I must admit that I am both positive and negative about the events that have been occurring recently with the economy.  I'll start with the negative for today, then move to the positive aspects tomorrow.
Among the information overload I have been receiving recently, I found one bit rather humorous today.  Apple's stock fell 17.92% in one day.  What was the reason for the fall, according to the article I was reading.  The main reason for the drop was because an analyst stated that Apple's earnings will fall due to the economic situation.

Perhaps the question I hear most often from buyers right now is - should I buy a home right now or wait for the prices to fall further?  The answer to this question is never simple and I believe that most buyers do not fully take everything into account when deciding in financial terms whether to buy a house.

Recently I attended a listing presentation that I was not all that excited about.  The seller had purchased the property only a year and a half ago and, based on the current value of the property and the amount still owed, the seller was short, or as we say now its a "short sale".
The problem is, the seller was unrealistic. He wanted his home priced 6% above competition, OK that's suicide. In today's market, this means the property will be on the market for a very long time - and not sell. Costing you time money and energy.

What to do with that awful offer! - 09/16/08 02:28 PM
After several stressful weeks if not months waiting for an offer, your property finally gets one.  Your agent calls you to let you know that one is on its way and when you receive it your are.... ANGRY!
You are prepared to negotiate a bit with your listed price, but not this much!  What are the buyers thinking offering this much!  It is insulting!
When faced with this situation, the first thing you need to do is take deep breath and then remember the following truths about the house.
1) You do not have to accept an offer that you don't want.

In today's slow market, real estate agents are taking a wide number of approaches towards the problem of receiving an offer on a property that has been on the market for some time.  Some agents are not even waiting for the property to be on the market for some time to offer an incentive - with the obvious thought that otherwise the property would not sell.
