The Charlotte region's housing market ended the first month of the last quarter of 2017 with home prices up, closed sales up, pending sales up by double digits as compared with October 2016. Both average and median sale prices were up in October 2017. Inventory and the months supply of homes remain low and well below what they were one year ago, which puts upward pressure on home prices.

October 2016 home sales in Matthews, North Carolina (28105 zip code) continued the positive trends of the year to-date with sale prices increasing, days on market decreasing, available inventory tightening. 
 
The average sale price of Matthews homes increased by 8.7% to just over $261,000 as compared with  the same period one year ago.
 
Average days on market for property listings dropped by 13 days to 32 days from 46 days just one year ago--a 30.4% improvement over the same period last year. Median days on market also dropped by 50% to 10 days in October 2016.

Homes everywhere are selling faster than ever, including in Charlotte, North Carolina! This is good news for the real estate markets. May 2015 marked the 39th consecutive month of year-over-year home price gains with the median existing home prices rising 7.9% over the May 2014 figures, according to the latest NAR (National Association of Realtors) Existing Home Sales Report. Charlotte's year-over-year median price gain was 8.1% in May, slight higher than the national median, but right in line with the increase of 8.2% in the South. What happens when there are more buyers searching for homes to buy than there are homes to sell?
As the infographic below shows, with buyer demand exceeding housing supply in many parts of the country, the result is that homes sales actually slow down--even in a high demand market.
 
At the end of the day, real estate is all about supply and demand. So when supply begins to dry up, the next thing to expect (besides a slow down in sales) is continued increases in home prices.

National and regional pending home sales are up year-over-year as of February 2015 and the Charlotte, North Carolina metro area is more than holding its own with regard to pending home sales.
 
As the chart below indicates, nationally year-over-year pending home sales were up some 12% as of February 2015. In the South, year-over-year pending home sales in February were just under 11% at 10.8%.
