"Drop the Price Before You Pay the Price"

I know, I know. The house behind you isn't as nice as yours so you should price yours higher. Or, you spent $30,000 remodeling last year so you should be able to add that amount to the asking price. Or, the house down the street is the same as yours so you should be able to ask the same amount that they got last year. Well maybe you should be able to do all these things, but the fact is that in this market you can't.

"But, the house behind mine isn't as nice..."
Don't decide on a price based on the "niceness" of your home compared to others for sale in your neighborhood. If you neighbor is asking $500,000, and your home has better upgrades, your first impulse might be to price yours at $525,000. Remeber, just because your neighbor is asking $525,000 doesn't mean his is going to get $525,000. Wouldn't it be smarter to price yours at $499,000? A buyer will look at both homes, see that yours is better, and also see that your asking price is slightly less than the other home. This makes the buyer's decision a no-brainer.

"But, I spent a lot of money on remodeling..."
Maybe you put in a pool, or maybe you remodeled the kitchen. These are things that should add value to your home, right? Well, yes and no. In a market saturated with homes for sale buyers have what seems like an unlimited amount of choices for homes in their price range. Let's say there are several homes in your neighborhood priced at $500,000. You have a similar home, but yours has a remodeled kitchen that the others don't, so you price yours at $530,000. Now, after looking at all the homes it's possible that a buyer will think that your gorgeous kitchen is worth paying an extra $30,000 for. However, it is also very likely that they would rather buy one of the other homes priced at $500,000, and then spend $20,000 out of pocket on their own remodeling job. They've just saved themselved $10,00 AND given themselves the luxury of picking out their own favorite colors, styles of appliances, etc. Once again, it might be worthwhile to price your home the same or less than the other homes in the neighborhood. When the buyer tours all of the homes for sale, yours will stand out as the best value for the money!

"But, my neighbor got a lot more money for the same house last year..."
Unfortunately, anyone who watches the news or reads the newspaper knows that the houseing bubble has long since burst, and prices have been declining ever since. No matter how unfair it seems, prices this year are down quite a bit from years past. Get a competitive market analysis and price your home accordingly. On the upside, if you price right and sell now, you will likely sell at a higher price than if you wait 6 months.

Drop the price before you pay the price!
Remember, your job when deciding on a price for your home isn't necessarily to come up with a fair price compared to other homes for sale in the area. Instead, your job is to come up with a price that makes your home the best value compared to other homes for sale. If you keep your asking price higher than the others because your home is "nicer than theirs", you are forcing each and every buyer to justify your price. Dropping your asking price and making your home the best value around virtually guarantees that you will get an offer before your competition does. And remember, the sooner you get offers, the sooner you sell your home!

So you are thinking about selling your home, and ahve decided to do it yourself. You've started repainting and making the necessary minor repairs. Your friends and neighbors have started to hear that you are moving, and the big question starts getting thrown at you: "What are you asking?"

Choosing an asking price can be difficlut, and everyone has an opinion. Be careful about taking advice from your neighbors. First, unless they are in the real estate industry they are probably grossly misinformed about the true market value of your home. Second, they may have a hidden agenda when doling out price advice since the details of the sale of your home will affect the value of their own property.

Instead of taking advice from the guy next door, follow these rules to figure out your home's market value:

1. Find the True Market Value: Get the statistics on similar homes in your neighborhood that have sold in the past 3 months. Find the sale price per square foot of each home sold (this is public record in many areas, including Palm Beach County, FL), then compare to the square footage of your own home.

2. Set your asking price at or below the True Market Value: Don't forget this is based on recent sales, NOT on current asking prices in the area. Remember, chances are the guys next door (and down the street, and two blocks over) have no idea what they are talking about, so if their homes are for sale, the asking prices might be nowhere near market value.

Now that you've decided on a price, don't second guess yourself. You did the research, so you can be confident with your price no matter what the neighbors think!

"5 Reasons Buyers Hate Your House.... And 5 Quick Fixes"

#1: You Smoke Inside
If a buyer walks in your house and smells cigarrettes, you have just severely decreased the chances of them being interested in the house. Many people find the smell extremely offensive, and unfortunately it is not an odor that you can get rid of quickly.

QUICK FIX: If you are a smoker, you likely do not realize that your house smells of smoke. Ask a friend or neighbor who doesn't smoke to give you their honest opinion. The, don't be fooled into thinking that you can neutralize the smell by opening the windows and lighting scented candles. If possible, you should invest in an air filtration device specially designed to eliminate odors over time. For a quick fix, you can place dishes of white vinegar around the house to absorb the smell and close the home up for a day or so (try it while you are at work). And of course, you should stop smoking inside the home immediately.

#2: Your Pets Have Left Their Mark
Even animal lovers don't want evidence of someone else's pets in their new home. The bigest complaint is pet smell (both the smell of the animal itself and the smell it leaves on the carpet before it's housebroken or litterbox trained). Other complaints include fur in the carpet, gnawed baseboards, etc.

QUICK FIX: Have carpets professionally cleaned to get rid of pet stains and odors. If the damage is particularly bad, have them replaced. Replace chewed or scratched baseboards, walls, and doors. Don't let Fluffy and Rover ruin your chances of getting a buyer!

#3: Your Disposal is Broken
Buyers WILL test appliances, light switches, etc. when they tour your home. If they discover that there are small "hidden" defects such as a broken disposal, they will worry that there are other more important and more expensive things wrong with the home that aren't in plain view.

QUICK FIX: You must pay attention to detail. Make sure everything is in working order, no matter how trivial it may seem to you.

#4: You Have Wallpaper
Yes, the flowers match your dishes, and the stripes compliment your couch, but they probably don't work with the buyer's things. Wallpaper is very personalized, and difficult to take down. Buyers would much rather deal with paint.

QUICK FIX: Take down the wallpaper. Paint the room a warm, neutral color. There is no shortcut to this. The wallpaper has to go!

#5: Your Appliances Are Older Than Their Teenagers
Buyers in today's market have more choices than they have in years. Many homeowners have replaced their kitchen appliances (and washer & dryer) in the last couple of years, and if you aren't one of them you could be at a major disadvantage.

QUICK FIX: If your appliances are more than 10-12 years old you should think about replacing them or offering buyers an incentive (for eample, $2000 towards the purchase of new appliances). Make sure to take into account both the age and condition of the appliances in question.

TIP #6: DON'T IGNORE THE GREENERY!
First impressions are made as soon as the buyer pulls into the driveway, so make sure your yard is in tip-top condition. Clean up your landscaping, and get rid of any plants that are dead or are not healthy looking. Trim all trees, plants, and shrubs. Cut the grass, trim the hedges, get out the weedwacker, and add new mulch to the flower beds.
REMEMBER: Colorful flowers look great near a front door and on porches and balconies. However, don't overdo it. Limit yourself to one pot on either side of the door and one pot in each corner of a balcony.

TIP #7: GET OUT OF THE HOUSE!
When there is a showing scheduled for your home, LEAVE! I know this is inconvenient, and can be on short notice, and I know it can be next to impossible if you have small children at home. But trust me, buyers will stick around longer and look around more if you are not there. Your presence makes them feel like intruders. If you want them to give your house a fair chance, get out fefore they get there!

TIP #8: HOME WARRANTY!
This tip is pretty self-explanatory. Offer prospective buyers a one-year home warranty. This will only cost you a few hundred dollars, and will make your home much more attractive than the house next door without a warranty.
BONUS: Some Realtors offer Home Warranty Packages to their sellers. If you are interested in this service, and live in or around the Jupiter, FL area, the Take 5 Team can help!

TIP #9: NO KIDDIE FLYERS!!!
Make sure you have professionally designed flyers/brochures. This does not mean have your Realtor print out a copy of the MLS sheet or type up a Word document and add a picture. Any 3rd grader can do that. Luckily, most of your competition will think this is adequate material to hand out to buyers. Have a sharp looking brochure, and you will stand out from the crowd!

TIP #10: OFFER AN INCENTIVE!!!
If you have followed every one of these tips, chances are you are already going to sell your house faster than the guy next door. But, just in case he is reading the same tips you are, offering an incentive to the buyer can give you a leg up on the competition if all else is equal. You can be traditional (offer to pay some or all of the closing costs, or pay the HOA fees for a year), or creative (offer a 5-night cruise to the buyer). The idea is to give your home that little extra something that buyers can't find anywhere else... especially not at the neighbor's house!

TIP #1: CLEAN!!!
This may seem obvious, but you would be surprised how many sellers don't clean their home thoroughly before it's put on the market. This doesn't just mean do the dishes and vacuum teh rugs. You need to clean everything as if there is going to be a military-style inspection in the morning! Buyers will be scrutinizing every nook and cranny of your property, so make sure the windows are spotless, scrub the grout in the bathroom, clean the dust out of cabinets and the crumbs out of drawers, dust the blinds, clean cobwebs out of corners, etc., etc., etc.
GO THE EXTRA MILE: Hire a professional cleaning crew when you first put your home on the market. They will remember to clean things that most homeowners overlook, and buyers will notice. Plus, the time and energy saved will be worth every penny!

TIP #2: GET RID OF YOUR CLUTTER!!!
I cannot stress this one enough! The best way to explain this tip is to explain what it doesn't mean. It doesn't mean shove everything in the closet... buyers look through closets. It doesn't mean put all of your catalogues into neat piles and arrange your hundreds of knick-knacks neatly on shelves and countertops.... organized clutter is still clutter! Here's what this tip does mean: go for a minimalist look, even if that is not your style. You want the buyers looking at your property, not your things, and believe me they WILL look at your things. I don't care how cool your vacation trinkets are, or how long you've been working on that Special Moments figurine collection, PUT THEM AWAY! I guarantee you, if they buyer is distracted by your stuff, they won't remember your house.
DON'T FORGET: De-clutter your fridge! Kids' artwork, unnecessary magnets, photos, and invitations will distract buyers. Clear everything off teh refrigerator except possibly your events calendar, and your list of important phone numbers.

TIP #3: HIDE YOUR FAMILY... PHOTOS!
You've already packed away all of your knick-knacks, trinkets, and decorative souvenirs. Now comes the hard part. Pack your family photos. I know your kids are cute, and your wedding photos came out great, and the pictures of your grandparents are sentimental... but the idea here is to neutralize the house. It's hard for buyers to imagine the place as their home when everywhere they look there are pictures reminding them that it's your home.
IT'S NOT AS HARD AS YOU THINK: You don't have to put away every single family photo, but if you have a wall or a table full of picture frames, they have to go. Limit pictures to not more than 1 for small rooms, and nor more than 2 or 3 for large rooms.

TIP #4: SWEAT THE SMALL STUFF!
Repair cracked tiles, fix loose or crooked cabinetry, replace torn screens and broken blinds, steam clean or replace the carpets, and call a plumber for leaky faucets and running toilets. Of course, this is not an exhaustive list. The point is, if you don't take care of the small details buyers will wonder what else you neglected.

TIP #5: PAINT!
Painting is one of the easiest, most cost-effective things you can do to make your home stand out against the competitiion. I know it's cliche, but very few sellers actually take the time to do it. Make sure you choose warm, neutral colors (beiges and tans, NOT stark whites). Also, don't stop at the living room and dining room. Most sellers ignore the bedrooms, and this is a huge mistake... particularly if you have kids. "Barbie pink" and "Ninja Turtle green" might be really fun for your preschooler, but they will probably turn off a buyer. As much as you don't want to go through the hassle of repainting these rooms, a buyer doesn't want to pay for a house that they will have to put so much work into. Also, remember that the exterior of you home needs paint as much as the interior does, if not more so. First impressions are made even before the buyer walks through the door, and a fresh coat of exterior paint will do wonders. Don't forget the front door, trim, and porch/balcony railings!
EXTRA TIP: Just because you have wallpaper doesn't mean you should ignore this tip. In fact, get rid of the wallpaper.... I guarantee you that 9 out of 10 buyers will think your flower patterns are outdated!

"Why Staging is Taking Center Stage"

These days buyers have the luxury of taking their time, shopping around in different neighborhoods, and being very particular in exactly that they are looking for in a new home. As a seller, this means you need to do everything in your power to make your home stand out against the rest. Many sellers are turning to staging.

There are two types of staging. The first involves hiring a professional staging company to bring in "rented" furniture and to redecorate. The second involves making inexpensive alterations to the furniture and decor that you already have in place. You can hire a professional for this, or you can do it yourself. Here are some tips to get you started:

Staging Secret #1
Pre-pack! Put your family photos, collectibles, etc. in storage. A good rule of thumb is: if it's a great conversation piece, put it away. You want the buyer to talk about the room, not about the unique things you have in it.

Staging Secret #2
Paint! A fresh coat of paint will make every room look clean and fresh. Make sure you stick to warm, neutral colors to make the space seem open and inviting.

Staging Secret #3
Re-cover worn out or mismatched furniture. Beat up couches and sofas make a room seem dated. Find some inexpensive slipcovers to disguise this furniture so it's not a distraction to potential buyers.

Staging Secret #4
Rearrange the furniture. First, put any excess furniture in sotrage. Arrange the remaining furniture to make the room appear as large as possible. Remember, what looks best isn't always the most functional. You may have to spend a few months with your couch at an odd angle to the TV, but if it helps you sell your home, isn't it worth it?

Staging Secret #5
Add your accents. Put a few decorations on each surface. The key word here is "FEW". Stick to about 3 items per shelf. Throw some new accent pillows on the couch, and hang one or two pictures in each room.

"Thinking INSIDE the Box: Packing to Stay Ahead of the Pack"

No matter whether you are using a realtor or selling your home yourself, the first thing you can do to make your home more appealing to buyers is to pre-pack your things. Before you repaint, before you think about staging, before you even think about putting a sign in the yard, you should take all of the things that aren't necessary to your everyday life and put them in boxes. Many sellers don't pre-pack for a variety of reasons. Read on for the most common excuses.

#1 Excuse for Not Pre-Packing: "I Don't Have Anywhere to Put the Boxes"
This excuse is usually the most common, but makes the least sense. Self-storage facilities are plentiful and cost very little. You can generally find them for less tha $100 per month. If this is still outside of your budget, ask friends and family if you can leave a few boxes at each of their homes.

#2 Excuse for Not Pre-Packing: "If I Don't Sell the House, It's a Waste of Time to Pack"
You should be doing everything you can in order to sell the house, not avoiding doing things in case you don't sell the house. Avoiding packing in case you don't sell the house is counterproductive. Also if you are that pessimistic, you might need to re-evaluate what you are doing to get the house sold (i.e. Is it priced right? Are you marketing it effectively? Etc.)

#3 Excuse for Not Pre-Packing: "I Should Be Able to Keep My Things in My House Until I Sell It"
This is precisely the problem. Buyers have a hard time separating your things from your house in order to imagine it as their house. You want to have as little of your personal style coming through as possible. Buyers will respond better to neutrality, and this means putting (and packing) your personal things away.

Pre-packing neutralizes your home, so that buyers have an easier time seeing it as their home. It's the first step in preparing your home to go on the market. Best of all, once you sell it... it's that much less that you have to do to get ready to move!

We've all heard it a million times in the past year or two. "Oh, you're in real estate? Pretty slow now, huh?" or "The market's pretty bad now, right?" AHHHHH I want to pull my hair out!

The market isn't bad! That's actually an impossibility. According to the laws of supply and demand, if the market is bad for one party, it must be good for the other.

LOW SUPPLY = HIGH DEMAND = GREAT SELLER'S MARKET

A few years ago everyone was talking about what a great market it was. Prices were going up and up and up! Homes were selling like hotcakes! The market was GREAT!!!!...... for sellers. Buyers were facing bidding wars. Full price offers were being outbid by offers over the asking price. Who wants to pay MORE than the asking price? The market was actually only good for the sellers, yet the media and everyone else was sold on the idea it was a good market overall.

HIGH SUPPLY = LOW DEMAND = GREAT BUYER'S MARKET

Today, it's not a great market for sellers given the inflated prices they bought at during the real estate boom, the listings saturation in most areas, and the value drops properties have experienced. But a less-than-desirable market for sellers makes it..... THAT'S RIGHT!... a great market for buyers! If prices are dropping, and there are tons of homes on the market to choose from, how could it NOT be a good market for buyers?

So, let the media say what they want. They think the market is that bad? Good. That's a few less people you'll be in competition with to buy your dream home!

Hello everyone! First, I would like to offer an apology to all of my regular readers and subscribers. I usually keep my blog updated regularly, but have slacked off lately due to a new project I've been working on....

My colleagues and I are proud to present The Take 5 Team! We have decided to use the strategies and principles you are accustomed to reading about in this blog to form the most innovative team in the area. The team has 5 members, and each plays a different role on the team according to his or her area of expertise.

Given this new project, I have decided to convert my blog (formerly Meghan Mullee's blog "The Next Level Agent") to the Take 5 Team blog. Although this blog will still be written primarily by me (Meghan Mullee), you will also enjoy occasional posts by other members of the team as "guest writers". The blog will be comprised of the real estate tips and advice you have grown accustomed to with local area updates added to the mix.
