pennsylvania: Berwyn Village, Pennsylvania 2012 - 02/07/12 01:47 PM
One of the things about living and working in a village is that it is always evolving, and Berwyn, Pennsylvania is no different. Straddling two townships, Easttown and Tredyffrin it is a beautiful place. From when you step off the train having travelled along the famed "Main Line" you can't fail but notice the friendliness of the surroundings.
But don't take my word for it, watch the video and then take some time to come visit.

Just finished reading a commentary on a survey  on the new HVCC from NAR. As I blogged recently in Why are Appraisal firms using appraisers from way out of the Area we have had two appraisal issues in the last week. I also heard from agents whilst out this week that they are having problems, so the issue is current right here in Pennsylvania with appraisers from out of the area being used and not understanding the development, the homes or the pricing in the area.

With Title Insurance being one of the highest in the nation and making a large part of buyers closing costs as well as those refinancing, this week the Pennsylvania Insurance Commission held a hearing to discuss possible reduction of title insurance rates in Pennsylvania.
Prompted by a February 2009 rate increase request filed by the Title Insurance Rating Bureau of Pennsylvania, which the Attorney General's Office opposed the Commission met to discuss the issue. pennsylvania: Quick Trip - 10/30/08 07:18 AM
Well, I just got back from the UK after a quick trip to celebrate my mother's 80th birthday. Following my sister's death this year I wanted to be there for my mom. Trudy came with me and Jeremy our son who was in the Marines till June. It was a wonderful time visiting my neice who had twins just before my sister died and my nephew as well. We also got in one day to do some sightseeing as well.

pennsylvania: Will the Pennsylvania State Government increase the Realty Transfer Tax - 03/07/07 07:31 PM
I have spent the last couple of days visiting Harrisburg for a Government Affairs Seminar sponsored by the state association, PAR. I found it very interesting and intend to post some blogs over the next few days on different issues. However, what had motivated me to go and become more involved was the constant news that State Government was considering increasing the Realty Transfer Tax.
Whilst it is not in Governor Rendell's Budget, it is in three counter proposals in varying degrees, but these also allow local municipalities to also increase the tax as well.

Yes, you read that headline correctly, but there are some key provisions according to the Pennsylvania Association of Realtors, so read on.
Firstly the idea is to help those most unable to buy a home and give them some relief from 80-20 mortgages to avoid PMI.
Key Provisions:
Applies only to mortgage insurance policies issued in 2007Does not apply to premium payments for policies issued in prior yearsApplies to private mortgage insurance and to FHA, VA and Rural Housing premiums.
