Houston Nutt to Ole Miss after being forced out at Arkansas. Les Miles to Michigan, LSU assisstant Bo Pelini next Nebraska Coach. LSU will need a new coach. The top choice may be Tubberville who is at Auburn. He is wanted by Arkansas also. Could Saban come back to LSU from Alabama? These guys tend to forget that they have a job and a team to coach, so everyone is giving LSU no chance to beat Tennessee tomorrow in the SEC Final. One of the many choices of condos in the New Orleans Condo is a group of condos that are on the Lake. One of the first condos built as condos about 20 plus years ago where you can enjoy a lifestyle nesr the water. You can walk to the lake and all it has to offer. The New Orleans Marina is steps away as are many places to eart and shop. The taxes are low as the units are in Jefferson Parish. The New Orleans Condo Market does have a segment that overlooks Lake Pontchartrain which is a big salt and freshwater lake that is 26x50 miles and leads to the Gulf of Mexico through Chef Pass. The Light House Harbor Condos are a great example of casual living next to the New Orleans Yacht Harbor. They must have been well built as they withstood the winds and water of Hurricane Katrina. You are in the Lakeview Neighborhood of New Orleans and can walk to various eating, drinking and shopping areas. I was interested in starting a group as a niche. All you ever wanted to know about Condos. it can include life-styles, condo fees, pre-sales, the variety of types and any number of things assocaited with buying a condo or enjoying one. I have not seen such a goup formed so was wondering if someone would like to start one. I could not find one for such a large segement of the market. The Avante Garde Condos in Kenner are one of your better choices of Condos in the New Orleans Metro area where you can get a tow bedroom in the 140-160 range depending upon the updates. Its a gated community that is well established with an easy commute to Metairie and to New Olreans. The condo fees are very resaonable and the taxes are fairly low. If you live in your unit that you pay 150k for your property taxes are less than $800 for a year. Your condo fees are about $180 per month, much less then home owners insurance alone. (0 comments)

Audubon Trace which was one of Jefferson's Parish first condo developments about 20 years ago is more popular than ever. Its close to New Orleans and in a corridor that is easy to travel in. Near Oschner Medical Center aand Elmwood Business Park. The condo fees and amenties are very reasonable. After Katrina some of the units sold for some very good prices "high". people were desparate for housing and paid some high prices. The high prices stayed high unitl a couple of months ago. Happy Thanksgiving from New Orleans. Do you remeber when everyone watched the same shows every nite on a balck and white TV set. You only had one TV per house and parents, brothers and sisters would all watch at once. The networks had the three or four shows per nite and you had each nite memorized. You had to do your homework so on weeknites you may not watch anything but weekends were big. I can remember the Friday nite shows Sea Hunt, then Rawhide with Gil Faber and Rowdy Yates, and whatever was next. You had a western per nite. Those were interesting (4 comments)

Les Miles has been a great coach for the Bayou Bengals going 33-5 over the last 3 years. His teams play hard and are very exciting win or lose. He fits in and has a calming effect with the rabid Louisiana fan base. Its been exciting. Louisiana has as much talent footall wise as a state like California which is 10 times its size. High school football is still a big deal in the rural south. If he keeps the local kids at home he will always be a winner and every now and the jump to the top ten. Very hard (12 comments)

New Orleans French Quarter Condos are unique in many ways. One of those ways is that you never know what is behind the gate that opens on the street. This is a good example of a condo that I sold last year. It was totally rodone in detail to look like it would have 200 years ago. The Historic Commission is very strict in what you can do with properties in this area. Parking is very tough since many of these buildings pre-date cars by 100-150 years. The St. Elizabeth Condos located in Uptown New Orleans at 1314 Napoleon several blocks from St. Charles Ave. are one of my favorites because they combine the Old World charm in a residential neighborhood filled with history. The Oak trees and wide neutral ground are a perfect setting for these luxury condos. You have the exposed masonery, high ceilings, large windows, shutters, iron work, columns, unique porches, fireplaces, 8 foot doors, iron gates, beveled glass door, and detailed work inside and out. I have enjoyed my real estate car, the Avalon. Its got a lot of room inside and plenty of room in my back seat for my floders and books. It gets OK milage. The A/C works great which is very important in New Orleans hot humid weather. Today was like a Spring day in New Orleans so took a couple of shots while out looking at homes. This is my third Avalon so I must like them so it works for me. I drive about 15k miles a year with 95% being real estate miles. My car is my office many times (9 comments)

The condos at 3201 St. Charles Ave. are a perfect example of an apartment conversion of the 1960's turned into condos. There are very few historic features to the condo complex. It however has a great address, gated parking and seem to be well maintained. The units all open onto a courtyard that has a pool, fountain, and plenty of room to roam. Many of the units are still very dated but some have been updated. The units are owned by longer term owners. It is a long walk to the downtown area. The Commodore Condos are an excellent choice for those wanting a small condo with parking on St. Charles Ave . The Historic building gives you another look of the New Orleans Condo Market. The 1920's apartment complex has that historic feel yet is young by New Orleans Standards. The studios and small one bedrooms have all been updated and begin in the 140's. The location makes it an ideal place to start if you are a student or starting your first joy in downtown New Orleans. Does this sound like the housing markets? There is always going to be a similiar mindset to various markets. Everyone gets caught up in the speculation and tries to find ways to make it last. When it seems too good to be true then it is. Its time to head to the sidelines. Here is Liz Ann talking about the US dollar. Does this sound familiar. I met Liz at a Charles Schwab Function about a year, and we talked about the coming real estate bubble. She was correct in her thoughts. She was very nice and easy to talk to. Yahoo Searches up on my site, 25% share plus this month visiting my website - 11/12/07 05:01 PM
This is the biggest share I have ever gotten for people coming to my site from Yahoo. The positions have not changed. I did notice that Yahoo is showing more of my blogs from active rain. I do notice that Yahoo is posting interior pages of my website which did not happen in the past. I have a lot of pages with niche articles and reviews of local real estate projects. I can only think this is the reason to go from around 10% to just over 25%. This is just from November so the numbers may change as we move (6 comments)

The New Orleans downtown condo market has all types and ranges of condos for your taste and price range. The 625 St. Charles Ave condos are an example of relatively new Construction in a great location with the Warehouse District. Its across the street from a nice park surrounded by by the federal courts. You are on the Street car line that runs right in front of the building. The units do vary in taste as many initial owners bought the empty shells and finished the insides themselves. Your average sales price is going to be in the 550k range and up (1 comments)

This program for state bond money is very hard to beat if you are a teacher looking to purchase. I was working with a teacher today that is looking for a condo. If he borrows 150k, he will get a credit of $6000 at the act of sale along with getting a rate of 6.25% which is very competitive. The rate will not change as long as the money is availiable. I did not realize how good a deal it was until I got home today and looked up my flyer. Louisiana teachers are under paid so this helps in a little way (0 comments)

New Orleans Warehouse District Condos have some unique and wonderful courtyards that add to the amenties of living in the area. I have pictured a couple of the better courtyards below. Most have pools and tropical greenery. It will rarely ever freeze in these courtyards and you can enjoy them year round. These are also some of the features that make these units popular as New Orleans second homes in the area. When housing prices begin to get beyond the reach of familes and their wages then housing prices level off in most markets. The sub-prime rates were tying to get around this fact. It comes back to what people can afford. I know there are some areas like New York and San Francisco defy this logic but the places in middle Americia this still is true. As housing prices drop people will begin to be able to afford more of a house. One thing that is missing from the current market is the buyer wanting to move up. They stay put because (0 comments)

I am always suprised by new and old client not knowing what condo fees cover. I made a list that is posted below on my webstie New Orleans Condos. There will be some differences in all the fees but in New Orleans Condos the condo fees cover Insurance, flood Insurance Upkeep, Water, and the various amenties that that association has. The Insurace in a big expense for Condo associations in this market. However the insurance alone on a home will be more than what condo fees are for the totla package. The Tracage Condo developement is going to give the New Orleans Warehouse District a boost as it breaks ground. The Tracage Condos High rise project is going to fill a need in the Luxury high rise market which has not seen a new developement in many years. By being new it fills a void in the market as some people will wnat to be in a high rise building with great city and fantastic Mississippi River views. It should help the entire area develope and set a standard for others who follow. New Orleans has not had a bubble in the condo (0 comments)
Oil prices top $96 per barrel, gasoline prices going up!! Housing effects? - 11/06/07 10:04 AM
The gas prices have remained in a fairly tight range over the past year. If oil prices remain high your home heating bills and the fill up will cost much more. The question for us is what effect if any will this have on the housing markets. Are patterns getting ready to change? Are people going to look for shorter commutes? Are people williing to stay in homes longer? Why have a large home if you do not need it? I live in a warm climate so my bills really drop this time of year when you do not run the a/c (15 comments)

I do not like taking listings that are overpriced. I am a successful agent but still make mistakes on this point. I always tell the seller what the home is worth and how long it will stay on the market if they price too high. I recently had a mother and son where I listed bith homes. The sons house sold quickly in less than 2 weeks. I told the owner it would sell for about 289k so we listed for 299k. The seller got 292k and was very happy. The mother's house was a different story. I told her 249k and gave her and (8 comments)

The LSU team makes it a nail biter each week. For a big fan its a game of highs and lows of the college game. We did not play a very good game but in the fourth quarter the starts lined up for the Purple and Gold. I was inot this game as I went to Alabama for 2 years before transferring to LSU. Miles has given us plenty to cheer and curse about but he is 30-5 and keeps us in the race for the Conference Race. LSU has played 6 ranked teams this year. I doubt if many teams (11 comments)

The Warehouse District Condo business is starting to revive from the slow period of August and September that were extremely poor months for sales. There are a couple of nice units on the market in each price range. That means 3-4 of the best. The segment that has show the most rebound is those around the 200-240k range. The Cotton Mill has shown decent activity because of the price range and amenties. There has been an upsurge in people looking for second homes in the Warehouse District. The rental market has a lot of people looking and the supply is slowly being eaten (0 comments)
Lousiana ranks 38th for Foreclosures, Foreclosures increasing - 11/01/07 03:55 PM
The Foreclosure rates are below 1% in the New Orleans Metro area. The foreclosures are increasing In New Orleans for many reasons. The foreclosures have less to do with the subprime loans and more with Katrina damages. The lenders try to do everything to keep it going that way. I think most of the foreclosures are damaged and unliviable at this point. People cannot go two years trying to keep up with a mortgage and having to rent a place besides. We are doing much better than many states but expect the foreclosure rate to trend up over the coming months. If (1 comments)
