When should you pay points on a mortgage? Deciding when or if you should pay points on a mortgage is not always as simple as just calculating the breakeven point.  There are a number of factors that ultimately play into the decision. 
The biggest factor that stands out in today's historical mortgage market is where interest rates are headed.  Even if rates stay at current historical lows forever (extremely unlikely) they can't go much lower.  If you pay points now, you can be sure that a no-cost refinance wouldn't benefit you in the future due to rates not going much lower than the current … (3 comments)

Some good information from Diane Osowiecki on how long information will remain on your credit report.  Different loan programs have different requirements for how long you must wait until you can get a mortgage, so even though something may last 7 years, it doesn't necessarily mean you must wait that long before you can get a new mortgage.

First time homebuyer tax credit settlement has officially been extended until September 30th 2010 - 07/03/10 06:13 PM
The federal homebuyer tax credit settlement requirement has officially been extended until September 30th 2010.  President Barack Obama signed the bill into law yesterday (Friday July 2nd).
On Wednesday June 30th the Senate passed the extension of the First Time Homebuyer Tax Credit, the U.S. House of Representatives passed the bill Tuesday night, and President Barak Obama signed the bill into law Friday.

There was concern that the backlog created by the popularity of the program and the time it takes for most banks to deal with transactions such as short sales would have left many homeowners unable to claim the credit.
