Last year 2011 the market started off strong and we saw many homes selling in the beginning of January. 2012 seems to be reproducing that phenomenom and the Main Line Homes Invetory for buyers has dropped significantly over the last few weeks. May 2011 the market treats Chesterbrook kindly. In May itself there were 63 listings, 12 homes came on the market priced from $195,000-$425,000. 6 went pending, and 7 settled so about half the number of homes coming on went pending although the number of total homes on the market grew As the number of homes grows, this does put pressure on prices and we are seeing constant price reductions every week to encourage buyers to make an offer. Devon, PA is right in the heart of Philadelphia's Main Line. Years ago there was a Devon Hotel, now Waterloo Gardens and the Horse Show Grounds occupy the area. On May 30th 1922 President Calvin Coolidge visited the Devon Horse Show, one of the premier and oldest horse shows in the area for multi breed horses. Why is it that nobody really likes splits. I do. I live in one. And have lived in one for 9 years. We have quite a few of them in our area, so I guess people like them to a degree, but I always feel, given half a chance they would move out of them in a heart beat. Splits are always price a little lower then if the same house with the same amenities were a colonial. A very nice and large extended split just came on in our area for $715,000. Every month T/E School District Sales are about 20-25 for homes priced above $400,000, in December we saw a big drop off, about 50% or more to just 11 settled sales. Since the beginning of the year we have noticed more customers out there looking for homes, and hopefully we will see a step up in pending and settled sales in the momths to come. Single family home price per sq foot rose again this half year in Willistown to $220 per sq foot, from $199 and $195 previously. Days on market are pretty long at 123, and prices realized to asking price are one of the lowest in the surrounding areas at 89%. Sale numbers also were not high with only 39 sales in the second half of the year.
