First Time Sellers... - 07/24/08 09:45 PM

As a first time seller you probably have lots of questions. Questions that come with many different answers depending where you look and who you talk to.
Here are few examples:
1. What is the responsibility of my Listing Agent?
Contrary to popular belief and widespread misconception, it is not the sole job of your listing agent to sell your home! A listing agent's role is to expose, market and advertise the home to a potential buyer and their agent. Over 80% of the time a buyer's agent will bring the buyer. As much as ANY listing agent … (2 comments)

First Time Buyers... - 07/24/08 09:11 PM

If there is one thing I have learned, it's the first time buyer. Today's first time buyers have more resources, more technology and more ways to get what they want, when they want it.
Websites like www.har.com provide more than 95% of all of Houston's listings. It's important to remember that the agent associated with the listing is known as the Listing Agent who represents the seller. It is up to you to grab your own representation through a buyer's agent. You won't be charged a fee, or you shouldn't be. Here are 3 things a buyer's agent  might … (0 comments)

1/2 Way Through The Summer - When Is It 2 Late to List My Home? - 07/23/08 11:20 AM

Traditionally many consumers list their home in the Spring with great hopes to sell and move before the summer. This is known as our busy season.
What many people don't realize is that Real Estate has needs 365 days a year, especially in our great city of Houston!
Did you know that Houston is second only to New York for the number of Fortune 500 companies? Relocated employees mean relocated buyers! And they don't just move during the "busy season!"
I have always experience a large increase in interest in my listings in October and early November. Many buyers are anxious to … (0 comments)

Houston Home Prices SOAR! - 07/15/08 01:25 PM

 This just in:
The average and median prices of a single-family home in the greater Houston area soared to record highs in June, according to statistics released by the Houston Association of REALTORS® (HAR).

Real Estate is a local/regional event and not necessarily feeling the same beat as the rest of country. Many sellers should feel confident knowing that Houston is a Business city! Remember people move to Houston mainly to work! Major companies like Exxon, Baker Huges, Haliburton are always relocating new people!
Did you know that only New York City has more Fortune 500 companies?! Business brings BUYERS!

Did You Know???? - 07/15/08 11:23 AM
I've heard of the gift tax before but never really looked into until recently. Did you know you can gift your children up to $10,000 without paying a gift tax on that money? In fact you can gift it to them up 3, 4 or 6 times a year. If that isn't enough, your spouse can do the same thing! WOW! Now go talk to your CPA!
What about Capital gains? How many times have you been asked about this? What answer to you usually give? Do you just say - Ask your CPA? that's a great and correct response in my book, but … (2 comments)
