 Happy Thanksgiving from New Orleans. Do you remeber when everyone watched the same shows every nite on a balck and white TV set. You only had one TV per house and parents, brothers and sisters would all watch at once. The networks had the three or four shows per nite and you had each nite memorized. You had to do your homework so on weeknites you may not watch anything but weekends were big. Les Miles has been a great coach for the Bayou Bengals going 33-5 over the last 3 years. His teams play hard and are very exciting win or lose. He fits in and has a calming effect with the rabid Louisiana fan base. Its been exciting. Louisiana has as much talent footall wise as a state like California which is 10 times its size. New Orleans French Quarter Condos are unique in many ways. One of those ways is that you never know what is behind the gate that opens on the street. This is a good example of a condo that I sold last year. It was totally rodone in detail to look like it would have 200 years ago. I have enjoyed my real estate car, the Avalon. Its got a lot of room inside and plenty of room in my back seat for my floders and books. It gets OK milage. The A/C works great which is very important in New Orleans hot humid weather. Today was like a Spring day in New Orleans so took a couple of shots while out looking at homes. The condos at 3201 St. Charles Ave. are a perfect example of an apartment conversion of the 1960's turned into condos. There are very few historic features to the condo complex. It however has a great address, gated parking and seem to be well maintained. The units all open onto a courtyard that has a pool, fountain, and plenty of room to roam. Yahoo Searches up on my site, 25% share plus this month visiting my website - 11/12/07 05:01 PM
This is the biggest share I have ever gotten for people coming to my site from Yahoo. The positions have not changed. I did notice that Yahoo is showing more of my blogs from active rain. I do notice that Yahoo is posting interior pages of my website which did not happen in the past. I have a lot of pages with niche articles and reviews of local real estate projects. This program for state bond money is very hard to beat if you are a teacher looking to purchase. I was working with a teacher today that is looking for a condo. If he borrows 150k, he will get a credit of $6000 at the act of sale along with getting a rate of 6.25% which is very competitive. When housing prices begin to get beyond the reach of familes and their wages then housing prices level off in most markets. The sub-prime rates were tying to get around this fact. It comes back to what people can afford. I know there are some areas like New York and San Francisco defy this logic but the places in middle Americia this still is true. There will be some differences in all the fees but in New Orleans Condos the condo fees cover Insurance, flood Insurance Upkeep, Water, and the various amenties that that association has. The gas prices have remained in a fairly tight range over the past year. If oil prices remain high your home heating bills and the fill up will cost much more. The question for us is what effect if any will this have on the housing markets. Are patterns getting ready to change? Are people going to look for shorter commutes? Are people williing to stay in homes longer? Why have a large home if you do not need it? I do not like taking listings that are overpriced. I am a successful agent but still make mistakes on this point. I always tell the seller what the home is worth and how long it will stay on the market if they price too high. I recently had a mother and son where I listed bith homes. The sons house sold quickly in less than 2 weeks. I told the owner it would sell for about 289k so we listed for 299k. The seller got 292k and was very happy.

The LSU team makes it a nail biter each week. For a big fan its a game of highs and lows of the college game. We did not play a very good game but in the fourth quarter the starts lined up for the Purple and Gold. I was inot this game as I went to Alabama for 2 years before transferring to LSU. Miles has given us plenty to cheer and curse about but he is 30-5 and keeps us in the race for the Conference Race. LSU has played 6 ranked teams this year. I doubt if many teams … (11 comments)

 The Warehouse District Condo business is starting to revive from the slow period of August and September that were extremely poor months for sales. There are a couple of nice units on  the market in each price range. That means 3-4 of the best. The segment that has show the most rebound is those around the 200-240k range. The Foreclosure rates are below 1% in the New Orleans Metro area. The foreclosures are increasing In New Orleans for many reasons. The foreclosures have less to do with the subprime loans and more with Katrina damages. The lenders try to do everything to keep it going that way. I think most of the foreclosures are damaged and unliviable at this point. People cannot go two years trying to keep up with a mortgage and having to rent a place besides.
