tredyffrin: Berwyn Village, Pennsylvania 2012 - 02/07/12 01:47 PM
One of the things about living and working in a village is that it is always evolving, and Berwyn, Pennsylvania is no different. Straddling two townships, Easttown and Tredyffrin it is a beautiful place. From when you step off the train having travelled along the famed "Main Line" you can't fail but notice the friendliness of the surroundings. But don't take my word for it, watch the video and then take some time to come visit.

tredyffrin: Philadelphia, Main Line Townships Market Report - 10/21/11 12:03 PM
Philadelphia Main Line Townships Market Report Over the last five quarters we have been tracking the price per square foot in several different Philadelphia Main Line Townships for single family homes that have settled in that quarter. As you can see the information below shows those townships where prices are rising, Radnor, Charlestown and Willistown, and those where prices have fallen or been steady. Obviously the biggest increase recently is Radnor, with prices increasing by almost 4%. Generally the last quarter also saw a large increase in sales in each township over previous quarters and the low interest rates may have

tredyffrin: They'rrrreee Back - 09/25/11 10:32 AM
The Canada Geese are back, out walking this morning, I snapped this photo...with the mist across the field and the geese feeding it made me realize Fall is here. One of the joys of living on the Main Line is we are surrounded by parks and open spaces allowing nature to live around us, deer, foxes, raccoons, groundhog, squirrels, all sorts of different birds sometimes they can be annoying, the deer especially, but it doers allow you to stop and enjoy nature right in your own back yard, sometimes literally.

tredyffrin: Opertation Twist brings mortgage rates down - is NOW the time to buy? - 09/23/11 11:39 AM
The Fed launched Operation Twist this week and we are already seeing rates drop to levels many of us in the business have not seen in our lifetimes. But does that mean it is a good time for YOU to buy? Everybody's situation is different as every home is unique, even condos and townhomes in a development, their individual location means that the view and the perspective is different for each home even if they are the same model. Likewise every person has a different situation, student loans, car loans, possibility of transfer, desire to start a family, getting engaged and

tredyffrin: Main Line Seniors Real Estate Specialist (SRES) - 09/13/11 03:23 PM
The Main Line to the West of Philadelphia is a prime area for real estate, and even in today's challenged market. Many home owners in these western suburbs have owned their homes for may years and whilst their equity has reduced they are still in what many call an "Above Water" situation, owing less or nothing on their homes compared to what is due if anything to a mortgage company. What is important for many of these seniors is making sure that the mortgage company has filed a letter of satisfaction that shows not only that the mortgage was paid off

tredyffrin: Chesterbrook holding up - 06/14/11 03:27 PM
May 2011 the market treats Chesterbrook kindly. In May itself there were 63 listings, 12 homes came on the market priced from $195,000-$425,000. 6 went pending, and 7 settled so about half the number of homes coming on went pending although the number of total homes on the market grew As the number of homes grows, this does put pressure on prices and we are seeing constant price reductions every week to encourage buyers to make an offer. Does this work? Many buyers are just waiting it out and seeing if there is another price reduction rather than making an offer. If

tredyffrin: What lies behind those shutters? - 06/07/11 04:29 PM
I often talk about how you need to continually maintain your home, well as a Realtor it applies to us as well. We have needed to paint the exterior of the house for the past couple of years, but with several weddings last year we put it off. It is always a good idea to check your home inspection report to see what the inspector recommended needed doing, especially if you have been in your home for a while. Trudy wanted the shutters down from above the garage, so we could get all the siding cleaned and painted and like

tredyffrin: Tredyffrin Easttown mid-May Market update - 05/16/11 12:57 PM
So hard to believe but we are already at the mid-point of May. What is our local Tredyffrin Easttown housing market doing right now? Well in the first two weeks of May 58 new listings entered the fray, 3 of these went under contract and 2 went pending. These 58 listings joined the others already on the market bringing the total of homes listed to 393, another 6 of the other homes also went pending and 11 settled. So in these first two weeks of May 58 new homes were added, 11 went under contract or pended and 11 settled, meaning

tredyffrin: Lyme Disease is increasing - what to watch out for! - 05/12/11 02:07 PM
Lyme Disease is a bacterial infection carried by ticks and transmitted to pets and humans by infected ticks. 2008 saw Pennsylvania with 3818 reported cases and the thinking is that there are many unreported and indiagnosed cases. Chester County being so rural and suburban makes it a prime habitat for ticks whcih can carry the Lyme Disease bacteria. photo courtesy of Lymes-diseases.net So what can you do, several things:Wear light colored clothing because ticks are easier to see and brush offWear clothing and a hat that covers the skin and tuck in loose pantsWalk in the center of trails to avoid

tredyffrin: Commuting to Philadelphia from the Main Line - check out this Open House in Strafford - 05/07/11 08:41 AM
If you live on the Main Line and work in center city Philadelphia there are not too many options for getting to work. Driving you can go via the Schuylkyll along the river and take your chances on traffic, head down route 30 Lancaster Ave and take some back roads, with a couple of alternatives when you reach City Line Avenue. Or you can take the R5 Septa line, that runs the length of the Main Line reaching out to Downingtown and Exton nowadays, when I moved here 20 years ago, many people felt the Main Line ended at Paoli, nowadays

tredyffrin: 1st Quarter Main Line Township Stats - 05/05/11 04:16 PM
Whilst there is a lot of talk about the housing market nationally we always say it is what is happening locally that is important. We have been tracking prices for local townships on and around the Main Line and post these on our website www.VandekarTeam.com as well as writing about them here as well. First quarter of 2011 has seen a reduction in prices pretty much over all the local Main Line Townships. We need to remember that there was no government incentive this year to bring any buyers forward or cause anyone to overpay. The numbers shown in brackets below are the prior

tredyffrin: Recent activity in Old Forge Crossing puts prices under pressure - 03/08/11 06:34 PM
Recent activity in Old Forge Crossing puts prices under pressure. There have been several recent settlements for both 1 and 2 bedroom homes that put prices under pressure for other home owners in Old Forge Crossing. But, there are several reasons for these recent prices that have been obtained. There were two homeowners who had contracts on homes out of state with non refundable deposits, so both of these owners with 2 bedroom homes were willing to make a deal so as not to lose their deposits. There is a current 2 bedroom listing, close to the Route 202 sound wall that

tredyffrin: Woodpecker pushes other birds away - 01/30/11 01:35 PM
One of the things we love about the winter is that we put bird feeders out around our house and we get a large variety of birds come visiting, Finches, Cardinals, sparrows and many more. This feeder is right outside our living room window, our cat loves to sit on the back of the sofa and it keeps her amused watching the birds, and they seem to realize they are safe from her. This wood pecker has been around recently and is a bit of a bully because when he is feeding he pushes everyone else away. As pretty

tredyffrin: Old Forge Crossing 2010 Market Report - 01/04/11 11:15 AM
Old Forge Crossing 2010 Market Report on the 21 homes that sold in the development. This is slightly lower than previous years, but in a market that has seen sales drop significantly sellers seem to have priced well and achieved good results. Days on market for this year were skewed by four homes that were on the market for an extended period of over 100 days, increasing average days on market to 52 for the Old Forge Crossing 2010 Market Report. In this market that is excellent. The average price realized in relation to asking price including seller concessions shown

tredyffrin: Is an earned income tax inevetable for Tredyffrin and Easttown Townships? - 10/23/10 11:48 AM
This past week, the Tredyffrin and Easttown School District held an informational meeting at Conestoga High School about the introduction of an earned income tax to supplement the school district budget. Earler this year Easttown had considered an earned income tax to close the gap in its budget but held off implementing when they saw the up roar this generated among home owners. But is it inevetable that both the chool district and the two townships will introduce an earned income tax when so many townships around us already have them? Is the chool district just the beginning of the wedge
