mesa real estate: Pre-Paying H.O.A transfer fees? Another effect of the market..

For the last several months, we have been warning sellers that their association "may" ask to be paid BEFORE they will release their disclosure package and escrow statements to the title company. Traditionally, these fees have always been paid at closing. Some companies now want a partial payment, some more. When the title company attempts to order the escrow statement and disclosure package for the buyer, they are being told that either the entire amounts for disclosure and/or transfer fees or a portion thereof must be paid up front. It has recently been announced that Toby Keith's "I Love This Barr & Grill" will be opening this fall at Mesa Riverview. The Riverview project seems to be gaining some ground and attracting several types of businesses, restaurants etc. Of course, the biggest anchor for the project has been Bass Pro Shops. The proximity to the upcoming Mesa Waveyard project that we have discussed, probably doesn't hurt any of them. Keith's two-level restaurant will seat 850 people and occupy 16,400 square feet on the first level with an 8000 square foot mezzanine which will have "virtual bowling" and an 80-foot guitar bar! With the rapid growth of Arizona's housing market, you find a lot of homes in neighborhoods that all look the same. Tile roof, stucco exterior, 2 car garage and a color scheme that makes it hard to determine which house is which in certain subdivisions. It is always interesting to me to see homes in different parts of the country and to see how we compare to other states. Some states, basements are common. Some areas, brick construction might be more popular than frame construction. Urban markets, rural markets, they all have interesting aspects. A recent article gives us a glimpse of some more information concerning DMB's plans for their new community in the Gateway area of Mesa. The mention of 2 new golf courses, 3000-4000 new hotel rooms, a large park system and mixed use developments of commercial and residential sounds like quite a change to the area. If you take a look around and notice the proximity to two freeway systems, an airport, an ASU campus and a rail system you begin to have one of those "ah-ha" moments that DMB has already figured out. Last night, City of Mesa voters turned out in favor of the $250 Million Waveyard project for the northwest part of their town. Located near the 101 and 202 freeway's, the Waveyard will be easily accessed from all parts of the Valley. The developers believe this will be a "Grand Canyon" type of attraction to get visitors from all over the world.
