Lyons Gate is a really nice community in Gilbert, AZ. I like the location, close to freeways, the San Tan Mall, restaurants, shops, a great dog park and all of the conveniences people love about the area.
While many great homes are located in Gilbert, in today’s world of foreclosures and fix and flips, it is hard to find a home that has been lovingly cared for by its original owner. In Tempe, people often talk about the “aging housing stock” and the fact that it is hard ( or very expensive ) to find newer homes in the area. The fact that Tempe is basically landlocked is certainly one of the main reasons you don’t see many new housing developments. While we have a ton of awesome neighborhoods, there is currently a cool trend happening where people take the time, effort and resources to update their homes. I love it when we have the opportunity to showcase properties that have been remodeled in the Tempe area.

Tempe Village is a an awesome, gated community located near Ray and Priest, just East of I-10.

Lots of people love a good burger. At Smashburger in Tempe, they serve a really good burger. This Wednesday, October 27th, Tempe residents have an opportunity to grab some tasty grub and help out a local school at the same time. Over the past three years, I have made some really good friendships with some amazing people in the “blogosphere” that have helped my real estate business tremendously. The Optimist park Neighborhood in Tempe Az is full of many nice features and surrounded by most of the conveniences one would look for when choosing a South Tempe home. Does anyone know of a way to “port” an existing phone number someplace where it can just sit and forward to another number? Currently, I have an old phone number that I don’t need to dial out from but don’t really want to get rid of. I have it on a cell phone carrier as an additional line which is only $10.00 per month so it isn’t really an expense issue, it just seems like there should be a way to eliminate the un-needed line. This morning, I enjoyed reading about the fact that Active Rain is “Elevating the Quality of Hyper-Local Content.” To me, this type of content is what blogging is all about. Yeah, I know, a lot of people have different ideas, different strengths, and different goals for their blogs but I happen to think hyper-local is just plain cool. The Tempe Block Party is typically one of the biggest parties of the year. Not just “Tempe big” but, nationally known as a GREAT place to ring in the new year. Tens of thousands of people descend upon the Mill Avenue District to eat, drink and be merry. The music plays at Town Lake and there is fun for all types of people. This year, the Doobie Brothers are headlining the show and will play at midnight. I took the following picture of last years band. Brownie points if you can name them.

Without a doubt, Christmas is my favorite time of the year. I'm not a big shopper, I don't really buy a ton of gifts for a lot of different people.
I simply enjoy spending time with my family and friends and do my best to take some time to relax, have some fun and reflect on what Christmas is to me.

Recently, the National Association of Home Builders announced the Nation’s First ‘Emerald’ Green Remodeling Project Certified in Phoenix. Interestingly enough, the home is located near the Phoenix Light Rail line which is proving to be a great place for “green-minded” people to hang their hats.
According to the NAHB, “The 1,600-square-foot, 70-year-old ranch house is in the Pierson Place Historic District near the new light rail line.” If you are not familiar with the Pierson Place Historic District, it is located near the light rail station at Central/Camelback.

Once again, it's time for our (7th) annual turkey drive! On Sunday Nov. 22nd, I will be delivering turkeys to Phoenix Rescue Mission as they prepare to feed the homeless on Thanksgiving Day.
I believe that many people have a desire to help others this time of year but find it difficult to do so because our lives are so busy. This year, the shelters need a LOT of help. If you are an agent that sells homes near transit lines or that feels like living near a light rail system could be a benefit to home owners or investors, I would ask that you contact your local transit authority to get your area added to the Walk Score system.
Walk Score is a great tool we have used for quite some time to allow people to “score” a home based on it’s “walk-ability.” While I believe it is a great tool, I hadn’t really been quite as excited as one might think, mostly because their algorithm hadn’t included public transportation, … (4 comments)
