T/E school district announced to day that New Eagle Elementary School has been selected as a 2011 National Blue Ribbon School, one of 304 schools from across the nation, and one of 14 in Pennsylvania. This award honors public and private elementary, middle, and high schools whose students achieve at very high levels or have made significant progress. The U.S Department of Education will honor the entire 255 public and 49 private schools with their National BlueRibbon School awards at a conference and awards ceremony Nov. 14-15 in Washington, D.C.

Old Forge Crossing prices - 09/30/11 03:14 PM
We recently have had several clients decide to rent their units rather than try to sell them in the current market at Old Forge Crossing in Devon. Prices this year have really come under pressure, with one bedroom units now selling in the low to mid $130's, one bedrooms with dens selling for high $130's or low $140's and few if any two bedrooms selling at all, although there is one currently under agreement with a listing price of $210,000.

What a difference FHA approval for a condo development makes. - 09/28/11 12:25 PM
Many buyers and sellers don't realize thast condo developments have a specific FHA approval process for financing, in the past this was done by mortgage lenders but this year HUD has allowed the developments themselves to apply for approval. Why would they do this - value for their owners. Prices in many condo developments have been falling across the country and these older condo developments whilst having been approved for FHA financing in the past found their approvals expiring. Many did nothing to extend these approvals and HUD actually extended many automatically last year but even this extension has now expired.

The biggest complaint I get from clients when they view information from our MLS system is no room sizes, after no photos of course, but by then they have already rejected those properties of course. Why do some agents and brokers insist on refusing to enter room sizes. Are they lazy, do they realize the dis-service they are doing for their clients? Do their clients the owner of the home listed realize that many buyers are turned off by listings with no room sizes?

I have noticed a trend recently whilst reading different posts that there is a frustration in the industry with agency and  if we practice true agency will remove the problems of getting paid by our clients.
I am tired of being paid by the opposition and having my client wondering who I am truly working for and second guessing any advice I give when representing buyers. I am tired of my buyer clients wondering what I bring to the table because so many agents have told them that their services are FREE. The Canada Geese are back, out walking this morning, I snapped this photo...with the mist across the field and the geese feeding it made me realize Fall is here.

One of the joys of living on the Main Line is we are surrounded by parks and open spaces allowing nature to live around us, deer, foxes, raccoons, groundhog, squirrels, all sorts of different birds sometimes they can be annoying, the deer especially, but it doers allow you to stop and enjoy nature right in your own back yard, sometimes literally.

Sunday brunch is something as Realtors we don't get the opportunity to enjoy too often as most Sundays we will be running around preparing for an open house in the afternoon. But this weekend we have guests visiting from Alberta Canada and after showing them Valley Forge National Park we decided to visit Cafe Winberie on Rt 252 running up to the park right by Chesterbrook and Gateway Shopping Center.

Paoli, PA yes we have the Starbucks, right by Paoli station, not sure what they will do when the station moves and becomes a transportation center, maybe they will move with it, but the biggest problem with Starbucks is lack of parking. However, a little way away, there is Saxby's, with plenty of parking and a nice atmosphere as well.

Our youngest son moved into a new apartment this weekend in Philadelphia and we ended up helping him move and as he is now living in Philadelphia having his car at our house. So we also had to help out when they needed some furniture from Ikea by providing transportation. As much as i want to get rid of my Trailblazer and get a cool fuel efficient car I just can't.
