tempe real estate: SEVRAR Looks For Tempe Mayor and Council Recommendations - 01/30/12 08:25 AM
On Friday, January 27th, SEVRAR’s government affairs director ( South East Valley Regional Association of REALTORS ) sent a survey to members concerning the upcoming Tempe Mayor and City Council races. It is my hope that agents will take the time to complete this survey, as I understand that it can effect the upcoming SEVRAR endorsement of the candidates.
Yes, I know it’s not always good to talk politics amongst friends, but let’s face it, the job of mayor and city council certainly has a lot to do with real estate in Tempe. From property taxes to job creation to … (0 comments)

tempe real estate: Northshore Condos in Tempe Worth A Look - 01/02/12 11:04 AM
In Tempe, people have a handful of choices when it comes to urban living near Tempe Town Lake and Tempe Beach Park.  The North Shore Condominiums in Tempe are conveniently located near freeways, Phoenix Sky Harbor International Airport, the Mill Avenue District, Tempe Marketplace, Arizona State University, restaurants, golf, shopping, entertainment and so much more.
Granted, the current choices on the South side of the lake seem to get more attention as the are closer to Mill Avenue and closer to the park but we would encourage people to take a closer look at the North side. Why? Heck, it’s … (0 comments)

tempe real estate: Heck Of A Kiddie Condo Loan - 12/28/11 08:35 AM
So, I didn’t get an $88 million home for Christmas like Ekaterina did. Maybe next year I’ll find a long lost relative that wants to hide some cash.
Yes, $88 MILLION. You heard the story, right?
Russian Billionaire’s Daughter Gets $88 Million Penthouse as NY Crash Pad
Ekaterina’s dad is a Russian billionaire, I’m assuming he helped her out with this purchase which, by the way, isn’t the only place she calls home. According to NBC’s Brian Williams, she has another home in Monaco, as well.
For $88 million, Ekaterina gets approximately 6744 square feet of living space which … (0 comments)

tempe real estate: Google Looking For Help With “My Maps” - 05/11/11 09:52 AM
Do you use Google Maps? They rock.
Uses for the “My Maps” function are many and the creation of a customized map is a lot easier than most of us think. This morning, I saw an article on SEO Roundtable mentioning that Google is looking for feedback to see what kinds of things people would like them do to make their maps even better to work with.
The Google Maps Help Forum has started a discussion and I find this stuff VERY interesting. ( I am a “bit of a geek” when it comes to that stuff )
Many of … (3 comments)

tempe real estate: Here's To A New Beginning For A Cool Old Building - 05/06/11 07:36 AM
Back in February of 2010, I noticed a sign in front of a place that was going to be called the Tempe Tavern. In fact, I remember it well… My friend Shane and I had discussed different ideas we had for the  historic White Dairy Barn property which had been built built by E.M. White in 1918. The building is the only known river cobble building remaining in Tempe.

After a wait of over a year, the new Tempe Tavern is opening today, May 6, 2011. Last week, I stopped by with my friend Jack and spoke with Rob … (2 comments)

tempe real estate: Tempe Fighting Crime With Less Money - 02/10/11 07:21 AM
Tempe is a great community to live in. Tons of housing choices, good schools, good transportation system and some great people make up this awesome community. While budget cuts are a reality everywhere you look, Tempe has done a pretty good job in not having to severely hinder our way of life. Here’s an example from a recent article talking about Tempe Police Chief Tom Ryff “Doing More With Less.”
According to Chief Tom Ryff, a deep commitment to protect and serve by the entire department was at the core of helping to fight crime with less money.
"Significant and … (1 comments)

tempe real estate: University Ranch in Tempe - Neighborhood Spotlight - 01/17/11 09:42 PM
Every once in a while, we like to point out different Tempe neighborhoods so that people can get a feel for the wide variety of homes for sale in Tempe. This time, the neighborhood is University Ranch:
University Ranch is Located between University Drive and Apache Boulevard on the West side of Price Road. The location of University Ranchis not far from campus or the Phoenix light rail line.
For ASU students, the location of University Ranch is convenient and affordable. Currently, 3 bedroom homes can be found for relatively affordable prices, even if on a student budget. This map … (2 comments)

tempe real estate: Location Efficient Mortgages - Can They Help Spur A Recovery? - 11/14/10 12:32 AM
Recently, my friend Jason Berman mentioned a very interesting article titled “The Next Real Estate Boom”. Knowing Jason as a super smart guy, and knowing my interest in the real estate business, I decided to take a close look at the article. The article speaks about many interesting topics - all of them seem to be very relevant to many things I have written about at the Rail Life blog over the past few years. Given Jason’s mortgage background, I have a feeling that the talk of location efficient mortgages got his attention. While niche mortgages like green mortgages have been … (4 comments)

tempe real estate: Having some fun with Google maps - 11/10/10 09:40 AM
I got on the Google maps kick a while back and began playing with some subdivision maps, neighborhoods and for specific listings along with some random geek stuff. I guess I just thought they were kind of a cool way to let people know what is in and around a specific area. My “main” blog, ( the one where I have the most content ) has challenged me to make more and more maps as I learn more about what people are looking for.
Believe it or not, I have a Google map on RailLife.com with over 300,000 views. ( … (15 comments)

tempe real estate: Centerpoint Tower Sale Haulted - 11/06/10 09:57 AM
Houston, we have a problem… In the case of Tempe’s Centerpoint Towers, the problem apparently has to do with over $20 million in liens against a project that was recently sold for $30 million. It is being reported that the Centerpoint Tower deal has hit a snag and that there is little chance of making the current deal happen.
The Centerpoint Tower is a significant piece of the Tempe real estate market in the Mill Avenue District in that, when finished, it will bring a lot of new people to the area. For officials at the city of Tempe, I … (0 comments)

tempe real estate: Another Area To Consider In Tempe - 10/29/10 12:55 AM
The Tempe real estate market offers many different lifestyle choices within it’s boarders. There are gorgeous lakefront homes, irrigated acre-plus horse properties, large custom homes, modest condominiums and dozens of neighborhoods that differ completely from one another. An interesting newcomer to the Tempe market is the roughly 2.5 mile stretch along the proposed Tempe Streetcar route.
Recently, I did a search of homes for sale along Mill Avenue and the proposed streetcar route using a 1/2 mile radius as the main criteria and cam up with some interesting numbers. Of the homes for sale in this area, there were 117 … (2 comments)

tempe real estate: Mill Avenue District Undergoing Many Changes - 10/22/10 06:28 AM
The Mill Avenue District is undergoing many changes right before our eyes. In a “bad economy” we see new businesses opening and we see renewed interest in things like Music on Mill, the Thursday Night Market, housing interest etc.
Recent public meetings to discuss the Tempe South High Capacity Study shed more light on what may be a part of our not too distant future. METRO has made a recommendation of a fairly recent idea of a Mill / Ash loop with a Modern Streetcar. A Modern Streetcar isn’t some cheesy little trolley like some envision.  It is similar to a … (0 comments)

tempe real estate: A Little Active Rain Love, PLEASE? - 10/08/10 07:45 AM
I wrote my first blog post on Active Rain a little over three years ago. Over the past three years, I have made some really good friendships with some amazing people in the “blogosphere” that have helped my real estate business tremendously. In fact, blogging just might be one of the reasons why I was recently nominated in the “Best Realtor – Tempe” category from Arizona Foothills Magazine.
I was nominated along with some really good agents in our area and the winner will be determined by votes on the Arizona Foothills website. The contest runs for a couple of months … (5 comments)

tempe real estate: Neighborhood Spotlight – Optimist Park, Tempe AZ - 09/15/10 12:54 AM
The Optimist park Neighborhood in Tempe Az is full of many nice features and surrounded by most of the conveniences one would look for when choosing a South Tempe home. Within the Optimist Park neighborhood you will find Fuller Elementary school along with walking and biking trails, single and multi-family homes, some smaller neighborhood parks and of course the Optimist Park itself with it’s expansive grass areas, playground equipment and more.

Surrounding the neighborhood you will find plenty of shopping, restaurants, grocery stores, a fire station and the 101 and 60 freeway’s for easy access to just about anywhere in … (0 comments)

tempe real estate: Raining Hyper-Local Content - 08/10/10 01:47 AM
This morning, I enjoyed reading about the fact that Active Rain is “Elevating the Quality of Hyper-Local Content.” To me, this type of content is what blogging is all about. Yeah, I know, a lot of people have different ideas, different strengths, and different goals for their blogs but I happen to think hyper-local is just plain cool. It’s about telling a story, connecting buyers and sellers, making connections and much more.
As I read some of the comments on the “hyper-local” post this morning, I saw the typical rah-rah stuff and the yippee for points stuff but I also saw … (22 comments)

tempe real estate: That Damn Dam - 07/25/10 12:49 AM
The city of Tempe made national headlines this past week as a section of the Tempe Town Lake dam burst causing nearly a BILLION gallons of water to run down the river leaving behind a moody mess.
The rubber dam built by Bridgestone burst near 10pm Tuesday evening. Within minutes of the dam bursting people called 911, warning sirens filled the air and the stories begin to hit the news channels. Hearing the news, I called my friend, Michael Monti who owns the landmark Tempe restaurant Monti’s La Casa Vieja. Michael and his business partner were on the scene with Paul … (4 comments)

tempe real estate: Camelot Village 4th of July - 07/04/10 09:37 AM
The annual Camelot Village 4th of July party was once again a great success. The neighborhood looks forward to this parade each year and it is cool to see so many people from the area come together to celebrate together. This year, the parade was held on the 3rd of July which will give all of us more time for family and friends on the 4th. :)
I’ve talked before about the “Camelot Corner” and about how much we love this area. While this is mainly a Camelot Village parade, some of our neighbors from the surrounding area sometimes participate which … (6 comments)

tempe real estate: Give Em’ A Feel - 05/24/10 10:37 AM
There is a lot of talk by a lot of smart people in the real estate world about having a good home search tool on your web site. Unless you are still sharpening a pencil with a stone, you understand that consumers want to search for homes online when they come to your site. Yeah, I know your dog is cute and you are a big time million dollar producer and all, but most of them just want to search. I promise.
So, there are many different ways for you to allow them to search for homes on your site and … (0 comments)
