Last night we had a spectacular sunset at Tuscany Retreat in Boulder City, Nevada. Tuscany Retreat is an enclave of 47 semi-custom homes perched on the hillside overlooking Lake Mead and the Lake Mead National Recreation Area.

Tuscany Retreat is located just a couple short miles from the world famous Hoover Dam and Lake Mead. Lake Mead is the largest reservoir in the United States, thus affording many recreational activities such as boating, water skiing, jet skiing, sailing, and fishing. Or, just exploring its endless beaches and coves.

Tuscany Retreat is also located less than a half-mile from quaint downtown Boulder City. Boulder City was a federal company town designed by Dutch born urban Architect Saco Rienk De Boar. The goverment did not relinquish control of Boulder City until 1959, when Boulder City was incorporated. Being a federal reserve, Boulder City had strict laws regarding alcohol and gambling. In 1969 alcohol was allowed in Boulder City, however to this day gambling is still not legal, making it one of two towns in Nevada where gambling is illegal. The other being Panaca in Lincoln County near the Utah border.

This morning i had a conversation with the last home builder we have represented, who is still building.

We spoke regarding the cost of permits and water meters in Las Vegas for a 1600 square foot home. He told me it will run around $ 25,000. just for the permit and water meter.

You can currently buy a similar home in Las Vegas in a newer, desirable area for under $ 110,000. This is crazy!

You could never buy a developed lot, acquire the permits, the water meter, and buy the construction materials for $ 110,000! With prices this low, there can't be much downside unless there is a complete economic collapse.
