The Clydesdales are Coming to Merrimack, New Hampshire

The world famous Budweiser Clydesdale Hitch is coming to Merrimack, New Hampshire on November 7th!

Be sure to stop by Anheuser Busch http://www.budweisertours.com/to take pictures and view the Clydesdales as they are brushed, braided, and harnessed in the Old-World-Style Clydesdale Hamlet from noon to 1 p.m.

From 1 p.m. - 3 p.m., the horses will be hitched to the famous red beer wagon for parading and photo taking on the brewery's parking lot ... so long as the weather cooperates. I took this photo of one of the beautiful Clydesdales who resides in Merrimack.

You will also want to plan to take the complimentary tourof the Anheuser-Busch Merrimack brewery, which are offered from 10 a.m. - 4 p.m.

The tour is a lot of fun and is very informative. It includes a visit to the Brew House, cold cellars, and high-speed packaging lines.

Guests 21 years of age or older may sample Anheuser-Busch premium beers. There are also non-alcohol drinks for the kids!

A Haunting Question - Got Ghosts?

Victorian for Sale (with ghosts)

The Stambovskys found a nice Victorian home in the Village of Nyack, New York in 1991 and they made an offer. The purchase price was $650,000. The Buyers made a down payment of $32,500.

A couple of months after the contract was signed, Mr. Stambovsky was horrified when he learned that the home was known in the community to be HAUNTED!

Apparently, the phantasmal reputation of the house was commonly known in the Village of Nyack.

Surprisingly, the Sellers had publicized the ‘hauntings" to the local media and Reader's Digest. In 1989, the house was included in a five-home walking tour of Nyack and described in a November 27th newspaper article as "a riverfront Victorian (with ghost)." The Stambovskys were not from the area and did not know about the poltergeists.

The Stambovskys brought a legal action and alleged that the Seller and the Seller's agent should have disclosed the presence of ghosts. They wanted out of the contract because the presence of ghosts was not disclosed.

The trial court said no way! However, the case went up on Appeal and the Appellate court ruled that the Stambovskys could get out of the contract because, "As a matter of law, the House is Haunted".

The Appellate Court stated:

"While I agree with the Supreme Court that the real estate broker, as agent for the seller, is under no duty to disclose to a potential buyer the phantasmal reputation of the premises and that, in his pursuit of a legal remedy for fraudulent misrepresentations against the seller, plaintiff hasn't a ghost of a chance, I am nevertheless moved by the spirit of equity to allow the buyer to seek rescission of the contract of sale and recovery of his down payment."

The court reasoned that because the Seller had promoted the hauntings to several publications, she could not now deny the existence of ghosts. Therefore, the Appellate court ruled that under the equitable principals of the law, the Stambovskys were entitled to a refund of their down payment.

This was the Amityville house ~ Stambovsky v. Ackley (169 A.D.2d 254, 572 N.Y.S.2d 72). It was decided in 1991 by the New York Appellate Court.

When I first moved to New Hampshire and began my career in real estate, I was showing an older home in Atkinson, New Hampshire. It was a charming home -- All of a sudden, we heard a loud noise --the wind was whistling and a door slammed shut.

We all were trying to act like it wasn't any big deal. Then the lights started to flicker. I didn't know what to think - and up until that time, I hadn't thought about whether I REALLY believed in ghosts. My clients were very nervous.

Then to my surprise, the Real estate agent, said "Well, I guess that I should tell you that this house may have a ghost and the seller wanted me to share this with you." He went on to explain that a young child had died from a serious illness many years before, and the child could be heard crying from time to time. Some had speculated that the child's soul was "stuck" in the house.

The clients were not familiar with "haunted houses" and they decided they would buy a new contemporary instead!

There is also a "haunted" restaurant in Nashua, New Hampshire. The Country Tavern was built in 1741. It is a lovely restored farmhouse and is the home of a friendly ghost known as ELIZABETH.

The "haunted restaurant has been featured on "Hard Copy and "unsolved mysteries". I haven't met Elizabeth, but some staff members have met her. They say she is very friendly and likes to play pranks on the staff!

Nashua Fall Feast Week - Enjoy the Food of the Season

Seventeen downtown restaurants will be participating in the Fall Food Fest Week which takes place October 19 - 23.

Enjoy tasty entrees at Michael Timothy's, Black Orchid Grille, Express Cafe, Surf, Fody's Tavern, Stella Blu, Giant of Siam, Martha's Exchange, Pasterie Bleu, Pearl Street Pizza, Saffron Bistro, San Francisco Kitchen, The Peddler's Daughter, Thousand Crane II, Unums, Vietnam Noodle House and Villa Banca.

Many of the restaurants are offering special menus and discounted prices and you can see all of the discounts and promotions at the Great American Downtown Websites. There will also be free beer tasting at some venues, courtesy of Bellavance Beverage Co and other restaurants will some special wine offerings.

Saffron Bistro is offering a special menu where customers can sample a delicious 3 course meal for $25.00 per person. You will want to try the Buttercrumb Baked Haddock with asparagus and roasted potatoes, or perhaps, the homemade eclairs.

One of Nashua's newer restaurants in the downtown area is the Thousan Crane II. They will be offering three course dinners for $19.95.

Villa Banca is a great Italian restaurant and will feature specials during the week both at lunch and dinner. Try their Gorgonzola artichokes and have some tiramisu for dessert!

One of Nashua's oldest restaurants is Michael Timothy. It is an elegant restaurant. Michael Timothy wll be offer some three course, affordable dinners in celebration of Oktoberfeast like schnitzel, sauerbraten, red cabbage, spaetzle and bratwurst.

Many of the participating restaurants are offering a discount from 10 to 15% of the entire bill, so don't miss this opportunity to try out some of Nashua's fine restaurants at affordable prices and enjoy the Fall season!

The 4th Annual fine arts festival Will take place this weekend in Hollis, New Hampshire.

Steve Previte is the father of the Fine Arts Festival. He saw a need to introduce area artists to the public and a fall festival is the perfect time of year, with New Hampshire's tapestry of color!

The festival will showcase fine art featuring over 80 artists from all over New England.

Artists will be displaying a variety of media including oil, acrylic, pastel, watercolor, graphics and photography.

The fine art festival will feature artists who are beginners, veteran artists and those who pursued art later in life.

Welcome to Milford, New Hampshire

Milford DO-IT presents the 20^th Annual Great Pumpkin Festival on October 9, 10 and 11 in an around the beautiful Milford Oval.

This festival brings together the Milford community as well as neighbors from Amherst, Mont Vernon, Nashua, Brookline, Hollis and other nearby towns.

You will experience a sense of Community and come to know how that makes a difference in our lives and surrounding towns.

Talent Show -- 8:00 p.m. Saturday, October 10^th. The Milford Pumpkin Festival Talent Show 2009- with $500 for 1st place, $200 runner up, $100 for audience choice - takes place at the Amato Family Performing Arts Center $ 7.00 adults, $5 kids 12 and under. Nashua - Annual Art Walk

Art Walk Nashua returns for the 5th year this Saturday October 3rd from noon to 6:00 p.m. and Sunday, October 4th from noon to 4:00.

Local artists will open their studios, galleries and businesses to visitors located in 30 venues... rain or shine!

This is a wonderful opportunity to meet Nashua artists and get a head start on holiday shopping, while at the same time supporting local talent.

There will be live music, refreshments and other attractions as patrons stroll along Nashua's Main, Water and Pearl streets as well as the historic Millyard District.

The Millyard District is one of my favorite places to visit during the Art Walk. Visitors will be able to visit more than 10 studios and galleries in the Picker Building (located at 99 Factory Street). Also, you can enjoy viewing art, pottery, jewelry, stained glass, photography, paintings and fine art.

Various business along the route will feature art this year.. Ikebana Flower. Splash, Just Lights, Canal Art and Framing, Aidan James Salon, Fresh, Persona Boutique, Darrell's Music Hall, the Framery, Fortin Gage, 1 World Trading co. Maison DeL'Art.

The Nashua Library will also have local art on display. A book signing for kids is planned by author and illustrator, Youn chen at 2:30 p.m. Saturday and Sunday. Don't miss the classical piano concert with Gregg Pauley on Saturday at 3:30p.m.

Be sure to tour the Historic Hunt Building located on Main Street in Nashua. The Hunt Building will feature prints and glass work by artists Loretta Hubley, Denis Phelan and Doreen Lustic. You can also enjoy some great live classical jazz and folk music throughput the day.

Events are planned at the gazebo in Rail Road Square. The WSMN studios on Main street also will be open to the public.

There are many more venues, events and participants which you can check out at the Art Walk Website to find a map, view a full list of venues and check out the schedule of many more events.

Every fall, New Englanders enjoy the brisk fall air in picturesque orchards while plucking apples off trees fresh from mother nature!

YOU are invited to attend Sullivan Farm's Annual AppleFest ...

Sullivan Farm is the only operating apple orchard located in Nashua. At Sullivan Farm, you can pick your own apples/pumpkins and buy fresh fruits, vegetables and flowers.

There also will be an art show and crafts!

This fall, Sullivan Farmis hosting an AppleFest to kick off the fundraising season for the Salvation Army of Nashua's annual Holiday Kettle Campaign and Christmas Toy Shop.

One of my favorite fall events in New Hampshire this time of year is the Beaver Brook Association Fall Festival. This year marks the 29th annual fall festival

The mission of the Beaver Brook Association festival is to encourage people to enjoy nature. There are activities to emphasize the importance of wildlife and environmental conservation as well.

Prior to the Fall Festival, on Friday, September 25th, the Local Harvest Celebration fundraiserwill take place form 7-10 p.m, followed by a preview of the art show on Saturday and Sunday which will be held from noon- to 5 p.m. at the Maple Hill Farm 117 Ridge road in Hollis. You can also preview the 29th annual Designs of Nature Art and Photography show featuring some 80 artists. The featured artist/photographer is Hollis native, Chris Otte. Tickets for the fundraiser and art show preview are $15 per person.

On Saturday and Sunday October 3 and 4th, the art show will continue, along with the Annual Fall Festivalfrom noon to 5:00 p.m. At this fundraiser you can become at "LOCALVORE" and sample declicious locally grown produce from nearby local farms. Liz Barbour, cooking instructor, will be on hand to show you how to cook locally and prepare some tasty autumn treats. The Festival on October 3rd and 4th is free to the public.

During the Festival there will be live music performances, live animal presentations, a farmer's market, a children's story book reading by the author, animal puppet show, sculptures on loan from the Andres Institute, apple cider-pressing, craft-making for children, and a self-guided "Story-walk" on one of our trails. Food, baked goods, dried flowers and flower arrangements available for sale.

Candia Vineyards will bring some award winning wines to be sampled.

For kids there will be a story walkbased on Cathern Falwell's book "Scoot" Signs will be set up for self-guided tours.. and laid out on a trail for kids and families to follow along.

Don't miss the wild animal show and birds of Prey!

The Beaver Brook Fall Festival has something for the entire family. Visitors from New Hampshire and beyond make it a point to attend. Last year there were over 1200 attendees!

New Hampshire Prepares for Invasion

New Hampshire residents are preparing for an invasion of leaf peepers.

It is just starting... the days are still warm, but the nights are cool... The days are shorter and the smell of fall is in the air...

There is no way to stop the invasion.. the leaf peepers are getting ready to descend upon New Hampshire in record numbers.

This year the New Hampshire fall foliage is expected to be one of the most colorful in recent years due to the very wet spring and summer.

The invaders come to New Hampshire from far and wide... Massachusetts, Connecticut, Road Island, New York, New Jersey, Vermont and Canada... and beyond!

The peepers want to know when the leaves will reach peak and they click on the interactive map at the New Hampshire visitor's website to make sure they don't miss PEAK!

New Hampshire is ready for the invasion of Leaf Peepers ... be sure to plan a trip to this beautiful state to see glorious panoply of colors.

Realtors® do more than assist real property buyers and sellers - they are active members in the communities where they work. Many Realtors® volunteer their time to help a variety of local, national and international organizations.

The New Hampshire Assocation of Realtors® (NHAR) Good Neighbor Award program was established in 2003 to recognize the efforts of New Hampshire REALTORS® who make exceptional contributions to improve the quality of life in their communities. Eligible activities are not limited to real estate or housing issues and may include such things as youth mentoring and homelessness prevention.

I am pleased to announce that I have been selected the 2009 recipient of the NHAR Good Neighbor Award for my work with New England Pet Partners, a nonprofit organization dedicated to bringing people and pets together to enhance well-being and education with pet-assisted therapy.

Raising awareness about the benefits of interacting with other species is a lifelong passion for me. "I have always loved pets and understood their importance to the well-being of individuals and families. "My motto is, 'It takes a pet to make a house a home.'"

It is that very passion that has lead me to be a volunteer for NEPP, serving as a Board Advisor, mentoring at board meetings, raising awareness through the media, fundraising, accompanying the pet partner teams on visits and volunteering at functions such as NEPP's annual Pet Wellness Festival.

WALKTOBERFEST -- A Festival for DOGS and their HUMANS!

The Humane Society for Greater Nashua is celebrating the 26^thAnnual Walktoberfest (Walk-a-Thon).

The event will include great food, activities, vendors, and some special entertainment featuring music by the Josh Logan Band!

When: October 3, 2009 - Saturday -rain or shine

Where: Anheuser-Busch Brewery in Merrimack, NH, 221 Daniel Webster Highway, Merrimack, NH

Time: 9:00-12:00 Walk-a-Thon (Pets allowed from 9:00 to noon - current vaccinated, leashed) 12:00-4:00 Octoberfest Pets allowed ALL DAY!

Cost: $5.00 adults/kids 12+ - kids 11 years & under - Free

Free admission for those collecting Walk-a-thon pledges!

Dogs must be properly leashed (no flex leads) and vacinated.

Proceeds: To benefit the Humane Society for Greater Nashua

Shelter Dogs will be available for on the spot adoption at Walktoberfest!

The Humane Society for Greater Nashua has taken in many pets who have become homeless for various reasons including recently flooding and foreclosures. They strive to find homes for all these pets, but are in need of supplies.

The Humane Society relies solely on community-wide support so please attend or send a donation.

Mel's Fun Park in Litchfield, New Hampshire will be the venue for the First Wicked Wine and Brew Fest. 454 Charles Bancroft Hwy (Route 3A) Litchfield

The wine and brew festival will take place on Saturday, September 12th from 2-7 p.m.

Pet Wellness Festival - A Celebration of Pets and Well Being

Mark your calendars now for the 6th Annual Pet Wellness Festival and treat yourself and your pet to a day of joyful celebration of health, education and networking.

The Pet Wellness Festival (PWF) brings together contributors from all over New England who offer healthy approaches to well-being such as Reiki, TTouch, Massage, Homeopathy, Acupressure, Counseling on Healthy Nutrition, Grooming, Training and Behavior, Healthful Products and more...

This year, PWF will benefit New England Pet Partners, Inc., a non-profit, 501(c)(3), bringing people and pets together to enhance well-being and education through pet-assisted therapy.

You can meet the therapy dog teams, and learn How to become a Registered Therapy Team. You can also find out how dog teams assist kids in learning how to read!

Pets can experience massage, TTouch, Acupressure and sample a few nutritional treats.

All healthy, family pets are welcome on leash. Pets recovering from injury and/or illness, must have approval from their Primary Veterinarian to attend.

You and your pet can come in costume to celebrate Halloween! Take the day off and treat yourself and your pet to a fun-filled event just for PETS!

There will be raffles, nutritional samples, miniature horses and tasty treats.

Saffron Bistro Wins Best of Nashua Award

Saffron Bistro has received the Best of Nashua Award for 2009 in the restaurant category by the U.S. Commerce Association (USCA).

The USCA recognizes outstanding local businesses throughout the country. The award is given to businesses that enhance the positive image of small business through service to their customers.

I can attest to the fact that Saffron Bistro is a great restaurant!

If you are looking for an elegant, relaxing dining experience without having to drive to Boston, you will want to experience the Saffron Bistro located on Main street in Nashua, New Hampshire.

The Saffron Bistro opened on June 7, 2007, by two Nashua natives, Benjamin Mercuri and Joe Drift, who is also the chef.

Saffron Bistro delivers American Eclectic cuisine with an emphasis on local organic ingredients. The tantalizing menu changes every 4-6 weeks.

I have eaten at the Saffron Bistro several times.

We you arrive, you will be warmly greeted by the staff. The main dining room is intimate with its serene colors, fine linens and stripped upholstery. The walls are accented with the art of local artists.

If you want to start with a drink or network after work, the bar is also very inviting, with a lovely Brazilian hardwood floor, comfortable stools and an imported marble bar counter. Patrons can enjoy creative and refreshing "martinis" along with more traditional cocktails and drinks.

The meal often starts off the evening with delicious appetizer, gratis from the Chef.

The last time I visted the Saftron Bistro, I ordered Caramelized Day Boat Sea Scallops -- 6 large scallops placed around a bed of risotto filled with Maine Lobster and Asparagus Risotto and topped with colorful pea tendrils. Orange gastrique circled the edges and the scallops were seared with a caramelized orange sauce.

My husband ordered the Stuffed Frenched Pork Chop. It was stuffed with spinach, fontina cheese. Butter Sautéed Fingling Potatoes and Haricot Verts accompanied the pork chop with sauce Robert.

The wine list is small and relatively inexpensive. Jonell had great recommendations on which wines would best compliment our entrees.

Desserts are made fresh daily. They often include a Passion Fruit Crème Brûlée and a super-rich chocolate version; warm chocolate cake; and a trio of fresh sorbets, including blood orange, passion fruit, and pineapple. "

New Hampshire Is Number One in the US for Children

NEW HAMPSHIRE RANKS NO. 1 FOR CHILDREN

New Hampshire came up on top again as the number one Kid-friendly state in America. The annual kids count report was released last week by the Annie E. Casy Foundation. The foundation looks at several factors, including poverty, drop out rates and employment.

The information for the report comes from various sources such as the US Census. The report is very comprehensive and pinpoints problems in how the federal government measures household poverty and venerable children. Minnesota ranked second.. Utah ranked third...

For the fourth time in five years, New Hampshire was ranked in first place.

Check out the Report to see how your state did this year.

While the current economy has had an impact on poverty in New Hampshire, increasing to 9% as of 2007, it is predicted that this number has increased in 2008 and 2009.

Many New Hampshire schools and communities have programs in place to try to assist children in need.

New Hampshire Buyers - First Time Home Buyer Tax Credit Deadline is Approaching

Attention All New Hampshire Buyers -- The First Time Home Buyer Tax Credit Deadline is quickly approaching!

Even though there are efforts in congress to extend the tax credit, many are predicting that an extension of the first time home buyer tax credit will not pass.

The American Recovery and Reinvestment Act of 2009 authorized a tax credit of up to $8,000 for first time home buyers who qualify and purchase a principal residence on or after January 1, 2009 and BEFORE December 1, 2009.

Find out if you qualify for the First Time Home Buyer Tax Credit.

Currently, in Southern New Hampshire, the time frame from the signing a contract to the date of the closing can take several weeks or months. Many simple transactions are taking approximately 6 to 8 weeks to close. Short sales and bank owned properties can take several months.

You may want to begin your search NOW to insure that you don't miss the deadline.

Here are some of the highlights of the first time home buyer tax credit.

Who is eligible? A First- Time home buyer purchasing either an existing or new home may qualify if all conditions are met. All US citizens who file taxes and meet the other requirements.

Who is a first time home buyer? A first time home buyer is defined as a buyer who has not owned a principal residence during a three (3) year period prior to the purchase. If you are married, the then law requires that both parties meet this test.

If two unmarried buyers want to purchase a home (e.g. parent and child) may allocate the credit to the buyer who qualifies as a first time home buyer. See IRS notice regarding unmarried buyers. Additional scenarios can be found on the IRS site.

What types of property qualify for the credit? Any home that going to be used as your principal residence will qualify. This would include single family, condominiums and town homes, manufactured or mobile homes and house boats.

For a home that you construct, the purchase date is considered to be the first date you occupy the home.

(There are additional restrictions; check with your tax adviser e.g., you cannot purchase a home from your mom, dad, grandparents (ancestors), your lineal descendants (e.g. son, daughter, grandchild) or from your spouse.)

What is the amount of the credit? For home buyers who qualify, the tax credit is equal to ten percent (10%) of the purchase price of the home up to a maximum of $8,000, but only half of the credit amount for married persons filing separately. See IRS instructions for definition of purchase price.

What are the income limits to qualify? The single taxpayer income limit is $75,000. For married taxpayers who file a joint return the income limit is $150,000.

The tax credit amount is reduced for home buyers who have a modified adjusted gross income (MAGI) of over $75,000 for single taxpayers and over $150,000 for married tax payers filing a joint return. The tax credit phases out depending on each taxpayers situation. The phase out range is equal to $20,000.. therefore, if the MAGI for a single person is more than $95,000 or for a married couple filing jointly $170,000, the amount would be "0". To find MAGI, please refer to the IRS website.

How do you claim the tax credit? After you determine that you qualify for the credit and you have closed on the principal residence, complete IRS Form 5405 to determine the tax credit amount.

Do you have to repay the credit? No, so long as the home remains your principal residence. However, the obligation to repay will arise if the home ceases to be your principal residence within 36 months from the date of purchase. In that case, the full amount of the credit received is due on the return for the year the home ceased being your principal residence.

New Hampshire - Proposed Taxes Are Not Good for Homeowners or Businesses

Raising taxes on Real Estate and Business during a recession doesn't make sense in this economy!

While New Hampshire has a budget shortfall, adding these taxes would do more harm than good.

One Proposal gaining momentum in the State House is to levy a transfer tax on refinancing. New Hampshire has the highest statewide real estate transfer tax in the country. A further tax on refinancing would make it more difficult for homeowners to stay in their homes and to prevent foreclosures. The tax would not be good for the commercial sector either. It could result in developers delaying or stopping construction, which may lead to layoffs, loss of health benefits and business closings.

Another proposal gaining steam would suspend what is known at the business enterprise tax credit. [The credit was created in the 1990's to address a loophole that allowed some businesses to avoid paying the more traditional business profits tax.] It is incomprehensible that the legislature would want to add an additional tax burden on New Hampshire businesses that are struggling to stay afloat in this economy. Business leaders believe suspending the business enterprise tax credit would result in companies having to lay off workers, close or leave the State.

For those of you who may not live in New Hampshire, I am just wondering how your state is handling budget shortfalls. One proposal has been for limited gaming... slot machines. Although gaming was accepted in the NH Senate, it has been rejected so far in the House. Any thoughts?

Merrimack, New Hampshire - 7th Annual Rock 'n Rib Fest

Don't miss the Nashua West Rotary 7th Annual Rock 'N Ribfest and the New Hampshire State Barbecue Championships - June 19-June 21.

The Ribfest takes place at the Anheuser-Busch Brewery in Merrimack, New Hampshire.

The main sponsor is Anheuser-Busch and Nashua Rotary West.

The Rock ‘N Ribfest is also the official site for the NH State Barbecue Championship.

BBQ judges will sample food from over 30 of the best grillers. Find out who will be named the New Hampshire State Barbecue Champion. The winner will go on to qualify for National Barbecue Championship to be held in the fall.

Sunday is Military Appreciation Day. Active military men/women and and up to 4 family members can attend for free. You must have Department of Defense photo ID.

I first became aware of the Kansas City Barbeque Society championship through my brother and sister-in-law who travel all over the U.S. and find the perfect "Ribber." You can view the list of the 2009 Ribbers.

There will be great entertainment and plenty of activities for Children and Adults
