I got an accepted contract today to close on Haloween for a client today. It made me think fo the other neat things I have had happened on holidays. I remember selling one of my own listing one 4th of July before I went on a picnic. I have had closing on the day before Xmas and on New Years Eve. I have written contract on Mardi Gras day which is a big holiday here and everything is closed. We wrote it before going to the parades. One of the nice things about a mature market is many of the old homes from the late 1800s are being saved and turned into condos as these downtown areas come back. The 14' ceiling, 10' windows, pockets doors, fireplaces, porches, wood floors, balconies are being renovated for the young professionals to enjoy. The crown molding and restored woodwork really give these old house a new life. We need this trend to continue. Cities and States should all look to tax breaks and deductions to offset a developers cost of restoring these prperties. Most of us have had other careers before we got into real estate. I was in supermarket sales before real estate. I traveled quite a bit along the gulf coast from Lake Charles, La. to Destin, Fla. we worked long hours, nites and weekends. I had 30-35 sales people working for me at times. This past year I got a new Toyota Avalon and with it I got the GPS map as a real estate toy. Its been great even though I usually know where I am going. Its been a great help to be in finding some streets. I used it today as many street signs have disapeared and streets are not easy to find with missing signs even if you know the streets. Its a neat gadget for a real estate agent. do you have one?

Most of us have a website but do we list our listings on the site. If your site has the flexibility you can do a nice review of the property by creating a separate page for each listing. You can use whatever photos you desire. They will be larger and of better quality than that of the local mls. You can give neighborhood info as you wish along with maps ect. Does your town have street names that tell about the place? People had to name them something but some seem to be way out today. You have to be a great speller to remember many of the anmes here. Some creative sole wanted to map out the downtown area on the side of a parking garage. The point is the downtown area is very small. There are several hundred years of history in the painting. Realtors are professional and should dress the part. The days of coats and ties are gone for guys in real estate. This does not mean wearing shorts and t-shirts is in at least in this market. Most of the agents in this market dress well. It can really get hot and humid here in the summer and early fall. I read another blog which gave me the idea to see how the active rain users dressed. Getting website leads is great but you have to followup with them. I send them a followup e-mail as soon as possible asking questions about their particular inquiry. Often time I just pick up the phone and call them.It has been almost 100% positive response. Usually get a response like that was "unreal to get a call back that quick" It just help cement the relationship with your prospective client and yourself. St. Charles Ave. Streetcar Line New Orleans, Missing them! - 09/19/06 11:13 PM

One of the things I miss is the St. Charles Ave. Streetcar line. Katrina knocked out the line. The tree lined Ave lost a lot of trees. Many of the trees and limbs fell on the century old line knocking it out of commission for over a year. Power poles, guide wires, and street lamps were all destroyed to a certain degree. The cars were saved as they were on high ground. The same cannot be said of the Canal Line where all the historic cars did flood. They are being put back togeather as I write. Getting your yard ready to sell means more calls to see the home. This is an area where you can spend little and have a large return. It says something about how the house has been kept. Saints suprise everyone and go 2-0 in their first 2 road games. This is a big football town even though we have never had a big winner. The team has sold out the Super Dome with season tickets with half the citys population having washed elsewhere. We will be playing the arch rivals Atlanta Falcons on Monday nite football. We all have our hobbies as realtors. Three of mine happen to be useful with my job. I enjoy taking photos and fooling with them. Took this early morning photo while waiting for a client. Thought about how great it was to show in the morning before your day gets hectic. I wish we could spread them out more then we do. Looking at my schedule for Monday and notice I have 3 people want to look after work. On top of that I have somewhere else I am going that is important to me. I will schedule them at different times throughout the week. You have to work around schedules? Beignets and coffee in this open air market setting operates 7 days per week and 24 hours per day. I closes for Christmas and Hurricanes. Many of us eat fast food everyday in a hurried lifestyle we lead. This is one of the first fast foods I can remember growing up in New Orleans. It was before there the Golden Arches arrived in New Orleans. The prices have changed but little else has changed for the local Lucky Dog stand. Getting a good camera is a must for the real estate agents in 2006. I am on my 4th Olympus camera. Its like a computer so when you stick with one brand you do not have to relearn the system again. I take a lot pictures and crop a lot so I got an 8 mega pixel with a wide angel lense which is good getiing rooms into the frame. I think it 35-105. the 35 is the wider angle that makes it good for real estate. Columns, Iron fences, shutters, multipe fireplaces that are smaller then you think. High ceilings for the air flow. All are raised for air circulation. Large windows to let in light. Your website is a great place to feature you properties. You can put whatever you want on the page. You can have any number of photos and make them any size you want. You can design a format that works for you. You can direct clients to your site with adverrtising from flyers and print ads. I only use Homes and Land now because its a quality issue here.
