I like to think of myself as specializing in first time home buyer's.  The last 4 clients I helped purchase a home were first time home buyers (I am not even including my own home which was purchased 7 months ago) and just in the year alone I've helped a total of 5 clients buy their first home (I also am not including all the homes I showed to first time home buyer's when I was an assistant).

So we are down to 3 more days until Christmas and only 2 more true shopping days left to max out your credit card for gifts on your loved ones.  Instead of running out there and finishing my shopping list, I instead like to play around on the internet and read the money article that are posted on msn.com.  I just finished reading an article on the 10 best cities to live in if you are a young professional, mid-level professional, married with kids, empty nester's, and retirees.

The Los Rios subdivision in Plano, Texas I believe is a an under-rated subdivision.  I had the privilege of growing up in Los Rios and living on a cul-de-sac over looking the 17th hole of the Los Rios Country Club Golf Course.  Most of the homes in this area were built in the 70's * 8's and a lot of these homes are well over 2,000 square feet.

Since most of my transactions involve first time home buyers I thought I would write out some items to consider when looking for a home (Especially since all of my buyers have driven around and done research on their own). 
These items here will help determine where you want your home.  It doesn't have to do with the inside layout or hardwood floors over carpet and all the material items like that.  What I want buyers to think about is if they can have their dream home where would it sit in terms of the street layout?

I noticed that there wasn't any general information on homestead exemptions, and I know that I get asked these questions mostly by first-time home buyers.

My Bank of America loan officer just told me about an exciting program called the Neighborhood Champions Program.  This program is designed for Teachers, Firefighters, Police Officers, and the Medical Field professions (Dentist Included).
This program allows for little or no down payment, flexible credit guidelines, may not need an established credit history (all that maybe needed is a favorable 12-month payment history on four monthly bills, which should include your monthly housing expenses), and there are NO income restrictions.

I wish I had a statistic on how many real estate agents working today have a website compared to those that do not have one and to see which one is having better results.
I am going to assume that the majority of the agents with websites are doing better than the agents without one and I am also going to assume that they are working more efficiently than others (I am not saying everyone that has a website is more efficient, I am just saying that it probably leans towards the majority).

Down Payment Assistance Program - 12/10/07 04:13 PM
If you are a buyer and you are worried that you can't get financing in today's market then you need to look into the Down payment Assistance Program (DPA).
Here is how the program works.  Your lender would qualify you under the FHA Program (Federal Housing Administration), which can lend up to $200,000.  This loan requires a minimum down payment of 3%, so when you are talking to your Realtor (Hopefully me if you are in the DFW area), tell him/her that you would like the seller to pay this part.  Your Realtor will either talk to your loan officer or he/she … (0 comments)

Here is another great reason why buyer's should use a Realtor when purchasing a home or condo.
I was reading an article about how foreclosures are causing some subdivisions to lose value in their homes.  If a buyer is thinking about buying a home that is for-sale-by-owner and they think that they can get a better deal make an offer without using an agent then this could hurt you financially down the road.  
 Realtors will be able to look up the amount of homes that are being sold at a discount in a certain neighborhood because of foreclosures.

I think I have finally found a good postcard company!  For awhile I was doing postcards manually, (Fedex Kinkos would print me thousands of postcards on card stock) and doing everything from the design on the postcard to pulling all the addresses, and then printing the addresses on labels or even handwriting them to make them seem more personal.

Has anyone heard or is anyone apart of the Lifestyles Unlimited group?  It is a group for investors and they have a radio show that is actually pretty good and informative.  
 
Just wanting to know the feedback on this group and if it is worth the $740 member fee?  I know that there are some groups out there that will kick you out of the group if you have not done a deal in the first 6 months... I don't think this group does that but I don't know much else about them.

This has nothing to do with real estate other than homeowners yards.  My cousin and his wife recently had a baby ( I believe he is 2 months old now), and she is currently a stay at home mom and on weekends she works part-time with Bed Bath and Beyond.

As the housing market nationally continue to under perform, I can only think how Dallas is a market that is still performing very well.
If you watch the news or read the newspapers you might think otherwise, but what these reporters fail to mention is that the Dallas market has been appreciating this whole time!  Granted it has been very much but something is better than nothing.   Also, there are pockets in Dallas and every city around Dallas that is appreciating in the 5-7% range.
