixtures include installed wall-to-wall carpeting, light fixtures, window coverings, landscaping and so on. Fixtures are a frequent subject of buyer and seller disputes. When in doubt about who will have ownership of fixtures, get it in writing.

hoa: Homeowner's Association

in-law potential: potential for a separate apartment, subject to local zoning restrictions

large E-2 plan: one of several floor plans available in a specific building

listing: an agreement between a real estate agent and a home owner that allows the agent to market and arrange for the sale of the owner's home. The word " listing" is also used to refer to the for-sale home itself. A home being sold by the owner without a real estate agent isn't a " listing," it's called a FSBO (for sale by owner).

lo hoa dues: low homeowner's association dues. Do your research to find out just how " low" the dues actually are compared to other dues in the area.

lock box: locked key-holding device affixed to a for-sale home so real estate professionals can gain entry into the home after obtaining permission from the listing agent

lsd pkg: leased parking area; it may come with additional cost

MLS: Multiple Listing Service. An MLS is an organization that collects, compiles and distributes information about homes listed for sale by its members, who are real estate agents. Membership isn't open to the general public, although selected MLS data may be sold to real estate listings Web sites. MLSs are local or regional. There is no MLS covering the whole country.

real property: real estate is legally called "real property"

REALTOR®: a real estate agent or sales associate who is a member of the NATIONAL ASSOCIATION OF REALTORS®. Not all real estate agents are REALTORS®.

title insurance: an insurance policy that protects a lender's or owner's interest in real property from assorted types of unexpected or fraudulent claims of ownership. It's customary for the buyer to pay for the lender's title insurance policy.
