real estate investing: Is Your City in Builder’s List of Bottom Real Estate Markets? - 10/16/09 01:41 PM
According to Builder magazine the real estate markets that have been hit the hardest will take the most time to recover. They did a study of all the real estate markets in USA to determine which ones are the weakest. real estate investing: Gardening Nudists vs Landlord and Neighbors - 06/11/09 04:55 PM
A couple of nudists claim their landlord is wrongly discriminating against them by trying to get them to cover up while gardening. They were accused by their landlord of being a nuisance, because they wear only thong underwears and pasties while gardening. Neighbors complained to police about the couple’s scanty clothing, but police say the couple is not violating the law as long as their genitals are covered. The landlord however, Boulder Housing Partners, has sent the couple a letter saying they could face eviction if they don’t cover up. The couple says the threat of eviction amounts to discrimination. Ever since March, the limit was increased from 4 to 10. An article in FloridaToday describes how this has changed the real estate climate. Scott Bray, vice president of residential lending for AmeriBest Mortgage in Satellite Beach, said in the article that before the limit was raised, he would take one or two calls a week

real estate investing: Investors Pouncing on Distressed Homes - 05/20/09 02:09 PM
Interesting article today from Wall Street Journal that highlights some of the latest investment trends. In the Phoenix area, for example, about 38% of April sales of single-family homes were all-cash deals. Buying houses, rather than apartment buildings or other commercial property, tends to favor small investors who are agile and

Last Minute Tax Tip - Sell Property to Yourself Selling property to your own S-Corporation may be beneficial in some specific situations, like if you are trying to meet requirements for the two year rule ($250/500k exclusion), or if you are trying to take advantage of depreciation on appreciated property.
