listing agent: Main Line PA Real Estate negotiations - 02/06/12 11:44 AM
"We do not want to gain at someone else's loss; we want to gain while helping the other person to also gain."
— Jose Silva:
Many people today want the first part of the quote above, they want to crush the opposition, take no prisoners and be acknowledged as the winner. But in our business and in representing our clients the latter part is far more beneficial. It reminds me of the Zig Ziglar quote about achieving success through helping others achieve what they want.
Negotiations whether in a buyers market or a sellers market are all about helping both sides … (1 comments)

Do you ever take notice of who or what you real estate agent actually is, go on, I'll wait take a look at their business card again, how do they describe them self?

Are they part time or full time? Did you ask? How many transactions did they do last year? Do you think it is important to know a little about your agent before you sign a contract with them?

listing agent: Our job is to negotiate - so why do so many agents avoid it? - 07/22/11 06:57 AM
Part of our job as real estate agents is to negotiate, so why do so many agents avoid it? We negotiate at first for ourselves when we first meet with a consumer, when we decide if this is someone I want to work with as a customer. We explain the legal obligations our state requires about the different agency representations and what they mean to the consumer and why they might want to work with us, how we will represent them and what we will charge.
We negotiate explaining our value either as a listing agent or as a buyers agent, laying out … (6 comments)

listing agent: Are you stuck? - 06/28/11 11:38 AM
Are you stuck? Stuck in the same old way of doing things, marketing a home, getting listings. Many real estate agents today are complaining that things are tough, but they are not changing their business model or even their methods of marketing.
Today you need to be realistic and know that our consumers are changing the way they search for and look at homes.

As agents we need to adapt and change as well, this may mean changing everything you know about real estate. It may mean kicking off the traces and doing something different. For some it may mean … (2 comments)

listing agent: Are you really going to save by negotiating with the listing agent? - 06/22/11 02:57 PM
Many buyers today believe that they can save themselves money by negotiating with the seller through the listing agent rather than have a buyers agent. I wrote yesterday that I felt buyer agency is a sham not because I don't believe in buyer agency because I do, but because the agent is paid by the seller, and until the buyer pays for their own agent the idea of agency is a sham.
Likewise I think buyers don't understand that the listing contract is drawn up before any buyer is ever in the picture. That listing contract states what percentage the home is being … (2 comments)

listing agent: I am not surprised the consumer is sitting on the fence. - 06/16/11 12:02 PM
Just listening to the news this morning I am not surprised the real estate consumer is sitting on the fence. First for about ten minutes the messages were all mixed, foreclosures are down, but this may be because....blah blah, home starts are up, but don't get excited because there are still lots of resale homes to sell. My head was spinning and the glee with which CNN reported it, then finish it up with a tour of a town in New Jersey where the majority of the homes are in foreclosure. Get me out of here.
But wait a minute, my … (5 comments)

listing agent: 10 Mistakes to avoid that sellers make that lead to their homes not selling. - 03/15/10 10:55 AM
When selling your home you want to avoid mistakes made by sellers whose properties either expired or were withdrawn as both mean the property did not sell. Below is a list of some of these mistakes. Let us know of any you have come across either as an agent or a buyer.
Over improve their home. always consider if improvements you are making are pricing your home above the fair market value for your neighborhood. Will that extension make your home the largest? This leads to homes that don't fit a neighborhood or won't appraise because of lack of comparative homes … (3 comments)

listing agent: Is this commission fair/ethical?? - 08/28/09 11:58 AM
I discovered yesterday that there are apparently agents out there who do not share the commission paid by the seller 50/50 with the agent who was kind enough to bring them a buyer...........
Now I have as a listing agent taken LESS commission then the selling agent, but this is the first time that I have come across an agent who would offer me 2.5% and takes herself as the listing agent 3%.
Mind you that is what was offered in the MLS, but I was not aware of the uneven split untill I saw the preHUD.
I feel this is … (3 comments)
