T/E School District - New Eagle Elementary School awarded Blue Ribbon - 09/30/11 03:47 PM
T/E school district announced to day that New Eagle Elementary School has been selected as a 2011 National Blue Ribbon School, one of 304 schools from across the nation, and one of 14 in Pennsylvania. This award honors public and private elementary, middle, and high schools whose students achieve at very high levels or have made significant progress. The U.S Department of Education will honor the entire 255 public and 49 private schools with their National BlueRibbon School awards at a conference and awards ceremony Nov. 14-15 in Washington, D.C.

Old Forge Crossing prices - 09/30/11 03:14 PM
We recently have had several clients decide to rent their units rather than try to sell them in the current market at Old Forge Crossing in Devon. Prices this year have really come under pressure, with one bedroom units now selling in the low to mid $130's, one bedrooms with dens selling for high $130's or low $140's and few if any two bedrooms selling at all, although there is one currently under agreement with a listing price of $210,000. Rents are all over the place, depending on how updated the units are, the more updated the higher the rent. If (0 comments)
What a difference FHA approval for a condo development makes. - 09/28/11 12:25 PM
Many buyers and sellers don't realize thast condo developments have a specific FHA approval process for financing, in the past this was done by mortgage lenders but this year HUD has allowed the developments themselves to apply for approval. Why would they do this - value for their owners. Prices in many condo developments have been falling across the country and these older condo developments whilst having been approved for FHA financing in the past found their approvals expiring. Many did nothing to extend these approvals and HUD actually extended many automatically last year but even this extension has now expired. (1 comments)

The biggest complaint I get from clients when they view information from our MLS system is no room sizes, after no photos of course, but by then they have already rejected those properties of course. Why do some agents and brokers insist on refusing to enter room sizes. Are they lazy, do they realize the dis-service they are doing for their clients? Do their clients the owner of the home listed realize that many buyers are turned off by listings with no room sizes? When a buyer looks at property information, their first curb appeal moment is the photos, if these (3 comments)

I have noticed a trend recently whilst reading different posts that there is a frustration in the industry with agency and if we practice true agency will remove the problems of getting paid by our clients. I am tired of being paid by the opposition and having my client wondering who I am truly working for and second guessing any advice I give when representing buyers. I am tired of my buyer clients wondering what I bring to the table because so many agents have told them that their services are FREE. I am sorry I am not independently wealthy, although (3 comments)

The Canada Geese are back, out walking this morning, I snapped this photo...with the mist across the field and the geese feeding it made me realize Fall is here.
One of the joys of living on the Main Line is we are surrounded by parks and open spaces allowing nature to live around us, deer, foxes, raccoons, groundhog, squirrels, all sorts of different birds sometimes they can be annoying, the deer especially, but it doers allow you to stop and enjoy nature right in your own back yard, sometimes literally. The Fed launched Operation Twist this week and we are already seeing rates drop to levels many of us in the business have not seen in our lifetimes. But does that mean it is a good time for YOU to buy? Everybody's situation is different as every home is unique, even condos and townhomes in a development, their individual location means that the view and the perspective is different for each home even if they are the same model. SOLD IN 46 days. It is really hard for buyers today to know whether to list first or buy first if they can afford it. Our sellers of this home were getting ready to list when they came across the home of their dreams. We ended up putting in an offer that was accepted and the pressure was on to get their home ready for sale and on the market. These are dream clients and the home at 122 Devonwood Lane in Devon was a delight to list, well decorated rooms with good colors on the wall and a great lot (0 comments)
Looking for somewhere to eat in Paoli, Ashy's Burger and Fries is the place, owned by the same owners of the Kabab Cafe in Gateway Shopping Center this is a welcome addition and a step away from the chain burger and fries places. Burgers are made to order so leave some time for yourself as you will be waiting for your order, not long, but long enough for it to cook, and the fries - don't miss those, they are delicious. Sunday brunch is something as Realtors we don't get the opportunity to enjoy too often as most Sundays we will be running around preparing for an open house in the afternoon. But this weekend we have guests visiting from Alberta Canada and after showing them Valley Forge National Park we decided to visit Cafe Winberie on Rt 252 running up to the park right by Chesterbrook and Gateway Shopping Center. This restaurant has a really nice feel, tiled floors, dark woods and and enough light to allow you to see without blinding you. Brunch was fabulous with lots of great (2 comments)

One of the things about living on the Main Line is the community spirit that abounds in the different communities that make up the Main Line. Next weekend, September 25th is the 14th Annual Main Line 5K RUN, race starts at 8.30 am , there are many corporate sponsors from along the masin Line, Vanguard, Land Rover Jaguar Main Line, Nolan Painting, Main Line Health and many many others.There is a Fitness and Business Expo on Friday evening hosted by Land Rover - Jaguar Main Line from 6-8 pm, where you can meet local fitness and health experts. Many condo owners are finding it hard to sell their condos because the condo is NOT FHA approved, however sellers and buyers in Devon Pennsylvania can relax because Old Forge Crossing condo association has gone through the rigorous process to get themselves approved by FHA to streamline the process for buyers of obtaining an FHA mortgage. Remember, FHA also offers the 203K loan that allows the borrower to obtain a mortgage based on the improved value of the condo after repairs, allowing funds for modernizing, updating and general improvements. Fall is upon us, and although we have had a rough summer with earthquakes, small though they were, storms and torrential rain causing widespread flooding NOW is the time to prepare for winter. Winter may seem a long way off, temperatures may still be hot and humid, but now is the time to start thinking and planning what projects need to be completed before winter arrives. Main Line Seniors Real Estate Specialist (SRES) - 09/13/11 03:23 PM
The Main Line to the West of Philadelphia is a prime area for real estate, and even in today's challenged market. Many home owners in these western suburbs have owned their homes for may years and whilst their equity has reduced they are still in what many call an "Above Water" situation, owing less or nothing on their homes compared to what is due if anything to a mortgage company. What is important for many of these seniors is making sure that the mortgage company has filed a letter of satisfaction that shows not only that the mortgage was paid off (0 comments)

Paoli, PA yes we have the Starbucks, right by Paoli station, not sure what they will do when the station moves and becomes a transportation center, maybe they will move with it, but the biggest problem with Starbucks is lack of parking. However, a little way away, there is Saxby's, with plenty of parking and a nice atmosphere as well.
The coffee shop is cozy with a fireplace, some arm chairs, wireless wi-fi, some tables and chairs in the front and back, you can also sit outside weather permitting. Located right on Lancaster Ave next to Bryn Mawr Trust and (3 comments)

Our youngest son moved into a new apartment this weekend in Philadelphia and we ended up helping him move and as he is now living in Philadelphia having his car at our house. So we also had to help out when they needed some furniture from Ikea by providing transportation. As much as i want to get rid of my Trailblazer and get a cool fuel efficient car I just can't. I like Ikea, maybe because I am European I like the designs and the way they can get so much in to such small spaces. Anyway whilst wandering around I came across (0 comments)
