Finally Some Good News in The Housing Market

Barrel of oil soared to a new record today to $127.82, stock prices fell, consumer confidence is at the lowes level in 28 years, BUT the good news that came out today was the news in the real estate sector MSN.com writers Charley Blaine and Elizabeth Strott report's

"There was finally some good news about the housing sector this morning.
The number of housing starts rose a surprising 8.2% from March to April, to a seasonally adjusted 1.032 million annual rate, the Commerce Department reported this morning. Economists had expected a decline of 1.4% to an annual rate of 934,000.

Building permits also rose, up 4.9% last month to an annual rate of 978,000. Economists had been looking for a 1.8% decline. Single-family permits rose 4%, the first increase in more than a year. Building permits are an indication of future activity.
Year over year, housing starts were still pretty ugly, though, down 30.6%.
A survey Thursday showed that 6% of home builders said they believed the current market was in good shape. A whopping 69% said the housing market was in trouble, according to the National Association of Home Builders/Wells Fargo monthly index.
The Fed has "taken steps to stabilize the housing markets," said Jack Bouroudjian of Brewer Investments to CNBC. "We're still seeing the remnants of it . . . but I feel very comfortable in saying that the credit crunch is now behind us; it's yesterday's news. I think we are now at the bottom of the housing crisis."

Get Out Of that Apartment!

Apartment living can be great for those who are trying to establish themselves and break away from that "Kid" persona.

This little mortgage fiasco that we are currently experiencing has made renting an apartment more expensive.

The reason for this is because there 3 types of people out there:
1. People Who Do Not Make Enough Money To Own A Home
2. People Who Can Not Get Approved For a Loan Due To Credit Issues
3. People who read the negative headlines about the NATIONAL REAL ESTATE NEWS, and think that buying a home here the Dallas/Fort Worth area would be a bad investment.

Unfortunately I can not help people who are in group number 1. I wish I could go to your place of business and ask them to give you a raise but I can't.

I can help group number 2 by referring them to a credit repair company that has helped several of my clients improve their credit enough to qualify for a loan.

I love helping group number 2, but for this blog purpose I am going to focus on Group number 3.

Living in an apartment is great when you are just starting out on your own and trying to break away from the parent's grip. But what after awhile you start to realize that you throwing away your hard earned money on rent and having nothing to show for it, not to mention how much money you spend on you electric bill since most of the apartments are not energy efficient.

Because of the mortgage crunch and less people are able to buy this means that the demand for apartments and rental houses will rise. This means that apartments can charge higher rent and people have to pay this or else they have no place to call home.

So the people in Group number 3 who are afraid to purchase a home because of all the negative news they hear or read are affected the most. They wind up paying higher rent because they think this is the best option they have.

Well I am here to let you know that the DFW real estate market is doing just fine. There are some areas that have been hit by the foreclosure bug, but if you hire me as your Realtor I will point out how many foreclosure are in the neighborhood and what the market has done in the area over the last year.

This Market Is Definitely Strange

This has been one of the most stressful month I've had since graduating college. April was a slow month for me (1 closing) but I was gearing everything up towards May. I have 7 listings and 6 buyers that I am trying to shuffle around and for the past 2 weeks I've been working until about 11 at night just to get caught up on emails and contracts and all the other good stuff that life throws at us.

Well 3 of my 6 buyers found houses that they liked and we got them all under contract. Well yesterday I took the morning off to take my grandmother to the Doctor (this is the upside to our business, we can take the time and not worry about what our boss would say to care for the people that took care of us when we were children)... As I am sitting in the Dr.'s office I get a call from my buyer who is purchasing a $320k house telling me that they are wanting to terminate the contract because they spoke with their contractor and the house is going to need a lot more work and cost them more money than they expected (These buyers are wanting a foreclosed home)... I proceeded to tell them that it is the contractors job to upsell and try to get the most amount of money from them...They disagreed with me and I drafted the termination notice and got it signed and sent off... to preface this story these buyers originally had a new build under contract and they were unhappy with their builder... So they termintated that contract with the builder and that's when they called me to start looking at homes.... FAST FORWARD TO YESTERDAY --- After we terminated the contract my buyer tells me that they are going back to the builder they had been working with, so that means no commission for me since they were working with this particular builder before knowing me.

I was pretty bummed out after dealing with all that but at least I had my other 2 buyers still under contract... That is until I get a call from the lender handling both of my deals.

The Lender told me that my first buyer's mom had not filled out the loan application correctly and that she had overstated how much she made and she also said she was a full-time permanent employee, which she was not. It turns out that mom makes significantly less than what she put on the loan application and that she is only a temporary worker that might be able to get on as a permanent employee, but there aren't any guarantee's on that.

Then my second buyer who I was sure would be a slam dunk deal fell through... This client of mine is 22 years old and just graduated from college. She has $75,000 in her bank account and just started a full-time commission only job. Because of the subprime mess we can not find her bank that will do her loan... We've several loan officers and mortgage bankers say they could do it only to let her down after they apologize to her because they can't do it.

My last resort is contacting her bank where she has the large sum of money and asking them if they will do the loan for her... I should know of an answer today but so far that deal is dead in the water...

So, I am referring to yesterday as my Black Monday -- I lost $700,000 in contracts and to be honest this mortgage crunch has made this career not fun anymore.

I use to wake up excited to talk to new buyer's and seller's but right now it seems like buyer's and seller's are just getting their hopes up because we all talk a good game and then they get let down. How are we suppose to be doing our job correctly if we can't even get a 22 year old with $75,000 in the bank with good credit a home?

Springtime is here and that means that you will see an increase of homes for sale. Selling in the spring can be a double edge sword. The advantage to putting your home on the market during this time is that your grass is a vibrant green and your trees and flowers are starting to bloom, so your curb appeal (which is very important) makes the drive up very nice. The downside to selling during this time is that you will have more homes in your area to compete with.

Price will play a huge factor during this time. If you over price your home with the thinking that you can reduce the price later then maybe your best bet is to wait until late August or early October when there are less homes on the market. Price your home just right and you will soon find yourself out looking for your new home.

Another major factor in getting your home sold is the Realtor you use. Using a Realtor that has an aggressive marketing plan will help get willing and able buyers through your door and that should follow with an offer from one of them. Many agents/Realtors will say they are aggressive marketer's but the majority think that putting their flyer's in front of the house and holding a few open houses is aggressive.
