We decided to take a quick morning excursion to Chanticleer Gardens in Radnor. It is a short drive from our home in Tredyffrin Township and always a delight to enjoy. These gardens are very natural, acorns sit in the beds, flowers droop as they age, it is not like Longwood where everything is pristine all the time, this is a real garden like ours.
Every time we go we feel inspired and encouraged. We get ideas and feel we can do this or that we have seen.

Wayne postal code covers lots of areas outside of Wayne itself, including areas of Upper Merion, Tredyffrin and even Chesterbrook. 
Like many other local areas sales were up and inventory is down compared to last year. The median price jumped dramatically by $166,050 a 45% increase, more on that later, interestingly days on market also rose.
Attached home sales, town homes and twins, actually dropped year over year whilst all the other areas increased. Condo sales increased by 50% and detached homes doubled year over year.

In our area, especially in the town of Wayne proper as opposed to just the Wayne zip code, there are plenty of Victorian homes. The whole area was developed when Philadelphians were encouraged to purchase property outside of the city to escape the heat during the summer. The new train line, now known as The Main Line precipitated and helped this exodus from the city. Many of the new wealthy merchant class purchased land and built along the train line from Wynnewood, Ardmore, Bryn Mawr, Wayne, Devon to Paoli.

As a Realtor you get asked to sell all sorts of houses, from condos to luxury mansions and everything in between.
I recently got asked to sell a nice flat covered parking space at Saint David's Park in Wayne, PA. Yes, a single solitary space in a garage, which has restrictions, of course. It can only be sold to an owner within Saint David's Park. But is is covered and your car will be clean when you dive it out of the garage.

radnor: Luxury homes on Main Line notice uptick in sales - 02/25/13 12:32 AM

The real estate market in our area has noticed a  definite uptick in sales since the beginning of the year, and even at the end of 2012. Inventory has dropped and is sitting at a balanced position between buyers and sellers from past statistics. Generally the luxury home market homes priced above $1,000,000 has not improved at the same rate as the rest of the housing market. But since the beginning of the year in Tredyffrin, Easttown and Radnor townships there have been 19 luxury homes sold or marked Pending since January 1st.

Single family homes in many Main Line Townships have the reputation for being out of the range for first time and repeat buyers, but is this really true?

I pulled up this morning three homes in Tredyffrin, Easttown and Radnor to see what the lowest price home might offer. Many first time buyers desire to be in one of these townships because of the school districts, Tredyffrin and Easttown share T/E school district and Radnor obviously has the Radnor School District which covers homes in the following postal addresses, Radnor, Wayne, some of Villanova, Rosemont and Bryn Mawr.

Last week I stopped by a wonderful home on South Wayne Avenue in Wayne priced at $1.4 million, it had just come on the market and had a beautiful swimming pool and good size rooms. People will use the term "that is expensive" very liberally without actually thinking if this is what they really mean. There is a difference between expensive and highest priced. Just because something is highest priced does not necessarily mean it is expensive, if the product is providing value then the cost is irrelevant. You can buy a low-priced product that is expensive because you are continually having to replace it.

As of December 15th there are one hundred and forty six homes that are active listings available for purchase in Radnor Township. Forty-one of those properties are priced above $1 million; twenty eight are priced between $1-2 million; seven are priced between $2-3 million; three are priced between $3-4 million; one is priced between $4-5 million; one is priced between $6-7 million and three are priced above $7 million. Over the last five quarters we have been tracking the price per square foot in several different Philadelphia Main Line Townships for single family homes that have settled in that quarter. As you can see the information below shows those townships where prices are rising, Radnor, Charlestown and Willistown, and those where prices have fallen or been steady.

Single Family homes in Radnor in the second half of 2010 dropped in price per square foot to $231 from $247 in the first half of 2010, which was a rise from the previous half year of $224. So compared to the same half year period of 2009 the price per square foot rose in Radnor Township.
Property marketing period was 125 days for single family homes and the price realized was 90% of asking price, quite low compared to other nearby townships.
