      <title>Monthly Absorption rate in New Orleans</title>
      <description>&lt;p&gt;Have you ever heard the term "Absorption Rate?" It is actually a pretty helpful bit of information when analyzing the real estate market.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Absorption Rate = The rate at which properties are sold in a specific area&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&lt;a href="http://nolarealestate.files.wordpress.com/2010/06/new-orleans-real-estate.jpg"&gt;&lt;img title="New Orleans Real Estate" src="http://nolarealestate.files.wordpress.com/2010/06/new-orleans-real-estate.jpg?w=300&amp;amp;h=250" height="250" alt="" width="300"&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;New Orleans Absorption Rate&lt;/p&gt;
&lt;p&gt;If you take a look at the graph, you can see that over the past year or so, the absorption rate (months of inventory) typically hovers around 7.8 to 9.5.&amp;nbsp; This tells us that if no new houses came on the market, it would take around 7.8 to 9.5 months to sell the remaining inventory of homes.&amp;nbsp; As a New Orleans Realtor, this statistic can be very helpful when discussing the market with clients.&amp;nbsp; However, like all statistics, absorption rate cannot be taken simply at face value...we need to analyze the numbers that make up absorption rate to fully understand.&lt;/p&gt;
&lt;p&gt;To find the monthly absorption rate, you would take the number of active properties for sale in a given area at a given time and divide that number by the number of sold houses in the same area at the same time.&amp;nbsp; For example, in May 2010 there were 1813 houses for sale in Orleans Parish and there were 232 sales.&amp;nbsp; 1813 divided by 232 equals an absorption rate of 7.8.&lt;/p&gt;

      <title>Homeowner Equity in New Orleans</title>
      <description>&lt;p&gt;This &lt;strong&gt;New Orleans Real Estate Blog&lt;/strong&gt; post is about homeowner equity.&amp;nbsp; I just read an interesting article from the &lt;a href="http://www.realtor.com/" title="nar" target="_blank"&gt;National Association of Realtors&lt;/a&gt; on the subject.&amp;nbsp; The article outlined the &lt;em&gt;average amount of equity&lt;/em&gt; that homeowners in New Orleans, Metairie, and Kenner Louisiana have.&lt;/p&gt;
&lt;p&gt;First of all...What is &lt;a href="http://en.wikipedia.org/wiki/Home_equity" title="definition of equity" target="_blank"&gt;homeowner equity&lt;/a&gt;?&amp;nbsp; Most simply it is the difference between the fair market value and the amount of liens held on the property.&lt;/p&gt;
&lt;p&gt;According to NAR, if you:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Purchased the property in 1989: &lt;strong&gt;$113,492&lt;/strong&gt; in equity&lt;/li&gt;
&lt;li&gt;Purchased the property in 1994: &lt;strong&gt;$100,941&lt;/strong&gt; in equity&lt;/li&gt;
&lt;li&gt;Purchased the property in 1999: &lt;strong&gt;$66,068&lt;/strong&gt; in equity&lt;/li&gt;
&lt;li&gt;Purchased the property in 2004: &lt;strong&gt;$32,744&lt;/strong&gt; in equity&lt;/li&gt;
&lt;/ul&gt;

&lt;li&gt;
&lt;strong&gt;Is your bid an estimate or fixed price?&lt;/strong&gt; Most people assume that the bid is a fixed price...but it actually may be simply an estimate.&amp;nbsp; If you want a fixed price but the contractor says there are too many unknowns to create a bid, you should ask him to list the unknowns and try to make them "known."&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Would you please itemize your bid?&lt;/strong&gt; Do not simply accept a bottom line bid.&amp;nbsp; An itemized bid allows you to see each line item and compare those items to the other contractors that you have received bids from.&amp;nbsp; The contractor should not object to this request.&amp;nbsp; They are going to have to figure each item out eventually to complete the job so this is not additional work.&amp;nbsp; If they refuse, this may be a signal.&lt;/li&gt;

&lt;strong&gt;How long have you been working in New Orleans? &lt;/strong&gt;A number of contractors have been moving to New Orleans post-Katrina.&amp;nbsp; Is it important to you to have a contractor with a long-list of references dating back many years?&amp;nbsp; Another important reason to hire a local contractor is the fact that they will be better equipped to understand the local zoning laws, building codes, historic laws, etc.&amp;nbsp; We all know that it can be difficult to navigate New Orleans City Hall!&lt;/li&gt;

&lt;p&gt;Is it possible that the smell of your home is preventing you from selling?&amp;nbsp; I've been in a number of homes for sale here in New Orleans that have very strong odors.&amp;nbsp; Every time there is strange or bad smell it is the first thing I notice.&amp;nbsp; According to The Sense of Smell Institute, smell can affect a person's mood.&lt;/p&gt;
&lt;p&gt;Here are a few simple tips (from Realtor Magazine):&lt;/p&gt;

&lt;strong&gt;Take the trash out&lt;/strong&gt; - Never leave a full trash can during a showing.&amp;nbsp; In fact, you should consider taking out the trash every night.&lt;/li&gt;

&lt;strong&gt;Stop Smoking Inside&lt;/strong&gt; - Make sure that your home is ventilated and that you do everything that you can to remove the smoke smell.&amp;nbsp; Try an ionizer.&lt;/li&gt;

&lt;strong&gt;Eat out for Dinner&lt;/strong&gt; - Certain foods can stick around the house for a long time. If you know that you have a showing, think about supporting one of New Orleans' great local restaurants.&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Clean your pets&lt;/strong&gt; - Pet odor can prevent a buyer from really considering your house.&amp;nbsp; Clean your pet regularly, vacuum daily, and make sure you clean your pet's bedding. &amp;nbsp; Consider limiting the pet to a certain area.&lt;/li&gt;

&lt;p&gt;So here's the deal, I am not interested in starting a global warming or climate change discussion.&amp;nbsp; What I want to do is give home owners 5 easy ways to help them reduce their utility bills.&amp;nbsp; Basically, helping you save money is the priority and a great side benefit is that you will also be helping the environment.&amp;nbsp; Everyone wins!&lt;/p&gt;
&lt;p&gt;Here are my 5 easy suggestions:&lt;/p&gt;
&lt;p&gt;1.&amp;nbsp; &lt;strong&gt;Try to adjust your thermostat&lt;/strong&gt; - Nearly half of your home's energy consumption is from cooling and heating.&amp;nbsp; Try lowering your thermostat a bit during the winter and raising it during the summer.&amp;nbsp; Fans are a very big help as well.&lt;/p&gt;
&lt;p&gt;2.&amp;nbsp; &lt;strong&gt;Save some water&lt;/strong&gt; - I am all for saving money by using less water...but I like high pressure and tons of hot water for my showers! So how about this compromise: turn off the water while you brush your teeth.&amp;nbsp; This can save nearly 4.5 gallons of water each time.&amp;nbsp; Also, look into buying a dual flush toilet.&amp;nbsp; This allows you to choose between more or less water for each flush.&amp;nbsp; I just saw one online for $140!&lt;/p&gt;

&lt;p&gt;I read a interesting/disturbing article this morning about credit scores dropping.&amp;nbsp; Take a read if you can: &lt;a href="http://www.usatoday.com/money/perfi/credit/2009-09-21-lenders-scores-credits_N.htm" title="credit scores" target="_blank"&gt;Credit Scores Take a Hit&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;The article is not focused on &lt;a href="http://www.nola.com" title="new orleans info" target="_blank"&gt;New Orleans&lt;/a&gt; citizens, but rather the nation as a whole.&amp;nbsp; It outlines how many individuals are seeing their credit scores drop...THROUGH NO FAULT OF THEIR OWN!!! People work so hard their entire lives to pay bills on time to keep their credit score high and now banks are causing their credit scores to fall.&amp;nbsp; What are the banks doing to cause this? The article outlines three reasons:&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;Cutting Credit Card Lines - Banks are systematically reducing the amount of credit they have on their books by cutting credit limits.&amp;nbsp; The article states that by the end of 2010, banks will have cut about half of all available credit.&amp;nbsp; Having less credit available can cause a consumer's credit score to fall.&lt;/li&gt;
&lt;li&gt;New Credit Scoring - This scoring takes in to account the amount of available credit consumer's are using.&amp;nbsp; Combined with decreasing limits and a poor economy, this can also lead to a drop in credit scores.&lt;/li&gt;
&lt;li&gt;Loan Modifications - Many consumers are modifying loans to be able to pay during these hard economic times.&amp;nbsp; Unfortunately, the way that the banks currently report these loan modifications to credit bureaus potentially can cause damage to your credit score.&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;Please take a look at the article for further explanation of this issue.&amp;nbsp; I know that this is a very frustrating situation but it reiterates the need for consumers to actively monitor their credit scores.&lt;/p&gt;

      <title>LA Mortgage Market Conditions</title>
      <description>&lt;p&gt;&lt;strong&gt;Mortgage Market Conditions in Louisiana&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;So we all hear about the bad mortgages and foreclosures around the world on the nightly news.&amp;nbsp; There are always stories about families losing their homes to foreclosure since they are now unable to pay their sub-prime mortgage.&amp;nbsp; I hear these stories as well, but I wondered why Louisiana has been somewhat sheltered from the worst. &amp;nbsp; I did a bit of research on our mortgage market and found some helpful info that may explain (at least in part) why we have been able to avoid huge foreclosure numbers.&lt;/p&gt;
&lt;p&gt;Based on&amp;nbsp; a report created by the &lt;a href="http://www.realtor.org" title="realtor info" target="_blank"&gt;National Association of Realtors&lt;/a&gt; in 2008, these statistics give a snapshot of the mortgage market in Louisiana:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;44% of homes are owned free in clear - 32% is the national average&lt;/li&gt;
&lt;li&gt;Sub-prime exposure is 8% - 9% is the national average&lt;/li&gt;
&lt;li&gt;Sub-prime loans account for 54% of foreclosures (from NAR in 2008 may have changed)&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;These stats show that we have much more home ownership without a loan in Louisiana than in other states.&amp;nbsp; This means that we have less potential for foreclosures since there are fewer houses with loans.&amp;nbsp; Also, since sub-prime loans account for the majority of foreclosures and we have 11% fewer sub-prime loans than the national average, our exposure is less.&lt;/p&gt;
&lt;p&gt;I know that this is not earth-shattering information, but I thought it was interesting at least! There are other reasons as to why we have been insulated from a huge real estate collapse, but the above facts certainly play a role.&lt;/p&gt;</description>

Today's New Orleans Real Estate blog post is all about termites.  Property in New Orleans are especially susceptible to termites. Termite Facts:
&lt;ul&gt;
&lt;li&gt;Termites have existed for approximately 350 million years.&lt;/li&gt;
&lt;li&gt;At least 1,900 &lt;a href="http://termites101.org/termite-basics/termite-species" title="Termite species" target="_blank"&gt;species of termites&lt;/a&gt; are known to exist on earth.&lt;/li&gt;
&lt;li&gt;In recorded history, termites have never developed resistance to any type of pesticide. This is due in part to a queen&amp;rsquo;s &amp;ldquo;royal taster system,&amp;rdquo; in which the colony&amp;rsquo;s workers taste and process all food before it is fed to the queen.&lt;/li&gt;
&lt;li&gt;Termite workers and soldiers are blind, which means they rely on their sense of touch and chemical signals to help them locate food, moisture and shelter.&lt;/li&gt;
&lt;li&gt;These facts are from &lt;a href="http://www.termites101.org" title="termite info" target="_blank"&gt;www.termites101.org&lt;/a&gt;
&lt;/li&gt;
&lt;/ul&gt;
Termite Types found in New Orleans:
&lt;ul&gt;
&lt;li&gt;
&lt;strong&gt;Drywood termites&lt;/strong&gt; can live in dry, sturdy wood and can be found in the Gulf Coast region (among other places).  More specifically, the Southeastern Drywood Termite is the most common drywood termite species in the South.  Drywood termites commonly target the wood in your home&amp;rsquo;s structural timbers, framing, furniture and hardwood flooring. Wood consumed by drywood termites appears very clean and smooth &amp;ndash; as if the wood had been smoothed by sand paper.&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Formosan termites&lt;/strong&gt; are the &lt;a href="http://termites101.org/termitetalk-blog/termite-damage-little-bugs-big-problems"&gt;most destructive sub-species&lt;/a&gt; of subterranean termites in the United States.  While subterranean termites typically require soil contact to receive the moisture they need to survive, Formosan termites have the ability to form cartons (nests inside the colony made of chewed wood, soil and undigested cellulose) to retain water for the colony until they can find a more permanent water source.&lt;/li&gt;

Termite Prevention:
&lt;ul&gt;
&lt;li&gt;Seal cracks and holes on the outside of the home including entry points for utilities and pipes.&lt;/li&gt;
&lt;li&gt;Keep tree branches and shrubbery well trimmed and away from the house.&lt;/li&gt;
&lt;li&gt;Keep basements, attics, and crawl spaces well ventilated and dry.&lt;/li&gt;
&lt;li&gt;Store garbage in sealed containers and dispose of it regularly.&lt;/li&gt;
&lt;li&gt;Repair fascia and sofits and rotted roof shingles&lt;/li&gt;
&lt;li&gt;Replace weather-stripping and repair loose mortar around basement foundation and windows.&lt;/li&gt;
&lt;li&gt;Store fire wood at least 20 feet away from the house and five inches off the ground.&lt;/li&gt;
&lt;li&gt;Call a qualified pest professional for additional advice and treatment if necessary.&lt;/li&gt;
