UNETHICAL AUTO-ACCEPTER TECHNOLOGY?

As the Sales Manager of the BPO Automation Group I have been in contact with hundreds of agents across the nation, who are vitally concerned about their ability to get BPO orders successfully. There are now a multitude of agents who are making a partial and/or meaningful livelihood from completing BPO orders. The guaranteed payday for those in the BPO industry, especially in today's economic marketplace, is extremely attractive for many.

With BPO market saturation occurring in many areas of the nation, it is becoming more and more difficult to successfully get orders. To blame are the huge volume of agents attempting to get orders manually AND the increasing number of agents who are using auto-accept technology to get orders. Frequent questions regarding whether using auto-accept software is illegal and/or unethical abound. On one side of the coin I picture BPO agents chained to their desks, continually refreshing their computer in search of the illusive BPO orders. Agents who are using auto accept technology are enjoying a different lifestyle. Auto- accept software can be set to look for orders 24 hours a day, 7 days a week. Orders can be accepted when the agent is taking BPO pictures or is out of the office on business, or are enjoying the family or other favorite activities. Throw off the shackles, make money and take charge of life!

Who, in their right mind, would like to spend hours each day looking for orders, when technology is available to effortlessly capture orders? I imagine that horses thought that automobiles were illegal and/or unethical when introduced into the marketplace, too! Such is automation. . . I recently spoke with a woman from the Chicago area that spent hours each day attempting to get BPO orders by frequently and continuously refreshing her internet connection with several BPO vendors. One of the vendors that has gone on record of stating that they do not allow auto-accepters to be used to capture their orders (to remain nameless) called this person on the phone, accused her of using an auto accepter, and fired her-even though she wasn't using one at that time. I heard from another agent last week that she, too, was fired-even though she was only refreshing her link to this vendor's website hundreds of times a day. Bottom line: neither agent was very successful getting orders from this vendor and others and both purchased our auto-accept software. In recent follow up conversation with both people, I was told that not only is their success ratio significantly higher in getting BPO orders since the installation date of our software, but both couldn't imagine going back to the stress and hours of wasted time manually attempting to get orders-with little success!

Is it illegal or unethical to use auto-accepters to get orders? In my opinion, not using auto-accept software is much like the seemingly endless days people formerly spent in sweatshops, suffering cruel and unusual work conditions-especially when the alternative is so inexpensive and works so well! The BPO vendors, instead of trying to outlaw auto accept technology, should instead DIRECT BPO orders to individual agents who do a good job and get the orders done in a timely fashion. Vendors who rely on ‘market blasts' to get BPO orders completed, who insist that agents chain themselves to their desks for hours at a time, are truly the ones who should get a wake-up call! Hundreds of frustrated agents across the nation are actively searching, hoping and praying for a solution to the BPO order nightmare.

Not everyone is as smart as you are to have had the wonderful insight and foresight that you possess; no matter what your background is, how long you've been in the real estate business, how many BPO's you do per day or how many REO listings you carry right now, you deserve a round of applause and I'll be the first to stand up and give you a standing ovation.

Each time I speak in front of a crowd of fellow BPO and REO Agents I try to go out of my way to congratulate them just as I'm doing now within this blog. Being able to be in this business is such a big deal!

No one will argue with me when I mention that this business is without a doubt so highly competitive, while at the same time a good challenge for those who love stiff competition and thrive on being challenged. Many would say that it is a very cutthroad, brutal business at times and yet I bet those same people would also tell you that's it also very rewarding overall....even with all of the trying times and things that happen to you throughout the normal course of a day while doing your job. Plus, when it comes down to it, I bet most of you wouldn't want things any other way.

You are a hearty bunch that's for sure and if I had my way I'd make it possible for you to: get paid more with each order you do, not force you to do work at night nor on the weekends, so that you can spend more time with your loved ones, and most of all I'd provide all of the hardworking, straight-shooting BPO and REO Agents with enough consistent work that would leave you feeling good at the end of the day for a job well done, as well as I would ensure that I'd pay you enough so you can pay ALL of your bills...each and every month.

I sincerely want to take a moment to applaude each and every one of you for all of the good things that you do each and every day and wish you continued success through the ups and downs in the business. Great job on picking a fantastic niche to carve your own path through! I hope it serves you as well as it has done for me.

Hi there everybody,

My name is Nicole Ocean, co-owner of BPO Automation Group and President of Nicolesdreams eBooks. You may have heard all of the buzz recently about auto-accept software and BPO automation software that helps BPO and REO Agents automate the data entry side of their BPO orders and monthly reports for their REO properties.

Are You Thankful to Be in the BPO & REO Business?....I Am!

There are a lot of times when I hear other people who are working outside of our industry talk about how hard times are for themselves and for their families right now. As I'm sure you are well aware many people all across the great expanse of the United States are in trouble financially. A lot of people from all walks of life, and all types of backgrounds are suffering because of the state of our local and national economy.

I've seen first hand accounts personally as I've completed countless BPO's. I've felt it as I spoke to a neighbor who was crying because her family is facing foreclosure. I've watched it happen to regular people and astonishingly I've even learned that it has personally affected numerous local real estate professionals. I'd feel sad as I'd see their name noted within the MLS listing information as they try to sell their home before the ground falls out beneath their feet.

For me I have learned so much from these experiences and from being on the other side of the fence as a BPO and REO Agent.

Although, I try to extend my heartfelt sympathy and a bit of optimism to those that are facing a hard situation, I can't help but feel as if I am so thankful to be able to be where I'm at in my life right now and in my career.

I guess that I wanted to vent a little bit about this, because I have encountered this feeling a lot in the last few months.

Even though so much in life depends on being in the 'right place at the right time.' I feel that it is more important to be able to stop from time to time and pay attention to what is happening around you.

Whether things are happening around you that you can or cannot control directly, if you are willing to, you can gain an amazing amount of appreciation for all that you value and hold dear in your life....

I've a lot to be thankful for.....do you?

"Learn Which Companies Threaten That They Will Fire You if You Use Auto Accept Software," by Nicole Ocean

In case you are not aware of me or what I do, my name is Nicole Ocean. I am a certified real estate instructor here in Washington state. Plus, I've am also in the BPO and REO business and help educate others all over the U.S. about the BPO and REO business.

Within the business side of my life, I've got three main passions. The top one is to help educate, inform and train others in the BPO and REO business about Broker Price Opinions. The second is being lucky enough to be as much involved in the BPO business as I possibly can. Lastly, helping spread the word about how BPO and REO agents can streamline and grow their businesses by using automation software.

Before moving on any further, let me also quickly tell you thanks for taking the time to read this blog. My intention in writing this is to help you learn more about exactly which companies have taken a stand against continuing to let their BPO and REO Agents use Auto-Accept tools or software to automatically retrieve more BPO orders.

Over the last year that I have been blessed to be an authorized reseller of iMacros software. Nine months ago, I perfected an auto-accept feature within the iMacros software where our clients can use an auto-accept macro that we custom make for them, for any company that we have an auto-accepts macro available.

Many of our clients jumped on board by hiring us to custom make macros to fill in the data entry side of their Broker Price Opinion and REO orders. Plus, many also order our custom made auto accepts. (So far we have auto-accepts for dozens of BPO and REO companies out there and are adding more each week.)

On this note, I want to specifically point out something important to you. Our opinion at the BPO Automation Group is that the auto-accept feature is seen as a bonus to what we are able to provide to our clients. We fill that the auto-fill side of our business is our main focus and our 'bread and butter.' (In fact, people that use our signature 'one click' macro find that it is almost as good as finding a long-lost hidden treasure chest at the very bottom of the deepest part of the ocean.)

Within the last few months we have seen how a few specific companies made an announcement to all of their BPO and REO vendors.

Thankfully, our clients have helped to keep us up to date about 3 companies in that have specifically requested that their BPO and REO vendors not use any type of auto-accept tool or software.

The main premise of their announcement (that was sent out specifically by eMortgage Logic, Mark to Market and REOtrans.com,) was this warning:

If they find out that you are using an auto-accept tool, software or outside company (such as: BPO Hunter) where you gain more orders and are able to accept more orders automatically, they have threatened that they will fire you.

I've personally had dozens of conversations with some of our customers and various anonymouse people in the business who called in to share their own personal experience with this particular issue.

What I've heard the most from these people was three main things:

These companies are watching and using technology to try to prevent people from continuing to auto-accept orders(People have mentioned that they track your IP address to see how often you are logging in. If they see that your specific IP address is logging in every minute, 24 hours a day, 7 days a week, this is a tip off that no human in the world could do this feat). Once they caught someone doing this, they will call you on it, then proceed to shut you down. I have heard that they will give you one more opportunity to continue to work for them if you get caught.

Some people are still using auto-accept tools or software for EML, M2M and REOtrans, even though they know they shouldn't continue using within their sites.

Most people don't think it's fair when they consistently see themselves being beaten out of countless of opportunities to get broadcast BPO orders. I always try to mention when talking to people about this, that they may not be aware of this, but people in the BPO and REO business have been using both the auto-accept tools and software for years, it's just now that the secret is officially out!

I'm not sure if all of this is a trend, but I can tell you that I've always felt that it would be more beneficial if each company that assigned BPO's would give out BPO orders to agents based on their rank and rating, instead of broadcast their orders to the masses.

What is the Best Place to go for REO Education and Designation?

I feel very strongly that designations are extremely helpful within your real estate career. Not only do they help you stand out within the sometimes daunting array of others in the business, but they also help showcase you to the world as an expert. One of the main keys is to try to pursue ones that are accredited, CE approved as well as are recoginzed and acknowledged within the industry.

I think that it is safe to say that within most of the common professionals that we encounter we all know what it means when we see abbreviated words such as: Susan Jones, MD or Michael Smith PhD. As we all know back here on the real estate sales side most members of the general public simple don't know what it means when they see any abbreviated words of any type after a real estate professionals name. Whether this special designation be an ABR, an e-Pro designation or even a REO & BPO Specialist, etc.

The good thing is that within our own special niche within the foreclosure and REO/BPO side of real estate, there are some very excellent designations that would be worth checking out. On the top of my list for REO designations is to go through a leader in the REO training industy. The company is named NFSTI (National Foreclosure Sales Training Institute).

We are also currently working on establishing another business. The other business we will be working on is called BPO University. As some of you may know I have recently been approved through the real estate board to be a certified real estate instructor here in Washington. I have been working diligently on putting together a class on BPO's, then I will follow it up by another course on Using Automation Software to Automate Your BPO and REO Business. Once the courses gets approved, you will be able to take the BPO and Automation courses I offer online and also get CE credit towards your license renewal! This project is still in the works, but I am hopeful that we will soon get the go-ahead very soon for this exciting new development!

Are You Tired of Seeing BPO Orders Consistently Slip Away Before You Can Accept Them?

I couldn't resist writing this blog because I wanted to give another insight that many people have wondered about, but not known for sure is going on. Many people are experiencing this phenomena as well, It all starts when someone gets an email notification that a new order is available. When they race to log into their account to snag the order it is no longer there. As they sit feeling dazed and perplexed at the whole ordeal, someone else is smiling somewhere because they used automation software to auto-accept that order for them and thus beat you out!

In many phone conversations I have with other BPO and REO Agents that are scattered all over of the U.S., they ask me the same question. I've tell them exactly why this happens and many are not surprised by what I tell them but a little in shock.

Here is what I tell them. The reason that people are missing orders with companies like Mark2Market, LandAm, Clear Capital, Proteck, Mainstreet and many others is because someone has Automation Software set up that Auto-Accepts the order for them.

I use a phenomenal automation software called iMacros . In fact, I am a direct consultant and reseller of it as well. Plus, I wrote a popular 'how to' tutorial based manual on how to use the automation software to do almost all of the data entry side of my BPO and REO orders.

I, use iMacros to automate between 80-95% of the data entry for each of my own BPO and REO orders. It has been able to cut down the total time it takes me to do a BPO order at least in half, many times it helps even more. Plus, I also use it to Auto-Accept orders too!

What to Expect from an NFSTI REO Seminar

I just got home from an REO seminar put on by NFSTI that was located in Las Vegas, Nevada. Let me just say that the training that I received from Dan, Bryan and Lowell was top notch in every possible aspect!

After leaving the two-day seminar I feel like I received a very solid education into every possible aspect of the REO and BPO business. I also couldn't believe how much I benefited by being to ask all of the difficult questions it seems that no one in the business is willing to share. I'd been having a hard time getting straight answers about questions, such as: are the doors really permanently closed when confronted with a company that says that they are not accepting any new REO or BPO vendors? Now, I know that there are still possibilities of getting in with these companies and was even able to get a step-by-step checklist as to just how to get their attention. To me these tips alone, are priceless.

One thing that I loved the best was that each trainer brought life to their lessons by incorporating personal stories and words of wisdom that they have obtained from experiences that they went through by being directly involved in the REO and BPO business.

I have been invited to become a Junior Trainer for one of the Top Rated REO Training Companies in the nation, National Foreclosure Sales Training Institute. I'll be attending their upcoming NFSTI REO Seminar in San Diego, CA on Feb. 11th- Feb 12th in San Diego, CA.

Hi everyone!

This is the first time that I've seen this group, although I am not new at all to the BPO and REO business myself. I think I've been blogging in a similar group here on Activerain but like the fact that this group has a lot more to it!

I won't get into myself too much here today, but I wanted to make a quick announcement about there being a way to use automation software to do the data entry side of your BPO and REO orders.

If you are using an assistant or are outsourcing the data entry side of your work, there is a much better way!

I wanted to make sure that everyone knew about the possibility of being able to do this. Plus, I am just scratching the surface here with all of the things that you can do with the software.

Just so you know the software works on every companies BPO and REO form's and can link up to be able to pull all of your comp data directly from within your MLS and input it directly into your BPO and REO forms for you.

I run the software within all of my BPO and REO orders and it not only save me over 50% of the total time it takes to fill in the form. but I have been able to overcome feeling burnout on the data entry side because of the redundancy of filling in the same information and questions for each new order. I also use it to upload all of my photos of the subject property and the comp photos.

Without making this into too much of a sales pitch, I have written an instructional and tutorial based eBook and video about everything you ever wanted to know about the automation software and how to use it. I also offer direct consulting services for those that don't have the time or interest in setting up the software for themselves.

Is it ever ok to turn down REO's, I have. More than once too!

Hi everyone!

I know some of you may call me crazy, but I have done this exact thing, I've turned down 3 opportunities to list a REO's. Recently, I decided to finally give one a try so I wanted to let you know how it happened and why I accepted the very first REO that I actually wanted to do.

Some of you may already know that in the past few years that I have been doing BPO's I have had a handful of opportunities to do various REO listings for different companies.

Here is a break down of the ones I turned down and who offered them to me:

1. SSPS who managed an REO (Condo) for Ameriquest offered my very first opportunity to possibly list an REO for them. They'd told me that I just might get the listing, if I'd first do a FREE Interior BPO order for them on the property. I signed all of the agreements and paperwork, "Just in case!"Then did a great job on the BPO, but noticed that someone was already doing the pre-listing duties, clean up and repairing within the property. I didn't think too much about it!

I never heard back from the Account/Asst Mgr and checked the MLS to see that a past president of our local Realtor Association and Top REO Listing Agent got the listing on the property. I felt a bit used from this experience, but a little wiser none the less!

2. A rep from Reoworld.com called me a few months later with an opportunity to list a $500,000 plus REO property that was located in an amazing island called San Juan Island, in a city called Friday Harbor (Ever been there? It's such a special place).

I excitedly accepted it without thinking about it enough!

The location of this property was where the first problem started. After collecting my thoughts for the next few hours, I realized that it was going to be extremely difficult to get to this property because it was only accessible by ferry boat and it was a 2 hour ride one way from where I lived. At this point I really started to wonder if I'd be able to pull this off.

I got sidetracked for a few moments then as I received a fax with all of the instructions that I needed to get started on doing an inspection of the property. I decided to sleep on it and figure out how I wanted to proceed the next day.

The next day I received more paperwork from the Reoworld rep, of the legal kind though....deeds, title information, listing agreement paperwork, etc. Now things were getting serious. I had to make a decision and then commit to it either way.

I decided to call the rep and tell them the situation and then kindly bowed out. I even tried to refer them to someone on the island to do the REO, in fact the person that actually tried to sell the same exact property while the owners still lived in it right before the foreclosure process kicked in. They weren't able to see it in time and so it went into foreclosure. I watched the MLS and saw that the person that I referred them to got the REO. I haven't heard from her or them ever again.

I felt like I should have gotten a referral fee from her, but she never went out of her way or even called to thank me. I wonder if the rep told her the circumstances of how they found her information.

Oh well, chalk it up as another experience!

3. In the last 8-9 months a rep from Res.net called me and offered me an REO that was located 30+ miles from me in the $600,000+ range, a beautiful property indeed, but at that time the house was listed as active on my local MLS as a short sale. After careful consideration and lots of research I turned them down. Here are the exact reasons why I turned it down:

A. The property wasn't an REO yet and was still being marketed on the MLS. It could be sold at anytime.

B. Our market is very slow for sales

C. The price range for a property like this makes it a hard sale. I figured it would have sat there for a long time. It is still on the market today and had received a lot of price reductions so that it is in the mid $550,000 price range now.

D. The location was in another county and would be hard to service well.

E. Lastly, I asked how the rep found me, and she said it was because I'd been doing paid BPO's for USRES.com for almost 2 years. If I'd only consider switching over to joining RES.NET in order to get the listing and pay $250.00 to join their site then I'd be able to list this property. I seriously considered this for a moment and then decided that I didn't want to pay a company to get REO or BPO work for that matter. Plus, I've never been one to not get paid for BPO's in order to be 'eligible' for listings in the future. The catch for USRES.

Now I've saved the best for last!!!!!!!

4. In the beginning of December 2008 a rep from Goodman Dean who is handling the REO for Citi Residential Lending. She had called me up out of the blue and asked if I wanted to do an REO for them! Hummmmmm, maybe, I thought as I was talking to her on the phone. I quickly said "Sure I'd love to!" As I quickly proceeded to double check as to where the REO was located. It was only a few miles down the road. I thought that was a big bonus!

She proceeded to let me know what to expect and how they work. We hung up and the same day I received all of the marketing package instructions, the listing agreement, an inspection report, etc.....

I followed everything to the T this time and went through the motions of doing an occupancy check to see if the property was occupied. I couldn't tell for sure yet, so I walked over to a neighbor's house. She confirmed that they'd already moved out. So I proceeded to pass along the news to the asset mgr at Goodman Dean. Then I got started on the other stuff on the checklist. I got the property re-keyed, sent in all of the marketing package paperwork that they needed and made sure to meet their deadlines for everything.

As I was doing the interior inspection and being the first person in the property after the previous homeowners moved out left me feeling a little unnerved. I didn't know what to expect as I pushed open the newly busted door handle (that was getting rekeyed at the same time that I was doing the interior inspection.) I'd hoped that the house wasn't in too bad of shape, but knew enough from past experience in doing 2nd opinion interior BPO's for other REO properties that most were dirty, stinky and it was inevitable that there would be hidden damage in the home that was not going to be fun to deal with let alone find.

I'll write more about my experiences with this soon, but mainly I wanted to let now that sometimes it is perfectly ok to decline an REO for whatever reason. Keep in mind that there may be consequences if you do this...maybe good, maybe bad! As long as you are completely honest with yourself and those who seek your services then the worst thing that could come of these experiences would be that you learned something useful.

I guess the third time is not always a charm! For me the fourth time was the ticket! I'll keep you posted.
