Need a piece of land in Villanova? - 05/31/11 05:00 PM
Villanova in Lower Merion is one of those locations that many homeowners want to be and there are some great streets. Finding a piece of ground on which to build your dream home is not so easy however as land costs are high. However, we currently have a great lot on Valley Road at the private end part of the road, off Mount Pleasant, surrounded by multi million dollar homes, one being finished off across the road which is shown as being listed for $3.9 million, another a few doors down priced at $2.7 million on four acres.
A hot evening, even if it was Memorial Day, the lines were long and deep at Handels in Berwyn. Great ice cream, a great following, it does not seem to matter what the weather is, even on cold wintry days there can be a line. Age does not matter, young or old you will love this ice cream or sherbert or yogurt, there is something for everyone. Their chocolate flavors are always worth trying. People were rushiong to get in line as the lighhts go off to signal closing time, but the staff just kept welcoming people and asking them (2 comments)
Fabulous white peony, smell is gorgeous, very sweet like honey, intoxicatingly so.
Pink peony, these are so heavy they continually flop over, also have no smell like the white one above, but gorgeous to look at. (2 comments)
Weekend wine down - 05/27/11 01:43 PM
Usually I post about wine on Wednesdays, but had some problems this week being able to post. So here we go a few days late, but a great week for wine. I mentioned Mateus Rose a few weeks ago, well there it was on the shelf when I was buying some wine, and with weather this hot this early in the year, could not resist, so many memories come flooding back just looking at the bottle of family, holidays, and good times. But more of that after we have tried it, but worth picking some up if you are at the wine (1 comments)

We moved to America more than 20 years ago now. Soon after we arrived we met a Russian man who was studying at a local university and invited him to spend Sundays with us, going to church and then time with our family. Little did we know that more than 20 years later we would still be friends. When we met Vladamir he was a professor at a Russian university and was checking out an MBA course at the American university for a joint project. We spent many Sunday afternoons together, and although his English improved, it was never terrible, we (0 comments)

Sunday 5/22 we have two affordable homes Open to the public both in Devon or within spitting distance as my mother used to say.
76 Meadowbrook Rd in Strafford is a really nice Victorian style home close to Strafford station but located on a one way road that reduces traffic and gives it a really private location. This home is adorable with many great upgrades and priced currently at $459,000 for four bedrooms one ensuite in the attic with fabulous skylights for watching the night sky how much more romantic can you get. Like yard sales, take your pick among all the other great things to do in and around Berwyn PA this weekend. All week everywhere I have been, in almost every development there are yard sale posters and signs. If you are looking for a bargain or a possible find you can show on Antiques Roadshow this is the weekend to go browsing among the collectibles and treasures in everybody's yard. We love yard sales, you can approach them with specific things that you are looking for or just go on a whim, but they are fascinating from the objects to the people, both (0 comments)

We went to a graduation party for a friend's daughter this week and tasted some lovely wines. One called LaCrema was delicious, but my favorite was this Malbec. We touched on these a little while ago, mostly from South America this one from Argentina, Felino Malbec imported by Paul Hobbs had a deep red color and lots of fruit, nice nose and good depth of flavor when drinking, it went well with the burgers and other party food we were eating.
Felino Malbec, it did have quite a bit of sediment in the bottle so you had to be careful when pouring, (3 comments)

Devon, PA is right in the heart of Philadelphia's Main Line. Years ago there was a Devon Hotel, now Waterloo Gardens and the Horse Show Grounds occupy the area. On May 30th 1922 President Calvin Coolidge visited the Devon Horse Show, one of the premier and oldest horse shows in the area for multi breed horses. Our office sits right next to the Horse Show Grounds and from May 26th through June 6th it is difficult to get into work, but fun to see all the people and activity in the area. Tredyffrin Easttown mid-May Market update - 05/16/11 12:57 PM
So hard to believe but we are already at the mid-point of May. What is our local Tredyffrin Easttown housing market doing right now? Well in the first two weeks of May 58 new listings entered the fray, 3 of these went under contract and 2 went pending. These 58 listings joined the others already on the market bringing the total of homes listed to 393, another 6 of the other homes also went pending and 11 settled. So in these first two weeks of May 58 new homes were added, 11 went under contract or pended and 11 settled, meaning (0 comments)

I think my favorite flower is the peony, but at this time of year before the peonies start blooming, I am always amazed at the variety of colors you can see on the irises in our neighborhood. Check out these examples and send me some of the ones from your neighborhood:
Bright yellow iris
This is a dark purple almost brown
This is a more typical color, the pale lavender/blue
This looks purple and white, but it is actually a pale blue color, this and the yellow are probably my favorites

When my clients bought this several years ago I thought although I would see them regularly I would not be selling their home for a long time. However, they called the other day, having seen a home on the internet they liked, it has a gorgeous swimming pool and wanted to get their home ready for sale. Well when they decide they move and today we listed this gorgeous home for sale in Devon, PA right in the heart of the Main Line.

In real estate we can keep going going for long time periods, there just comes the occaisional crash when you feel blah and don't feel like doiong anything? What do you do to get going, to get the energy flowing again?
Taking a few deep breaths can be relaxing, help you destress quickly and make you feel ready to go again. I drink lots of water, love working out in the morning it helps me feel great all day, and grab a handful of nuts as a snack. I have heard it suggested that Chia Seeds are wonderful as well, but have (3 comments)

Lyme Disease is a bacterial infection carried by ticks and transmitted to pets and humans by infected ticks. 2008 saw Pennsylvania with 3818 reported cases and the thinking is that there are many unreported and indiagnosed cases. Devon Horse Show approaches - 05/11/11 10:19 AM
Whilst it is peaceful and quiet right now one of the great events of the Main Line, The Devon Horse Show is just a couple of weeks away beginning on May 26th and going through June 5th. Horses and riders from all over the country converge on Devon, PA for this show many not realizing that the location of the show was originally the polo fields for the Devon Hotel. The Horse show is attended by everyone from along the Main Line, regardless of interest in horses as there is so much else to see and do. The show raises money for (1 comments)

Many people today are looking for homes with a ground floor bedroom and bathroom. There are many reasons for this and they can be used for many purposes, as guest rooms, for in-laws, or simply for an aging homeowner and for many other reasons as well. We have recently reduced the price by $10,000 of a great listing in Havertown, now priced at $339,900 it is one of the only homes in the township currently listed with a ground floor bedroom and full bath. Very appealing. Upstairs you have a further three bedrooms and full bathroom and the basement is finished (1 comments)
Tredyffrin Easttown market outlook - May 2011 - 05/09/11 10:18 AM
Tredyffrin Easttown school district consists of Tredyffrin Township and Easttown Township along the Main Line, Berwyn, Devon, Strafford and Wayne are all part of the two townships. T/E school district is an award winning school system and like many others right now is struggling with budget issues due to pension plan requirements. The housing market has been strong over the years, with little new construction other than in-fill housing or teardowns, especially in Easttown. Generally prices along the main line have been slipping slightly over the last three quarters, Easttown bucked the trend last quarter with a large price increase per (0 comments)

If you live on the Main Line and work in center city Philadelphia there are not too many options for getting to work. Driving you can go via the Schuylkyll along the river and take your chances on traffic, head down route 30 Lancaster Ave and take some back roads, with a couple of alternatives when you reach City Line Avenue. Or you can take the R5 Septa line, that runs the length of the Main Line reaching out to Downingtown and Exton nowadays, when I moved here 20 years ago, many people felt the Main Line ended at Paoli, nowadays (1 comments)
1st Quarter Main Line Township Stats - 05/05/11 04:16 PM
Whilst there is a lot of talk about the housing market nationally we always say it is what is happening locally that is important. We have been tracking prices for local townships on and around the Main Line and post these on our website www.VandekarTeam.com as well as writing about them here as well. First quarter of 2011 has seen a reduction in prices pretty much over all the local Main Line Townships. We visited my son and his wife for the first time last week as he is finishing up his studies at Embry Riddle in Daytona Beach and I had not had a chance to see their place since their marriage last year and during his time at university. So we grabbed a couple of days and enjoyed some great weather and had a wonderful meal and a very delicious bottle of Rosenblum Zinfandelat the Stonewood Grill & Tavern. Food was delicious, we held off appetizers all preferring to indulge our sweet tooth at the end of their meal, and we headed (1 comments)

Jenkins Arboretum in Spring - 05/02/11 08:38 AM
Many people livingin our area love gardening and know thew resource that Jenkins Arboretum can be. I know this time of year it can be beautiful with all the azaleas opening up, something the arboretum is known for along with the rhododendrons, which I thought it was a little early for them to be open. But yesterday, not realizing that it was their plant sale I stopped off and was really amazed at how many rhododendrons were opening up as well. Enjoy this short video of the visit. (0 comments)
