New Hampshire First in the Nation PrimaryNew Hampshire has the distinction of holding the First in the Nation Primary and it all started with a small town farmer back in 1913.  He felt he should have the right to vote for the person to represent him and his party at the national convention so he introduced legislation which was passed into law and thus made the way for a primary election. 

New Hampshire didn’t become First in the Nation until 1920 when State law required that the New Hampshire primary must be the first in the nation.

Although, New Hampshire has had very little snow this winter, January has brought an avalanche of political advertisements, brochures, door knockers, phone calls, emails, the media, the candidates and their staff.  

Don't get snowed by all of the political rhetoric.  The Iowa Caucus has produced some unexpected results and the New Hampshire First in the Nation Primary takes place on January 10 th

I was beginning to wonder how to sort the Fact from the Fiction.   I came across few web sites I found both informative and entertaining.  They certainly helped me discern who was giving the voters a snow job and who was telling the truth!

One site is called FactCheck.org.  This is a non partisan site which is operated by the Annenberg Public Policy Center of the University of Pennsylvania.  You can find a lot of great information on this site.

The other site I found is called PolitiFact.  PolitifactTM has a wealth of information along with the Truth-o-meter TM which gives you an indication of the truthfulness of a given statement or purported "fact".   This site is a joint project of the St. Petersburg Times of Florida and Congressional Quality.

One of the most important freedoms we have in this Country is the Freedom to Vote.  Hopefully, these sites will help you to get the facts you need to make an informed voting decision and cut through all the snow!  

Know how each candidate stands on the issues from the proposed budget cuts,  job creation, climate change, immigration, foreign policy, trade to taxes!

An informed electorate is cornerstone of our great democracy!  Become informed and be sure to vote.  You can find out where to vote by going to this website.  There with be both a Republican and Democratic ballot at each location.

     Southern New Hampshire Real EstateDecember 2011 Blogging Challenge Day 23 ~  Real Estate in Southern New Hampshire.

 

     Upon going to bed last light, I was prepared to wake up to snow!  I got up early and peaked out the window.  There was just a hint of snow… We will have to see what happens on Sunday.  There are some forecasts predicting snow so we may have a white Christmas in Southern New Hampshire.

 

     I made a cup of PEET’s holiday blend coffee… and it was soooo delicious.  Then, it was time to check emails.  I continued to organize files in my home office.

 

   Then, it was time to do some last minute shopping. It was holiday chaos time.  The parking lots were full and people were grumpy… so much for the holiday spirit.  I found some wonderful gifts for a couple of staff in the office and then stopped by the office to drop them off!

 

    I seem to have a bad cold, so I did a little work. And then off to the grocery store.  I ran into one of my favorite clients and her daughter and we had a great visit!  She may have a neighbor who is going to sell their home in the spring!

 

  I cut the day a bit short so I can try to get rid of this cold.  I called a couple of clients to thank them for their cards.

 

  The day ended with reading and commenting on posts.  I really enjoyed the card contest and William’s card was beautiful!

 

   Just a couple more sleeps until Christmas.

New Hampshire Best Place to live2011 December Blogging Challenge ~ Day 13

 

The weather in So. New Hampshire remains above normal for this time of year.  I am enjoying every moment because I know the frigid cold and snow will be here soon enough.


There is so much to do this time of year.. I feel burried under all the paper and all the projects.

 

I continued to do research for my buyers on the home they want to purchase.

 

Then, time to work on the database, visit the social sites and make some comments/connections. 

 

The highlight of the day was reconnecting with an friend from SF who I had not connected with in many years.  We had many adventures together.  This is one of the great things about FB!

 

I continued to check comps for my client and get some information on how to make adjustments so we can craft an offer that will be accepted.

 

I talked with a couple of past clients and they are doing well.

 

I am pooped.. so it’s time to get to bed.  Until tomorrow, have a great December 14.

With SO MANY alternatives for real estate marketing plans, are you confused on what to do in 2012?

So as you develop your 2012 real estate marketing plans, here is some great food for thought:

ActiveRain, the largest blogging platform and professional social network in real estate, conducted a survey of 1,910 real estate professionals asking the simple question of "what is the most effective real estate marketing or advertising that you do?" 

The results:

  1. Referrals (including word of mouth and sphere of influence) were overwhelming the most preferred marketing with 26% of responses.
  2. Blogging was #2 with 13% of responses.  (Keep in mind that the survey was conducted on ActiveRain, so these results may naturally be skewed to blogging).
  3. Direct Mail continues to be incredibly popular.  Direct Mail includes post cards, mailers, and newsletters.  Direct Mail also received 13% of responses.
  4. Internet Marketing as a general category received 12% of responses.  Our assumption is that Internet marketing is generally speaking pay per click marketing on Google, Yahoo or Bing or lead generation from a number of different sources.
  5. Networking Networking includes partner referrals and face-to-face meetings. Face-to-face networking received 8% of the responses.

 Most Effective Real Estate Marketing Plans

 As you can see based on 2011 real estate marketing plans, real estate professionals continue to favor more traditional offline, "tried & true" hand to hand real estate marketing techniques.  Though the general bucket of Internet marketing & blogging are equivalent to direct mail, the top marketing techniques tend to be more offline - referrals, direct mail, networking, working with past clients, open houses, door knocking and cold calling.   Hard to know if ActiveRain is the same as blogging and if Zillow or Google are the same as Internet marketing, but interesting to see that from a response perspective, that Open Houses are more popular than any one web site AND Door Knocking is more preferred than CraigsList and FaceBook.

 

 Offline Real Estate Marketing Plans

When real estate professionals were asked, "What is the most effective real estate marketing or advertising that you do?" only a small number of real estate web sites were mentioned in reasonable frequency: ActiveRain, CraigsList, FaceBook, Zillow and Google.  Of course, blogging and Internet marketing are large categories with a lot of different companies.  But there were very few mentions of Wordpress or other ways to market online.  Noticeably absent were Trulia and Realtor.com   Though we believe ActiveRain is a very powerful blogging platform, fans of ActiveRain are likely over-represented in the survey.  Kudos to Zillow to have name recognition equivalent to Google in the real estate industry.

 

Most Effective Real Estate Web Sites

For 2012, here are the key questions to ask:

  1. How important is developing your REFERRAL BASE?  How are you going to do it?
  2. Are Blogging and SEO part of your 2012?  If so, what to do - ActiveRain, Wordpress, Blogger, or other?
  3. Direct Mail continues to be an important part of the real estate professional's marketing mix.  It is amazing, but true.  Direct Mail allow neighborhood targeting unlike online marketing.  What kinds of direct mail campaigns will you be using?
  4. Internet Marketing needs to be part of your 2012 marketing mix, but there are a lot of options from pay-per-click advertising to lead generation to Zillow, Trulia and Realtor.com 

ActiveRain is great place to start the learning process to figure out the best Internet marketing strategies to achieve your personal and financial goals in 2012!

Buyer Agent Day 7~ 2011 December Blogging Challenge

 

Today was a day full of unexpected surprises.  We had our office meeting and discussed setting goals and business planning.  It was very enlightening.  I joined BHG, The Masiello Group the first week in December of 2011.  It was a challenging transition since I was let go without notice after 13 years with my prior firm.  I had only worked with buyers and had never listed a home!  I was stunned to hear my name called out as the Realtor® of the Month!  It was something I never expected and I have been so fortunate to have had many mentors and colleagues who have supported me in making this transition and for that I am truly blessed.

 

I celebrated the good news by taking a couple of hours off and doing some of my Christmas shopping.  Then, back to the office for uptime.  No calls today.  I am sure I was not the only one shopping.  I worked on updating my database and I hope to complete that project by the end of the week. 

 

I returned to the office and received a call from a past client who wants me to list their home in the spring! 

 

My lender partner is working on our next mailing to attract 1st time home buyers.

 

In closing, I want to thank everyone at BHG, The Masiello Group ~  It has been an incredible year and an incredible journey.    I’m looking forward to 2012!  Next, I have to get those cards out and start working on my business plan for 2012!

JakeHoliday Greetings From New Hampshire

It's time to get your pet ready for the winter and the holiday season. 

The holidays can be a stressful time for both humans and their pets.  Here are a few tips and reminders to make the holiday season enjoyable for you and your pet.

Don't use glass ornaments. They may break and cut a your pet's feet and mouth.

  No edible ornaments. Your dog or cat may knock the tree over in an attempt to grab them.

   Whether your tree is live or ornamental, both kinds of needles are sharp and indigestible.

     Keep the tree in a room that can be blocked off or have a barrier so the pets cannot get to the tree.

      Tinsel is dangerous -- so if used, keep it up high. It may obstruct circulation and,if swallowed, block   the intestines.

    Chocolate and alcohol are toxic for pets. Keep eggnog, sweet treats and other seasonal goodies out of reach.

    Holly, mistletoe and poinsettia plants are pet poisons! Keep them out of reach!

    Inspect all holiday gifts for dogs or cats to ensure they are safe and not toxic.  Items such as vinyl, plastic and small rawhide sticks may be dangerous.

     Keep lights away from lower tree branches. They may get very hot and burn dogs, cats (or toddlers).

      Be careful with electric cords.  Pets may chew them -- or they can get shocked or electrocuted.

WINTER CONCERNS   

  • Never leave your pet outside in the cold for long periods of time. Wind-chill makes the air colder than actual temperature readings.
  • Check on your pet's body temperature and limit time outdoors.
  • Provide adequate shelter.  Keep your dog or cat warm, dry and away from drafts.
  • If you gave an outdoor kennel... place blankets and pads on floors and/or in a plastic swimming pool for shelter and warmth.
  • Be Careful walking or playing with your dog near frozen lakes, ponds or rivers. Your dog could slip or jump in and get seriously injured (so could you).
  • Groom your pet regularly. A well-groomed coat keeps your pet insulated. Short and/or coarse haired dogs and short haired cats may get extra cold so consider a sweater or coat.
  • Long-haired dogs should have their nails clipped to ease snow removal and the cleaning of feet. Musher's wax is one product that safely and effectively coats the dogs pads, protecting them from ice, cold and cracking.
  • Blow-dry or towel dry your pet if  the pet gets wet from rain or snow. It is important to dry and clean their paws.
  • Don't leave your dog or cat alone in a car. It gets too cold and carbon monoxide from an engine left running is dangerous.
  • Careful with rock salt; it may irritate footpads. Be sure to rinse and dry your pet's feet after a walk.
  • Provide plenty of water. Your dog or cat is just as likely to get dehydrated in the winter as in the summer.   Remember snow is not a satisfactory substitute for water.
  • Frostbite is a winter hazard. To prevent frostbite on ears, tail and feet, don't leave your dog or cat outdoors for too long.
  • Be very careful of supplemental heat sources. Fireplaces and portable heaters can severely burn your pet. Keep portable heaters out of reach and make sure screens are in front of the fireplace.

The holiday season is NOT the best time to start training your pet.

  • Puppies, dogs, kittens and cats get stressed during the holidays. Allow them time-outs if you cannot supervise interactions between visitors and your pet.
  • Pets need to be exercised regularly for optimum health and well-being.
  • Just like humans, dogs need to be "conditioned" for specific sports or winter exercise.  Be sure to have your pet do a warmup.    
  • Different breeds are better coated for harsh winter weather. Short coated breeds, need protection!
  • If you have an energetic pet but it is too cold to be outside, consider a healthy outlet like indoor dog sports/agility - or indoor play with your cat. 
  • To alleviate winter boredom around the home, create games that simulate outdoor activity. What does your dog or cat enjoy doing: digging, chewing, chasing things down? Hide a biscuit or favorite toy or find a local indoor agility facility.

The Annual Holiday House Tour is a holiday event yoNashua, NH holiday house touru don't want to miss. 

   The Friends of the Nashua symphony are inviting the public to attend the Annual Holiday House Tour December 3rd and 4th.  

  You can usher in the season by visiting homes throughout Nashua, New Hampshire that have been professionally decorated for the holidays.    

The Tour will end with complimentary refreshments, holiday music and a gift boutique at Langdon Place.

   The tours will take place from 12:00 - 4:00 on Saturday December 3rd and Sunday, December 4th.

You won't want to miss the home of John and Cheri Sweeney is at 17 Shipley Drive in Hollis with design by Melissa Swidler. Another home you will want to visit is Mike and Cece Krumrine, 52 Parrish Hill Drive, Nashua with Holiday magic provided by Kristin Judge, of K.J. Designs.

Garry Henkel’s home at 102 Broad St. in Hollis features his unique furniture, which he built himself, as well as his collection of harpsichords and clavichords - designer, Linda Lewis, of A Mouse in Your Pocket.

Pete and Gloria Henry, of 3 Coleridge Road, Nashua, have the distinction of featuring and designing their own home.

The final house on the tour belongs to Don and Cathy McDonah, of 6 Crestwood Lane, Nashua ~ designer Meredith Bohn.

     Tickets can be purchased in advance for $15.00, or at the time of the tour weekend for $20.00.  The house tour is one of the ways you can get involved with the symphony and chorus.  I am hoping to get some great decorating ideas and also help support the symphony and chorus.

      What a wonderful way to get into the spirit of the season and help support our local symphony.

Nashua, NH Winter Holiday Stroll      It’s time for the Great American Downtown 18th Annual Winter Holiday Stroll  which will take place in Nashua, NH on Saturday, November 26th from 5-10 p.m.

          Nashua, NH will become a destination for thousands of residents and visitors who gather in beautiful downtown district. Last year over 30,000 attended from all over the Northeast. The evening kicks off with a parade and stroll from City Hall to Railroad Square where the City’s official Holiday tree is lit.

            The Winter Holiday Stroll will include the traditional candlelit walk led by Santa Claus, the lighting of the City’s tree, lots of entertainment, ice sculptures, shopping and dining! The Winter Holiday Stroll is free and family friendly.

             This year the Nashua Symphony Chorus will be featured in a carol sing-a-long.  After the ceremony you can stop by Grace Fellowship Church to hear the Nashua Choral Ensemble sing some new arrangements of your favorites.

            The Nashua Winter Holiday Stroll has become a community tradition!  It is a great way to keep it local when you buy special holiday gifts at Nashua’s specialty shops and boutiques.

       open house nashua nh NASHUA REALTORS® will be hosting open houses where visitors can drop off nonperishable foods for the Pennichuck Middle School Food Pantry and unwrapped gifts for Toys for Tots. 

 

          On Sunday, November 13th, BHG, The Masiello Group will host open houses and provide drop off stations for folks to make their donations. 

 

          Pennichuck Middle school has started a much needed food pantry and many local families are need of donations of food for the holiday season.  In addition, many children throughout New Hampshire will be able to enjoy toys donated through Toys for Tots.  In addition, there will be a raffle for a $25 gas card (4 cards total will be raffled off)!  Eleven percent of New Hampshire children live in povery, and the state's child poverty rate is up about 83% since 2000.

 

              I will be hosting an open house at 492 Broad Street (across from Brittany Place) in Nashua.   Please stop by with your donation and visit this charming 4 bedroom cape, conveniently located near schools, shopping and transportation.  The open house will be from 12:00pm to 2:00pm.
