We are holding the Short Sale Summit because the real estate marketplace has undergone changes in recent months. We feel when the marketplace does change new opportunities arise.

We want to provide the resources that will allow all of you to take advantage of these changes.

Why a Short Sale Summit?

We have seen a level of 100 percent financing since 2000 not seen before with purchases or refinancing and cashing out beyond the real affordability level of the buyer.

There are $1 trillion of adjustable rate mortgage (ARM) loans where the monthly mortgage payment will adjust or will need to be refinanced in 2007 and 2008. Many buyers have gotten in over their heads struggling to maintain homes they cannot afford.

Short Sales will give us an option to help these families sell their homes.

Keeping with the spirit of RE/MAX Real Estate Concepts the summit will be an open exchange of ideas from Realtors, Staff and Managing Partners. We welcome anyone who would like to learn more or who has information about the short sale process that will be of help.

Current Market Conditions

Nationally the housing market has made a dramatic downturn while Iowa was one of six states to post higher existing-home sales for the second quarter.

July home sales increased 3.2 percent; the number of homes sold was 1,053. The average sale price increased 2.2 percent - or $3,781 - to $177,118. Sales volume for July climbed 5.5 percent to $186.5 million. The inventory for homes for sale shrank 1 percent, to 6,761.

Iowa was at 4.7% unemployment in 2004, today we are at 3.9%.

Mortgage rates in 2006 we were at 6.68%, today we are at 6.60%.

RE/MAX continues to have Premier Market Presence in the City of Des Moines, RE/MAX Real Estate Concepts has posted records in 2007 not seen in our 7 year history.

Iowa was at 4.7% unemployment in 2004, today we are at 3.9%.

We are excited to announce we are opening an Altoona office September 10th.

Tracy Adams who is the owner of RE/MAX Qualities has decided to sell her franchise to Real Estate Concepts & Nigel Chapman. Nigel has partnered with Real Estate Concepts with our Managing Partnership program. The Managing Partner has an initial investment with an ownership stake and shares in the profit or loss of that office.
Tracy joined RE/MAX in 1999 and has been a top producer since day one. She purchased her RE/MAX franchise from Steve Wolvers in 2005 and currently ranks 38th in number of sales as a buyer's agent in Polk County. Tracy will be joining us on September 10th and is looking forward to meeting everyone.

The Altoona office now enables our agents to meet with their clients at the West Des Moines, Beaverdale, Southside as well as the recently opened Downtown office at the Kaleidoscope Hub.

Agent computers and a conference room are available for our agents to meet with their clients.

The 2007 RE/MAX Convention features something for all . . .

March 4 - 7

[left]ATLANTA - Thousands of RE/MAX Affiliates will gather in Atlanta March 4-7 when the 2007 RE/MAX International Convention rolls into the Georgia World Congress Center.

Since 1992, the last time the convention was in Atlanta, the city has seen its population grow by 1 million. RE/MAX has seen its network grow by nearly 90,000 in the same time frame.

Charismatic speakers, exciting events and informative educational sessions will fill the days at the convention, making it an event to remember.

The gathering will close with a rocking Fun Night concert featuring the Doobie Brothers and the Go-Go's. "Anyone who's attended one will tell you there's nothing quite like a RE/MAX International Convention.

From the Opening General Session to the Fun Night finale, the event is designed to inspire, energize and invigorate Affiliates and their careers," says Pam Newman, RE/MAX International Vice President, Event management. "That's how it is when the best of the best in real estate come together."

The Opening Session on March 5 will feature Dave Liniger's keynote address, followed by speaker Dr. Stephen R. Covey, author of "The 7 Habits of Highly Effective People."

The General Session on Tuesday will feature Brian Buffini and Alison Levine. On
Wednesday, it's Howard Brinton and Frank Bucaro. Sessions offered each day, such as "Strategies in a Slowing Market," "The ABC's of Lead Incubation" and "How to Field a Championship Team," will offer valuable information along with tips and ideas that Associates can take back to their offices and implement.

Approved Suppliers will again display their products and services in the MarketPlace, which provides attendees with easy access to the latest products and technology.

At Monday's Ice Cream Social and Children's Miracle Network Live Auction, attendees can enjoy a sundae while opening their hearts and wallets for a good cause. Children's Miracle Network is also selling 1,500 raffle tickets in a drawing for a 2007 Jaguar coupe.

On Tuesday, the annual "Night of the Stars" awards presentation, dinner and dance will honor the accomplishments of RE/MAX Associates.

Fun Night ends the convention on Wednesday. In addition to the convention-related activities,

Atlanta is a city with lots to offer.

Learn to skydive at the Above Atlanta Sky Diving Center, discover the history behind Coke at the World of Coca-Cola, or see the inner workings of a TV news station during a tour of CNN. If shopping and dining are of interest, Atlanta is home to the Underground, a six-block urban marketplace. More agenda highlights:

· Pre-convention courses on March 3 offer training on LeadStreet, the RE/MAX Design Center, Top Producer and other technology subjects. Separate course registration and base registration are required.

· The Children's Miracle Network Golf Tournament at Stone Mountain Golf Club

and the annual RE/MAX Tennis Tournament will take place March 4. Space for both is limited and pre-registration and payment are required.

· At the Welcome Reception on March 4, RE/MAX Affiliates will be surrounded by 8 million gallons of water as they network with friends both new and old at the famed Georgia Aquarium, the world's largest.

· Tuesday's Networking Luncheon and Fashion Show will benefit the Susan G.

Komen Foundation.

· The RE/MAX Walk for the Cure will take place Wednesday morning. Participants on one-mile and 5K routes will get some exercise and support the Komen Foundation. New this year is the option to "Snooze for the Cure." Those choosing this route will receive a T-shirt and get to stay in bed that morning.

Early birds will save money. Register by Jan. 26, 2007, and the cost is $495 for RE/MAX Affiliates and $125 for each guest. After Jan. 26, the price goes up to $595 for Affiliates and $175 for guests. On-site registration will be $650 for Affiliates and $200 for guests.

The fees include the basic registration package for Affiliates. All convention activities will take place at the Georgia World Congress Center. The basic package includes all educational sessions, the Opening General Session, RE/MAX MarketPlace, the Ice Cream Social and Fun Night. Social event tickets can be purchased separately.

They are offering rooms to attendees beginning at $149 and $159 per night plus tax, respectively. These rates are offered until Feb. 21, 2007, but early booking is recommended, as space is limited.
