No homes came on the market for sale in Old Forge Crossing this week, but a town home, two beds with two and half baths on two floors did come on for rent priced at $1375. This is a very good rental value for an old forge crossing townhome. After commenting on the lack of inventory in Chesterbrook last week, two new listings came on the market. One on Witherspoon, priced at $205,000 went under contract almost at once, but has since come back on the market, and another on Headhouse Court priced at $224,000 came on as well, both are two bedroom homes, Witherspoon on one level, a ranch style home, rare in Chesterbrook and obviously of interest to buyers and the other over two floors, with a nice open floor plan and views of some open space behind the end unit town home.

We list many properties along the Main Line. Some are obvious properties for investors, that is someone who is going to hold the property and rent it out over a period of time as opposed to being a real estate speculator who is simply doing a rehab and re-selling the property for more money.
Sometimes, a property is listed that is not an obvious property to buy for investment, such as a single family home, for which there is a lot of demand in the rental market, or for a condo either one bedroom or two.

One of the issues for housing on the Main Line right now is the lack of inventory, and homes available for purchase in Chesterbrook is a good indication of this. As of this morning, there are only 4 homes available for purchase, of these three are two bedroom apartments or condos priced from $195,000 and one is a three bedroom town home priced at $359,900.

Single family homes in many Main Line Townships have the reputation for being out of the range for first time and repeat buyers, but is this really true?

I pulled up this morning three homes in Tredyffrin, Easttown and Radnor to see what the lowest price home might offer. Many first time buyers desire to be in one of these townships because of the school districts, Tredyffrin and Easttown share T/E school district and Radnor obviously has the Radnor School District which covers homes in the following postal addresses, Radnor, Wayne, some of Villanova, Rosemont and Bryn Mawr.

Chesterbrook carries a Wayne address but is in Tredyffrin Township, and is in part of Tredyffrin Easttown School District, it is a development of several sub developments of different names all grouped under the Chesterbrook name.
 
In 2012 Trend MLS reported there were 96 sales of apartments and town homes in Chesterbrook. There are also several single family homes in Chesterbrook, but this report does not cover those sales, that will follow later.
 
Homes vary from one and two bedroom apartments to three and four bedroom townhomes.

We often get foxes through our yard, helps keep the squirrel and chipmunk communities in check. This one was very young out in the snow the other day. Every tine a car passed on the road by our property he got nervous. I think he just found something under the snow here and took it under a tree to have a better look.

I am an immigrant, I was brought up in the United Kingdom and always voted there as soon as I was able. I have never understood people who choose not to vote. It is your chance, however bad the choices to have a say and have an impact in the running of your country.

I had read recently that wall paper was making a comeback as people move away from just paint, but had not seen any evidence of this whilst looking at homes with customers or visiting brokers opens till this week. Mostly, what I was seeing was old paper, often peeling at edges and with old fashioned patterns and color ways leaving you with a dated feeling which may be great if you are a TV producer looking for a home in which to film, but for todays buyer a definite turn off.

Saturday afternoon Berwyn Fire Company, an all volunteer fire company on the Main Line outside of Philadelphia showed their stuff with several examples of how they fight different fires and rescue members of the public in demonstrations at their firehouse in Berwyn, PA on Bridge Ave.
However, Sunday morning it was the real deal as they answered a call to a historic barn that was on fire on Sugartown Road taking several hours to bring under control and clear the site with Sugartown Road closed between Newtown and Leopard Roads. The market for homes on the Main Line outside of Philadelphia is seeing every month a reduction in the inventory of homes available. All this year the supply of homes for sale has been reducing every month. At the beginning of the year it was at a 14 and 15 months supply, this past month it has dropped to just above 8.
