nick bastian: Beautiful Lyons Gate Home For Sale - 02/06/13 10:21 PM
Lyons Gate is a really nice community in Gilbert, AZ. I like the location, close to freeways, the San Tan Mall, restaurants, shops, a great dog park and all of the conveniences people love about the area.
While many great homes are located in Gilbert, in today’s world of foreclosures and fix and flips, it is hard to find a home that has been lovingly cared for by its original owner. With the very low inventory of homes for sale, it has been rare to find really nice homes on the market. That may sound strange but, we just don’t have … (0 comments)

nick bastian: Gorgeous Optimist Park Remodel in Tempe - 11/06/12 02:36 AM
In Tempe, people often talk about the “aging housing stock” and the fact that it is hard ( or very expensive ) to find newer homes in the area. The fact that Tempe is basically landlocked is certainly one of the main reasons you don’t see many new housing developments. While we have a ton of awesome neighborhoods, there is currently a cool trend happening where people take the time, effort and resources to update their homes.  I love it when we have the opportunity to showcase properties that have been remodeled in the Tempe area.
A Prime Example:

nick bastian: Another Awesome Tempe Location - 10/04/12 04:21 PM
Tempe Village is a an awesome, gated community located near Ray and Priest, just East of I-10.
Residents love the super convenient location and lifestyle of Tempe Village for many reasons. They love being just minutes from shopping, many awesome restaurants, great freeway access, Sky Harbor International Airport, major job centers and many outdoor activities like hiking, biking etc. Yes, some awesome mountain bike trails are just west of the freeway and just minutes from home.
Tempe Village is made up of 120 lots built from 2007 – 2011 with homes of approximately 2366 square feet on average.

It’s time for our 8th annual turkey drive! This year we will be delivering turkeys to the Salvation Army as part of the 3TV Big Guy Turkey Drive on November 18th. Yes, I said November 18th and no, that isn’t much time to raise money so PLEASE contact me SOON if you are able to help.

nick bastian: Tempe Smashburger Doing Good - 10/25/10 04:37 PM
Lots of people love a good burger. At Smashburger in Tempe, they serve a really good burger. This Wednesday, October 27th, Tempe residents have an opportunity to grab some tasty grub and help out a local school at the same time. In fact, just by having lunch at the Smashburger on the southwest corner of Rural and Baseline in Tempe they will donate 25% of your purchase to Grace Community Christian School. How cool is that!?! My wife and I will be meeting some friends there at 11:30am while the kids are at school so that we can have some fun … (2 comments)

nick bastian: A Little Active Rain Love, PLEASE? - 10/08/10 12:45 AM
I wrote my first blog post on Active Rain a little over three years ago. Over the past three years, I have made some really good friendships with some amazing people in the “blogosphere” that have helped my real estate business tremendously. In fact, blogging just might be one of the reasons why I was recently nominated in the “Best Realtor – Tempe” category from Arizona Foothills Magazine.
I was nominated along with some really good agents in our area and the winner will be determined by votes on the Arizona Foothills website. The contest runs for a couple of months … (5 comments)

nick bastian: Visit the 9-11 Memorial at Tempe Beach Park - 09/09/10 02:15 AM
The 7th annual “Healing Field” tribute will once again be held at Tempe Beach Park September 10-12 from 5am to 11pm each day. If you have never taken the time to go to Tempe Town Lake to visit this memorial, you are missing something very special. What a cool tribute to those innocent lives lost from this cowardly attack on our freedoms.
Please join us in honoring the nearly 3000 victims of the September 11th attacks on our country. The Healing Field Memorial will have three thousand 3'X5' flags standing 8' tall in perfect rows at Tempe Beach Park. This beautiful … (4 comments)

nick bastian: A Little Help Please – Phone Number Questions - 08/20/10 02:58 AM
Does anyone know of a way to “port” an existing phone number someplace where it can just sit and forward to another number? Currently, I have an old phone number that I don’t need to dial out from but don’t really want to get rid of. I have it on a cell phone carrier as an additional line which is only $10.00 per month so it isn’t really an expense issue, it just seems like there should be a way to eliminate the un-needed line. One of the reasons I keep it is because I may want to begin using it … (4 comments)

nick bastian: Raining Hyper-Local Content - 08/09/10 06:47 PM
This morning, I enjoyed reading about the fact that Active Rain is “Elevating the Quality of Hyper-Local Content.” To me, this type of content is what blogging is all about. Yeah, I know, a lot of people have different ideas, different strengths, and different goals for their blogs but I happen to think hyper-local is just plain cool. It’s about telling a story, connecting buyers and sellers, making connections and much more.
As I read some of the comments on the “hyper-local” post this morning, I saw the typical rah-rah stuff and the yippee for points stuff but I also saw … (23 comments)

nick bastian: Tapestry on Central – Life Meets Location - 03/24/10 05:26 AM
Tapestry on Central is a Phoenix community that is really coming in to it’s own. In the “Valley of the Sun,” we have been known for sprawl and for building hundreds of subdivisions that look the same with tiled roofs and stucco exteriors. In Central Phoenix, there have been exceptions to this rule with some of our great historic and modern neighborhoods to choose from. Tapestry on Central has brought a 280 unit development consisting of two-story cityhomes, penthouses and flats to an area surrounded by beautiful single family homes in the Willo Historic District near the famed Heard Museum and … (2 comments)

nick bastian: Willo Historic Homes For Sale - 01/14/10 02:59 AM
The Willo Historic District is a truly magnificent historic neighborhood.  As one of Phoenix's most beautiful historic neighborhoods, Willo is located just west of Central Avenue between Thomas and McDowell Roads from 1st to 7th Avenues. The fact that there are three light rail stops near Willow add another unique benefit to this great location. Having stations at McDowell, Encanto and at Thomas/Central Avenue allow Willo residents to easily take advantage of all of the great restaurants, shops, arts districts, sporting activities, employment centers, etc along the light rail line. This truly is old world charm meets modern conveniences.

nick bastian: Tempe Block Party - Home to thousands of people! - 12/30/09 08:16 AM
The Tempe Block Party is typically one of the biggest parties of the year. Not just “Tempe big” but, nationally known as a GREAT place to ring in the new year. Tens of thousands of people descend upon the Mill Avenue District to eat, drink and be merry. The music plays at Town Lake and there is fun for all types of people. This year, the Doobie Brothers are headlining the show and will play at midnight. I took the following picture of last years band. Brownie points if you can name them.

Earlier in the day, the 2009 … (2 comments)

nick bastian: Tis' the season - 12/24/09 05:46 AM
Without a doubt, Christmas is my favorite time of the year. I'm not a big shopper, I don't really buy a ton of gifts for a lot of different people.
I simply enjoy spending time with my family and friends and do my best to take some time to relax, have some fun and reflect on what Christmas is to me.
I am not offended if people don't celebrate Christmas and I am glad others have their own reasons to celebrate. In my house, we have a Christmas tree and we have Christmas parties. If you prefer a "holiday" party just … (6 comments)

nick bastian: Home in Pierson Place Historic District Goes Green - 12/22/09 01:19 PM
Recently, the National Association of Home Builders announced the Nation’s First ‘Emerald’ Green Remodeling Project Certified in Phoenix. Interestingly enough, the home is located near the Phoenix Light Rail line which is proving to be a great place for “green-minded” people to hang their hats.
According to the NAHB, “The 1,600-square-foot, 70-year-old ranch house is in the Pierson Place Historic District near the new light rail line.” If you are not familiar with the Pierson Place Historic District, it is located near the light rail station at Central/Camelback.
Having a “green” home near light rail makes sense for a lot … (0 comments)

nick bastian: Trails At Scottsdale Home For Sale - 12/18/09 11:43 PM
The Trails At Scottsdale neighborhood in South Scottsdale has MANY things people like. Convenience, location and affordability. Yes, I said affordability and Scottsdale in the same sentence. While affordability might mean different things to different people, this area does currently offer homes priced under $200k.
Living in the Trails at Scottsdale, you enjoy a convenient lifestyle close to freeways, the airport, South Scottsdale, shopping, restaurants, ASU and more. You do remember the term location, location, location… right? The following map shows homes for sale in and near the Trails at Scottsdale subdivision for you to compare. I have set this … (8 comments)

nick bastian: 2009 Turkey Drive for Phoenix Rescue Mission - 11/09/09 02:02 PM
Once again, it's time for our (7th) annual turkey drive! On Sunday Nov. 22nd, I will be delivering turkeys to Phoenix Rescue Mission as they prepare to feed the homeless on Thanksgiving Day.
I believe that many people have a desire to help others this time of year but find it difficult to do so because our lives are so busy. This year, the shelters need a LOT of help. If you would like to help by making a financial donation, we will do all of the work for you! I'll be purchasing frozen turkeys Sunday morning to deliver to the … (4 comments)

nick bastian: Help Walk Score update their transit information - 11/07/09 04:53 AM
If you are an agent that sells homes near transit lines or that feels like living near a light rail system could be a benefit to home owners or investors, I would ask that you contact your local transit authority to get your area added to the Walk Score system.
Walk Score is a great tool we have used for quite some time to allow people to “score” a home based on it’s “walk-ability.” While I believe it is a great tool, I hadn’t really been quite as excited as one might think, mostly because their algorithm hadn’t included public transportation, … (4 comments)
