Southwest Charlotte/Steele Creek housing update for April 2019. Charlotte, North Carolina’s Southwest/Steele Creek areas (28273 and 28278 zip codes) remain fundamentally seller markets with tight inventory and homes selling at  higher prices. The Steele Creek area (28273) had just 1.4 months of inventory in April. Fortunately, both areas had an increase in new listings in April. But little room for buyers to negotiate with 28273 zip code sellers receiving 100% of their ask price and 28278 zip code sellers receiving 98.5%.

Charlotte, North Carolina’s Southwest/Steele Creek area (28273 and 28278 zip codes) remain fundamentally seller markets with tight inventory, new listings decreasing, and homes selling at a higher price per square foot. The Steele Creek area (28273) had less than one month of inventory in March (down 29.8% year-over-year) and saw a decrease in new listings of 34% year-over-year. Clearly, this impacts closed and pending sales negatively.

Southwest Charlotte/Steele Creek housing update for January 2019. Charlotte, North Carolina's southwest/Steele Creek area (28273 and 28278 zip codes) continued trends we've seen all year. Home prices increased in January 2019 (both by double digits). In spite of an increase in new listings, inventory remained low, especially in affordable homes, and particularly in the 28273 zip code, which had less than a one month supply of homes for sale. Homes continue to sell quickly, as well.

The best way to describe the southwest Charlotte/Steele Creek housing market in October was "mixed" results. Home sales in southwest Charlotte, North Carolina  saw home sale prices increasing by double digits in the 28273 zip code but falling back a bit in the 28278 zip code. Days on market in both zip codes increased in October, mirroring what we are seeing throughout much of the Charlotte region. Pending and closed sales decreased due to continued tight inventory of affordable homes in October in 28278. In the 28273 zip code closed sales were down, but pending sales were up.

Steele Creek has been one of the fastest-growing parts of Charlotte, with major developments like Berewick and RiverGate. The Steele Creek area had 25,282 residents at the 2000 Census and more than 52,000 by 2010, according to the Steele Creek Residents Association.
