Living in the suburbs can sometimes make you feel invisible, but village life reveals that just because it is part of a suburb does not mean people are not caring. Berwyn, PA, sits astride the Main Line to the west and north of the city of Philadelphia in Chester County. Part of the Tredyffrin Easttown School district it is part of two townships, Tredyffrin and Easttown. The village sits on Route 30 between Devon and Paoli.

One of the things about living and working in a village is that it is always evolving, and Berwyn, Pennsylvania is no different. Straddling two townships, Easttown and Tredyffrin it is a beautiful place. From when you step off the train having travelled along the famed "Main Line" you can't fail but notice the friendliness of the surroundings.

In August we saw a big leap in the number of homes sold in T/E School district, on average these have been in the region of approximately 30 homes per month across the two townships. In August we saw it jump to 54 homes with it settling back in September to a more normal 35 homes settling between the two townships.
These homes are across the range including one and 2 bedroom condos in Old Forge Crossing, Drummers Lane and Chesterbrook as well as single family homes upto million dollar properties around the townships.

T/E school district announced to day that New Eagle Elementary School has been selected as a 2011 National Blue Ribbon School, one of 304 schools from across the nation, and one of 14 in Pennsylvania. This award honors public and private elementary, middle, and high schools whose students achieve at very high levels or have made significant progress. The U.S Department of Education will honor the entire 255 public and 49 private schools with their National BlueRibbon School awards at a conference and awards ceremony Nov. 14-15 in Washington, D.C.

Many condo owners are finding it hard to sell their condos because the condo is NOT FHA approved, however sellers and buyers in Devon Pennsylvania can relax because Old Forge Crossing condo association has gone through the rigorous process to get themselves approved by FHA to streamline the process for buyers of obtaining an FHA mortgage.

Conestoga High School has always appeared in the Newsweek list of Best High Schools and I noticed when the list was released a few weeks ago their name was missing and had tweeted and commented on Facebook about this. What is happening in Berwyn? Berwyn PA that is. Situated in Easttown Township there has been a lot of earth moving and demolition in the heart of the village. The old Berwyn School that became the Tredyffrin Easttown School District Offices has been demolished and there is now a grassy area sitting next to the Easttown library overlooking the playing fields.

So hard to believe but we are already at the mid-point of May. What is our local Tredyffrin Easttown housing market doing right now? Well in the first two weeks of May 58 new listings entered the fray, 3 of these went under contract and 2 went pending. These 58 listings joined the others already on the market bringing the total of homes listed to 393, another 6 of the other homes also went pending and 11 settled.

Tredyffrin Easttown school district consists of Tredyffrin Township and Easttown Township along the Main Line, Berwyn, Devon, Strafford and Wayne are all part of the two townships. T/E school district is an award winning school system and like many others right now is struggling with budget issues due to pension plan requirements.
The housing market has been strong over the years, with little new construction other than in-fill housing or teardowns, especially in Easttown. In the last week 27 new homes came on the market, one more than last week, indicating the Spring marketing campaign has begun.
Two apartments priced between $262,500 and $285,000. Nine townhomes priced between $249,000 and $475,000 and sixteen single family homes priced from $249,900 to $1,595,000.
Six homes went under contract and 5 more that were under contract moved to pending, meaning that contingencies in the contracts have been satisfied. Like last week more homes are coming on the market than going off, so the inventory of homes is growing.

Last night, in the middle of the largest storm to hit America, one of historic proportions I had a seminar planned with Deb Bettcher of Decorating Den Interiors and Easttown Library. Berwyn gains ground through the Tredyffrin Easttown School District demolishing their old office building, which used to be Berwyn School.
As you can see not much left of that old administrative building, just a couple of urns on pedestals and some old columns, hope they are going to recyle those,. Makes you wonder why they did not link up with a developer, hold on to the land and turn the building into apartments to rent along the Main Line. In the second half of 2010 52 single family homes sold in Easttown achieving a sales price on average of 93% of asking price, a little lower than Tredyffrin where prices have been achieving 96% of asking price.
