So how much should you pay per square foot for a Philadelphia Main Line house?
I often have buyers of Philadelphia Main Line homes tell me a home is priced at so much a square foot and that it is overpriced. But how much is too much?
I was reading this story on Housingwire today about a home in Hong Kong that is $22,677 per square foot. Is that too much? It makes it the most expensive house in the world if only considering price per square foot. The most expensive house listed is actually in London if loking only at price.

There has been lots of positive news in the last few weeks regarding the housing market. We commented on this and how we are seeing multiple offer situations develop and a real lack of inventory at specific price points in Main Line townships. Every quarter we try to show you the market compared to prior years so youcan see how the market is doing in our area. We use a square foot price methodology and also show days on market as well as the ratio of the last listing price to the obtained sales price.

Here is some Main Line real estate sales data for the last quarter of 2011 for different townships along the Main Line. 

As you can see average prices per square foot are all lower compared to one year ago. So if anyone tells you that Main Line real Estate is invulnerable to the current housing crisis they don't know what they are talking about. 
 
Currently sellers in Haverford and Tredyffrin seem to be getting prices closest to their asking price although that price has fallen per sq foot over the year steadily each quarter in Haverford whilst in Tredyffrin … (0 comments)

Before you buy or sell, do you know the current price per sq ft for similar homes in your township? Didn't think so, so for townhomes and apartments look below. For single family homes read our previous blog Main Line Market Report.
 

A couple of points to explain some of this data. Haverford has a number of sales of new construction apartments at Athertyn that thrown the price per sq ft out and the days on market off as they get entered when they sell, not necessarily when they are on the market. We are entering the third quarter of the year, lots of mixed messages being given by national media on the housing market as they report national sales data, with the market halted one month only to be booming the following month. As I have said many times there is only one set of data that is really important and that is your local data. So below is some local data taken from our local MLS for single family homes.

When you can assemble numbers and look through them they can be really helpful to seeing what is going on and how the real estate market is really doing locally. Remember, especially in Lower Merion some developments will not conform to the average because of higher demand and this goes for some streets that can buck the market.
