Are house prices really rising on the Main Line? - 10/29/10 11:26 AM
I once had an economics professor say "You can make stats tell any story you want! You just need to know how to manipulate them." Are house prices really rising on the Main Line? In the tri-county area according to information released by Trend MLS for September average price has risen by 7.8% although sales are down 28%, compared to last September, all this with rising inventories and stories of buyers having problems qualifying for mortgages. So what is really happening on the Main Line? Every day when I check my MLS I see large numbers of price reductions across the (2 comments)
Relationships - friends, family, clients - 10/27/10 11:31 AM
Everything, not just real estate is all about relationships, friends, family, clients, it all revolves around the relationships we have with each other. Depending on that relationship is how we view each other, how we empathize with a client and how we might grieve and mourn for a friend or family member. I woke this morning with trepidation, knowing it would have been my mother's 83rd birthday today, but she died this summer suddenly. As I looked at my phone, part of my morning routine as I make tea or coffee to see if there is an emergency needing attention I see a (1 comments)

Is an earned income tax inevetable for Tredyffrin and Easttown Townships? - 10/23/10 11:48 AM
This past week, the Tredyffrin and Easttown School District held an informational meeting at Conestoga High School about the introduction of an earned income tax to supplement the school district budget. Earler this year Easttown had considered an earned income tax to close the gap in its budget but held off implementing when they saw the up roar this generated among home owners. But is it inevetable that both the chool district and the two townships will introduce an earned income tax when so many townships around us already have them? Is the chool district just the beginning of the wedge (0 comments)
This beautiful home sits on a great lot at the quiet end of a cul de sac in West Brandywine Township. Our client just reduced the price and is interested in looking at an offer. I have seen townhomes sell for more than the $317,900 this home is currently listed for. View the Virtual Tour. Gently lived in, virtually new colonial of 2644 sq feet sits in a large fenced yard, is not overlooked and offers a great deal of privacy. Master with ensuite bath room and walk in closet; 2nd bedroom almost as large as the master, with two additional (0 comments)
The single most important thing to getting your home sold - 10/19/10 08:52 AM
What is the single most important thing you can do to sell your house? I surveyed several agents and sellers what they think is the best thing you can do to sell your home and overwhelmingly it revolves around PRICE!.Yes, nearly everything you can do that is going to make a difference ranks below getting the price right from the start or reducing the price once on market, especially if the market is moving against you, or in everyday terms, prices are going down.Landscaping to improve the curb appeal, repairs, updating bathrooms and kitchens, these all help, but often you will not (3 comments)

But as with everything, it is all a matter of being prepared. That means today that long before you are actually ready to purchase a home you need to start cleaning up your credit. The higher your credit score, the lower your rate can be, so making sure you pay all your bills on time is very important. Not having all your credit on one (1 comments)
Preparing to list your home and selecting an agent - 10/04/10 01:34 PM
This blog is inspired by a post from a comment on Jeff Belonger's blog Should we hide our past business experiences in posts., based on comments in a post by Patricia Kennedy on When they say mean things about their first agent In Jeff's comments Bill Gassett mentioned a post How to interview a Realtor he has written. How we all get inspired to write blogs is another good blog title. Anyway, whilst there have been many blogs on preparing for a listing presentation, what to include and what advice to give, I thought about how the consumer could prepare for the listing presentation (1 comments)
Sometimes this job is just so worth it! - 10/04/10 09:19 AM
The Thursday before last I had an elderly lady referred to me who needed to sell her condo quickly as she needed to move to another state and purchase a home there to be with a family member. In her development prices have dropped and sales have been sluggish being under pressure from neighboring developments. I met with her, explained the process and the situation, showed her recent sales and what other condos similar to hers were on the market. Whilst being nervous, and a little overwhelmed, she was full of energy. She listened and she decided on a price to list (5 comments)
