Refinance? Why?

One of the biggest reasons homeowners refinance their mortgage is to obtain a lower interest rate and lower monthly payments. By refinancing, the borrower pays off their existing mortgage and replaces it with a new one. This can often be accomplished with a no-points no-fees loan program, which essentially means at "no cost" to the borrower.

In the no-points no-fees scenario, the mortgage consultant uses rebate monies paid by the lender to pay off non-recurring closing costs for the borrower. These are "one time" fees such as escrow or attorney fees, title insurance, document preparation, tax service, flood certification, processing and underwriting fees, etc. The borrower is still responsible for recurring fees such as interim insurance, property taxes or insurance policy payments.

Refinancing typically occurs when mortgage interest rates drop significantly, but borrowers with recently improved credit scores (from paying off credit card debt, making mortgage payments on time, etc.) are often candidates for better interest rates as well. If you haven't checked your credit score in a while, it's a good time to call a mortgage consultant.

The question most asked is, "But why should I go back into a 30-year loan?"

There are two schools of thought on this subject, and the mortgage consultant should work hand-in-hand with the borrower's financial planner to determine what works best for their mutual client.

One option is to take the route of the "same payment" refinance, and actually pay off the loan faster and save money on interest fees in the long-run. If refinancing results in a lower monthly payment, the borrower can still continue making the same payment they made in the original loan, and the extra money will be applied to the principal balance.

For example: Let's say you have 25 years remaining in your current loan, and you refinance back to a 30-year loan with a slightly lower interest rate, resulting in a payment reduction of $200 per month. (Note: This is just an example. The actual amount could vary.) You could then take that extra $200 per month and apply it toward the principal on the new loan. At this rate, the loan will be paid off in 22 years and 4 months, which is 2 years and 8 months less than the original loan.

On the other hand, if the borrower's financial planner is a proponent of best-selling author and investment guru Douglas Andrew's philosophies (see Missed Fortune), he or she may suggest investing the extra money in a side-fund that could earn a better rate of return and grow to the amount of the mortgage (and beyond) in even less time. This method provides excellent liquidity, but having more direct access to this money may be too tempting for some homeowners.

Regardless of the reason for the refinance, the mortgage consultant will need to know what the existing loan scenario entails, review the homeowner's long-term goals, and provide a comprehensive spreadsheet that compares and contrasts the various loan programs available.

Bear in mind, refinancing to obtain a lower interest payment could also result in a lower deduction at tax time. The homeowner's mortgage consultant and financial planner should work hand-in-hand with their mutual client's best interest in mind.

18 Questions to Ask When Shopping for a Real Estate Agent

If you are looking to buy or sell a home, you’ll probably want to not only find the best agent for your needs, but one with integrity and one that knows the ropes. They don’t have to be your best friend, but they should be someone that you genuinely like—because you’ll be spending a lot of time with them.

Start with recommendations from family and friends. Ask what they liked about them. What they didn’t like. And then take it one step further; spend about 30-45 minutes and ask them these questions!

How long have you been selling residential real estate?
Is it your full time job?
What are your credentials?
What other type of real estate training courses have you had?
How many homes did you sell last year?
How many buyers did you represent?
What’s the average time to sell a home? (if listing your home for sale)
How do you plan to market my home for sale?
What’s the average time it took you to sell your listings?
What’s the average time you spend with someone buying a home (if buying)?
How close to the asking price, versus the sales price, are you able to negotiate (both for buyers and sellers)?
Will you represent me exclusively (if you are a buyer)?
How many lenders do you work with (if you need a mortgage)?
Why do you like working with these lenders?

What other service providers do you work with?
Do you get any compensation when you refer them to me?
How will you communicate with me?
How often should I expect to hear from you?

Just a couple of things to keep in mind! Experience is not a guarantee that the person is successful. Ask additional questions if you don’t understand the answers. Ask for references. Make the telephone calls. And before you buy or sell your home, by all means get pre-approved ahead of time.

Why can't I choose my own appraiser?

You have found the home that you want to buy. You were able to pick your Realtor. You were able to choose your mortgage lender.

So why can't you pick your own appraiser?

HVCC (Home Valuation Code of Conduct)

This was made active in May, 2009. The idea behind HVCC is to remove any influence on the appraiser to provide a specific value. This allows a property to be appraised for what the current market condition actually is. It is not dependent on the loan amount or by how much cash out a borrower is trying to get.

The hope with this program is that it will help to stabilize the market prices of homes and eliminate more home being "under water" (owing more than what they are worth.

In the past, some appraisers were influenced by a mortgage lender lender to get a certain value to make the loan go the exact way he customer wanted it. Maybe the home was only worth $180,000. The appraiser placed a value of $200,000 to enable the borrower to get all of the cash out that they wanted.

Or a Realtor would have an appraiser place the value a bit higher to get to the contract price, even if a home was not worth it. May be it was only worth $190,000 and the contract was for $215,000. This allowed the home to be sold faster and with less objections.

Whatever the reason, it happened. Now the HVCC is trying to eliminate this from happening. By having the appraiser done by an appraiser that the Realtor and the Loan officer can't speak to, helps to ensure that the value is correct. To make sure it is in the best interest of the borrower.

Universal Letter Writing Week

We all love to get a personal note in the mail. A quick note to say "Hi" or a letter from an old friend that brings you up to speed. Who can forget the little notes that Mom used to put in your lunch bag?

However, when was the last time you sat down and wrote a letter to someone? A nice, hand-written letter. Not an email or a blog. For me, it's been awhile. So when I came across the Universal Letter Writing week, it made me think of those Christmas letters that I had received. I enjoyed reading them, they brought up great memories and a sense of someone caring about me from afar. All I had sent was a family picture card.

Sure, a card or an email sends your well wishes. But it lacks a sense of personalism.

Sit down on this beautiful Sunday afternoon and write a quick note. Even if it is a short "I Love You" to someone special in your life.

As a business tool, most people will send a thank you email or a corporate card. Why not not take a few minutes to write a real thank you note by hand? It will last longer in your client's eyes and memory. Who knows, that extra few seconds might earn you another referral client in the future.

When I started blogging on AR, I saw it as another chore. But, I was going to give it a shot. Because, who knows right?

Then, I received my first leads from fellow Rainmakers. I had a few that I gave to others. I had seen the light.

Now, I make sure to get on this site every day for a few minutes. Sometimes, I just read the posts from others. Sometimes I post my own.

I would say that the most goofy thing that I have done for my Active Rain experience, is my phone. I use Active Rain every where.

I read the blogs and have even posted them from my phone.

The worst place was at my daughter's birthday party. While everyone was running around, I decided to write my post for the day. Looking back, I'm glas that I was not seen "working" at the party by the wife!

Now, Active Rain has become a part of my day. Thanks to everyone for sharing great ideas and getting through every day together!

National Financial Wellness Month

What a better way to start the new year than celebrate National Financial wellness Month? This is a great time to come up with a plan to get your family's financial goals in order.

Do you plan on taking a vacation this year?
Plan on buying a new car?
Paying off debt?

Whatever the goal that you have, start planning now to make it happen. Look at the expenses that your family has. Where can you trim? Do you have an account set up to put money in every payday towards your goal?

If not, start today!!!

Go down to your bank and open a small savings account. Many banks will offer you incentives to open an account.

Most importantly, stick to your plan. You don't want to be scrambling at the last minute to come up with the money that you need for your vacation. You will have a lot more fun if there is no financial stress.

Start your Financial Wellness Month the right way. It will lead to a better year for your entire family.

Should I pay points to buy down my rate?

"Should I pay points to buy down my rate?"

This is a question that comes up on most every mortgage transaction. Most folks have heard that points are bad, never pay them. They simply don't know what they are for. Contrary to belief, points are not there simply for the lender to make more money on you. However, if they are not used correctly, they can be costly.

First, let me explain what a point is. A point is equal to 1% of your loan amount. In our example, let's use a $200,000 loan. So, a point would be $2,000. A point will be used to lower the interest rate. Sometimes referred to as "buying it down". On average one point will save you about 0.25% - 0/375% on your rate.

Next, what needs to be determined is how long will you keep this loan. This is the MOST important question when it come to choosing whether or not to use points on your loan. If you will be in your loan long term, it makes sense. If you are not sure or will only have this loan short term - STAY AWAY!

Using our example, a pint will cost $2,000. Let's use a 30 year fixed loan. As an example, we will use an interest rate of 4.875%. With this buydown, you can get 4.50%. Now, what we need to calculate is how long will it take you to recoup the money that you spent on the buydown.

At 4.875%, the payment on a 30 year loan for $200,000 will be $1058.42 per month. (Principal & Interest)

At 4.50%, the payment on a 30 year loan for $200,000 will be $1013.37 per month. (Principal & Interest)

You will save $45.05 per month.

Now, let's take the amount that the Points cost you. In our example $2,000. We will divide that by the amount of the monthly savings.

$2,000/$45.05 = 44.4

44.4 months (3 yrs. 8 months) to recover the cost.

So if you will be in your home for more than 3 years and 8 months, it is worth it to buy the point on this loan. Every month after that you be saving $45.05 per month!

That saves you $14,285 in payments over the life of your loan. If you were to pay that right back into your loan, you could save years off your loan and pay it off early.

Points can be a confusing thing. But, as long as you compare them to your loan and calculate it out, it's often a good idea.

New Year's Resolutions

Every year starts the same way doesn't it? We all set a few New Year's Resolutions for ourselves. This will be the year that I stick to it. Sound familiar? Don't worry, you are not alone. Almost all American' make some sort of pledge to themselves and most don't make it past January.

As part of my better myself campaign, I challenge myself and you to stick to it this year. Let's make a difference in our lives and in turn make someone else's better. If we are not taking care of ourselves, we are useless to anyone else.

Here is alist of the top ten New Year's Resolutions being made:

1) Quit smoking

2) Spend more time with family and friends

3) Lose weight

4) Quit drinking

5) Get out debt

6) Have more personal time

7) Enjoy life more

8) Take a class or learn something new

9)Help others and do more community service

10)Get organized

I'm sure at least one of these applies to every one of us. Let's stick together and hit our goals this year. Both Personal and business.

I need more time!

That is something that we have all said more than once. This weekend however, is the one time a year that we get it.

"Ghost in the Gardens" tours

Denver Botanic Gardens was once a part of the City Cemetery in mid-1800s, which included Cheesman and Congress Park. Join us as we give you a brief history and recount decades of the paranormal through eyewitness reports from past and present Gardens staff. Enjoy a night of storytelling through visual and verbal tales throughout the Gardens, and in the dining room at the Waring House mansion which was built in the early 1900s. Each tour lasts 1 hour, 30 minutes. Your tour will begin with a 17 minute video of the Gardens history of being on the old Mt. Prospect Cemetery. Tours are held after hours at the Gardens, so you will enter through the Group Entrance, which is directly south of the Visitor Center. Are you trying to plan out your Halloween weekend events?

Great news for those of you in Aurora, CO! The McCabe's Halloween Scary'oke Bash is this Friday Night!

Why is it called Scary'oke? It's karaoke and it's Halloween weekend! That's why!

Tax Credit extension

Looks like the First time buyer tax credit has been extended.

The House voted it through earlier in the week and now the Senate has also approved H.R. 5623, the Homebuyer Assistance and Improvement Act, which also cleared the House earlier. The bill would give first-time home buyers until Sept. 30 to claim an $8,000 tax credit if they bought a home before April 30; for current homeowners, the credit is $6,500. The original period for claiming the tax credit had expired yesterday (June 30).

There are many happy home buyers and agents and Mortgage lenders alike that are very happy this morning.

So let's get those deals done and fiond some more deals!

Buyers Still have a chance

The tax credit still has some life it. A single issue bill was voted on 409-5 last night to extend the deadline for buyers to close until September 20th, 2010. This deadline allows buyers to still qualify for the up to $8,000 tax credit.

It needs to be passed tonight as a final vote by the Senate and be signed by the President - all signs look good. Let's hope that those 180,000 contracts don't get stuck.

It is predicted that as many as half of those contracts could back out if the deadline is not extended.
