So hard to believe but we are already at the mid-point of May. What is our local Tredyffrin Easttown housing market doing right now? Well in the first two weeks of May 58 new listings entered the fray, 3 of these went under contract and 2 went pending. These 58 listings joined the others already on the market bringing the total of homes listed to 393, another 6 of the other homes also went pending and 11 settled.

Whilst there is a lot of talk about the housing market nationally we always say it is what is happening locally that is important. We have been tracking prices for local townships on and around the Main Line and post these on our website www.VandekarTeam.com as well as writing about them here as well.

Single Family homes in Radnor in the second half of 2010 dropped in price per square foot to $231 from $247 in the first half of 2010, which was a rise from the previous half year of $224. So compared to the same half year period of 2009 the price per square foot rose in Radnor Township.
Property marketing period was 125 days for single family homes and the price realized was 90% of asking price, quite low compared to other nearby townships.

I once had an economics professor say "You can make stats tell any story you want! You just need to know how to manipulate them." Are house prices really rising on the Main Line?
In the tri-county area according to information released by Trend MLS for September average price has risen by 7.8% although sales are down 28%, compared to last September, all this with rising inventories and stories of buyers having problems qualifying for mortgages.

The 2010 real estate market in Tredyffrin Easttown School District appears steady. Looking at sales of homes priced above $400,000 since the beginning of the year, we see sales as lackluster in the winter months of January and February, 18 and 16 homes selling respectively, 17 more settled in March, whether this was the winter blahs or the economy it is hard to tell, snow storms definitely affected showings and Open Houses, but so did the predictions and feelings about the economy. Although all industry pundits say mortgage rates should remain low for a while, if you have not yet refinanced now is the time. For those with good credit scores a rate of 4.25% with 1 point paid is available for 30 year mortgages and even lower for 15 year mortgages.

Last week we held a seminar at Easttown Library at which we covered some recent market stats for Tredyffrin and Easttown Township homes.
There are currently 140 homes on the market priced between $350,000 and $1.5 million. Average price of these listings is $691,238. The average days on market to sell a home last month were 106. That means that of all the homes sold in January the average time it took was 106 days. there are currently about 32 homes selling a month in the two townships so it will take about 4 months to sell the current inventory if … (0 comments)

As usual for Tuesday we went on our broker's open tour yesterday, we saw several homes and had added to this having been out on Sunday as well since we have sold all our listings. Yes, the market is strong in our area, but prices have become more realistic or so I thought till yesterday.

Compared to 2006 when there were over 50 units sold at Old Forge Crossing in Devon, PA, 2007 was a quiet year with just 24 homes sold resulting in raising demand for homes at Old Forge Crossing. The average days on market was 52, this was skewed a little by three homes that were on the market for over 100 days, one of which was on the market for 179 days. As much as you read and hear in the media about the crashing real estate market you must always remember real estate is local. As we do not have a national weather forecast so the real estate market varies from area to area. What is happening in Boston, San Francisco, Miami, Detroit is not the same as is happening in Philadelphia. And what is happening in Philadelphia is not the same as is happening in Chester, Delaware or Montgomery Counties. market stats: Market Statistics on the Main Line, PA - 08/29/07 05:27 PM
I was looking at some market statistics yesterday and realized that whilst everyone is all doom and gloom the picture is not so bad. Yes, there are certainly more homes on the market now than last year. Actually it has nearly doubled in every county I looked at, Chester, Delaware and Montgomery.
But, sales have also increased over last year, yes, more homes were sold in each county, than the same period last year.
