Drop Metal Unique Metal Objects Somewhat Local, Huntsville Alabama - 06/30/12 01:36 PM
Drop Metal Unique Metal Objects A Somewhat Local Business, Huntsville Alabama This post may not have a lot to do with Real Estate, but it does show if you are good at and care about what you do do in life...word gets around...I'm just passing the word around,. I say somewhat local because Drop Metal was located in Lowe Mill here in Huntsville Alabama, but that location didn't allow for metal fabrication so Drop Metal moved to Tennessee which is just across the Alabama border an easy commute.

Say good-bye to the HUD-1 Settlement Statement - 06/30/12 11:05 AM
This was news to me and I admit that when I first read the title of Todd's post my initial reaction was "Not Again". After glancing over a copy of what appears to be the new HUD, maybe it's not all bad. The new HUD does seem to be clear in it's new incarnation, but I would need to pour over it a little more. If you have any comments why not stop by Todd's post and express your thoughts. I'm Thinking Of Renting, Why Should I Buy Instead Of Renting A Home - 06/09/12 04:52 PM
I'm Of Thinking Renting, Why Should I Buy Instead Of Renting A Home With the advantages that a buyer has in today's market it just doesn't make sense in my opinion to rent. You can actually buy a home now in most instances for less monthly payments than renting. Of course if you are in a job with a high potential for moving or relocation then renting may be a good option for you. Renters have the option generally of not being tied to a home and can move relatively quick. Home or yard maintenance usually is not an issue, however, (5 comments)
What Exactly Are Closing Costs? - 06/09/12 04:02 PM
What Exactly Are Closing Costs? Great question and the answer to what costs apply to you really depends on what kind of loan you are applying for or if you're paying cash. There are buyers and sellers closing costs and they are essentially the costs associated with the purchase or sale of a home. You may also look at closing costs as fees associated with obtaining a mortgage. Who pays each cost or fee varies by custom or state and a your Realtor or lender will be able to answer that question. The quick answer to how much the closing (3 comments)

Is This A Safe Neighborhood? - 06/08/12 10:52 AM
Is This A Safe Neighborhood? That question is as ambiguous as it is difficult to answer and one I do not attempt to answer. First of all what "safe" means to me could be and most probably is entirely different than your idea of what "safe" is. To some folks "safe" is a gated community with 24 hour guard house. To others "safe" may mean you can leave your house unlocked while out running errands. My blanket statement is: If that is important to you, you should call the local police department and ask questions about the neighborhood and surrounding neighborhoods. (7 comments)

How Desperate Are The Home Owners To Sell? - 06/07/12 10:22 AM
How Desperate Are The Home Owners To Sell? This is a question I'm asked more and more these days and the question usually comes from buyers not familiar with our area. I think some of the thought behind this question is that sellers are willing to jump at any offer and that they are all in dire straits and buyers are ready to take advantage of that. First know that all real estate markets are local and that what may be true in one region or market may not be the same in another. There's no question that some parts of (6 comments)

If you list my home how will you advertise it to get it sold? - 06/05/12 03:44 PM
If you list my home how will you advertise it to get it sold? Great question and the answer may surprise you a little. In the past Realtors relied heavily on print material, newspaper ads, door knocking, calling past clients and friends. Today’s real estate agents use technology not available years ago, but more importantly Realtors are going where the buyers are…the Internet. Statistics showed the last year or so that 87% of buyers were finding their new home on line and personally I think that number is now 90% and more. Therefore much of what I do to get your (8 comments)
How Much Do You Think The Seller Will Take For That Home? - 06/04/12 05:18 PM
How Much Do You Think The Seller Will Take For That Home? Well now isn't that the $64,000 question! First of all I don't know a single Realtor who has a Crystal Ball that can answer that question. Shortly after that question usually comes another that goes something like: "do you think they'll take $XXXXX's and can't you just call them and ask?....I really don't want to fill out all the paperwork if they're not going to take my offer". Maybe in a perfect world crystal balls and verbal contracts and non-binding conversations reign supreme, but the real estate world on (12 comments)

Preapproval Is The First Step - 06/02/12 11:44 AM
Preapproval Is The First Step A Current client asked me this question after showing her a couple of condos. "...what do you think a minimum salary should be for a place like this, because we are trying to figure out all this before we look into it more..."? Perhaps I should have asked if she was pre-approved for a loan before showing properties, but my philosophy is not to push clients/customers up front. I don't mind showing a few properties before we get down to the brass tacks of buying a home, but this is something every buyer needs to know before (8 comments)
